Please Note: Welcome to the Valley of the Sun. Native to the area are all types of critters (lizards, bugs, spiders, and so on) who call the desert of Arizona home. While the home is regularly treated to control these pests, seeing dead bugs doesn’t mean there is an infestation but that the treatment is working. The house is cleaned in preparation for your arrival but those trespassers sometimes die at inconvenient times. To ensure ants stay out please don't leave food or crumbs on counters or tables.

• No smoking: Smoking, vaping, drugs, or paraphernalia of any kind is prohibited inside the property at any time or where the smoke can come into the property. Violators are subject to additional fees in addition to any applicable cleaning fees.
• Any illegal use of drugs in or around the property is an automatic eviction.
• Pets permitted: Two small dogs or 1 medium to large shed-less dog breed allowed with an additional $25 per pet per night. No other pets of any kind are permitted. Please keep the dog(s) off all furniture, unless a protective sheet is used (located in the linen closet). Any sign that pets were allowed on the furniture or damage done by the pet(s) will be subject to fines in addition to any extra cleaning fees.
• Pet waste must be picked up and disposed of in trash cans. Additional fee will be assessed if not followed.
• Garbage: Black bins: Take out to the street Monday night and return on Tuesday. Recycling: Blue Bin: Take out to the street Thursday night and return on Friday.
• No Events or Gatherings without prior permission and fees.
• Quiet hours from 10:00 pm to 9:00 am. Please be courteous to our neighbors and do not cause any disturbances.
• Please leave the furniture as it is. DO NOT MOVE it from its current location or room to room. If anything is moved an additional fee may be applied.
• Please report any damages that occur while you’re in residence
• Unforeseen and uncontrollable circumstances may occur during your stay including but not limited to, internet, TV, and utility outages, inclement weather, travel delays, limited availability of town services, the closing of common & home amenities (including pools, hot tubs, fire pit or BBQ, etc.). Guests are not entitled to full or partial refunds for any unforeseen circumstances.
• Damage, trash, and cleaning: Any damage, excessive cleaning, excessive trash, and incidental charges such as added housekeeping may result in additional charges, at the sole discretion of the caretaker.
