House Rules and Policies:

Thank you for choosing our apartment for your stay. We want to ensure a comfortable and enjoyable experience for all our guests. Please take a moment to familiarize yourself with our house rules and policies:

• This apartment is a peaceful retreat and not suitable for parties or events unless both floors are booked and the host gives permission (see listing #11). We kindly request your understanding, as parties without approval will result in a $500 instant penalty and instant cancellation of the remainder of the reservation.

ANIMAL POLICY:

Animals are allowed by prior approval only and must be disclosed at the time of booking. All animals must be hypoallergenic. The maximum allowance is one (1) medium dog up to 40 lbs or two (2) small dogs under 20 lbs each. Animals must be crated at all times when left unattended in the unit. If crates are not present upon arrival, a $50 per animal, per day fee will be charged. If an animal is found to be non-hypoallergenic, a $50 per animal, per day fee will apply. Any animal brought onto the property that was not disclosed in the original booking will also result in a $50 per animal, per day charge. Failure to comply with this policy may result in immediate cancellation of the reservation without refund. Dogs must be leashed at all times and may not roam freely. All animal waste must be cleaned up immediately; failure to do so will result in a $25 fee per incident if waste is found on the property. Guests remain fully responsible for any damage, odors, excessive hair, or additional cleaning caused by their animal. If shedding occurs, all animal hair must be thoroughly cleaned prior to departure, or additional cleaning fees may apply. If a violation of this policy is identified and fees are requested, guests will have two (2) hours to complete payment upon notification. Failure to comply within this timeframe may result in escalation through the booking platform and/or immediate cancellation of the reservation without refund, at the host’s discretion.

• We value a serene atmosphere for all our guests, and quiet hours are observed at 10:30 PM on weekdays and 11 PM on weekends. In the rare instance that we receive two noise complaints during your reservation, we may have to terminate your remainder of the stay without a refund.

• Your safety and well-being are of utmost importance to us. Any sign of illegal activities, smoking inside the unit, loitering outside, or hosting a party without the host's consent will result in the immediate cancellation of your stay without refund.

• No extra guests allowed inside the unit unless approved by the host before booking confirmation. If you try to bring unwarranted guests in, you may be forced to leave without refund. So, don’t risk it.

• In the event we catch you with an extra guest: Extra guest charge $50/pp/PER NIGHT, regardless of whether they stay or not.

• To maintain a comfortable environment, the thermostat has a threshold of 68-72 degrees. Should you anticipate being cold, we recommend bringing additional clothing to keep cozy.

• As a gesture of respect to our cleaning crew and to maintain the apartment's cleanliness, we kindly request that you adhere to our checkout instructions. Failure to do so and leaving the house excessively dirty will result in a penalty up to $500 depending on the severity rating from 1-10, determined by the host or Airbnb. This includes, but is not limited to, dirty dishes, indoor/outdoor messes, confetti or similar items, spills, pet messes (if applicable), etc.

• Smoking smell or any evidence of smoking inside the unit will incur a $500 ozone cleaning fee.

• In case you forget something and need it to be mailed, there is a $40 charge plus the cost of shipping.

• Reservation changes are subject to approval. If allowed, 50% of all adjusted/removed dates will be withheld by the host. Please note that no reservation date adjustments are allowed within 5 days of arrival.

• If anyone in the group is under 25 years of age (unless they are your children), we kindly ask you to contact us to discuss your booking before you book. We value open communication and understanding.

• We may request Proof of Identification from any/all guests in the reservation at any time before or during the check-in process. If any guest(s) refuse to provide the requested identification, the entire group will not be able to stay, and you will not be entitled to a refund.

• Early check-in and late check-out must be paid for at the time they are approved. No refunds. Early check-in/out costs $25/Per hour.

• All issues should be reported within 3 hours after check-in. With photographic evidence.

• All issues that are not reported will not be eligible for a partial or full refund.

• Communication is very important to us. We would greatly appreciate it if any issues could be communicated directly to us, rather than being left in a review.
