» Rental agreement emailed to guest must be completed within 24 hours of booking. 

» You must "baby-proof" the house to your individual safety standards. » You are liable for any property damage occurring during the stay. This includes all furnishings, appliances and mechanicals. An assessment will be done within 48 hrs of check out to determine the condition of property. » You must lock all doors when exiting the property for extended durations. To lock the front door, close the door and press the Yale logo. » No parties or events and no unregistered guests or visitors. » No smoking indoors or outdoors, including marijuana and vapes. No illegal substances. » Keep noise levels down between 9:30pm and 7am. No use of outdoor amenities during these hours. » No glassware outside. Use provided outdoor cups/plates. » Be reasonably cautious, especially with your children/pets. It’s the desert, so there are cacti, coyotes, snakes, and spiders/scorpions outside. » POOL/HOT TUB: Be vigilant of minors 18 and under at all times, especially around the water features. Use at your own risk. Pool/hot tub hours are from 7am-9:30pm.. Tampering with the chlorine floater will result in the loss of your security deposit and excessive sand left in the pool/hot tub $75 (as they must be drained and refilled). Use provided caddy for the hot tub cover. No minors under age 6 are allowed in the hot tub at any time. Set the temp to 95 degrees, cover, lock the hot tub, and return cover key to the key rack immediately after each use of the hot tub. $50 hot tub key replacement charge. » FIRE PIT: Do not use during excessively windy days. Monitor the fire at all times and put out the fire immediately after use. Do not move the fire pit.

Failure to abide by any of these above mentioned rules can result in a $1000 fine as well as termination of your stay immediately without refund.

PETS: Guests may bring 1 registered pet per stay. Extra fee of $75. Please let us know when you are booking so we can add the fee in (pet fee is paid for separately from your booking cost). Please review pet rules below:

1. Keep your pet off the furniture/beds. Pets are not allowed in the cowboy pool/swimming pool/hot tub at any time. If fur is found on beds, furniture and/or pool, fees start at $100 for extra cleaning time.
2. Keep your pet on a leash at all times outdoors.
3. Do not leave your pet outdoors for extended periods of time.
4. Clean up after your pet does its business.
5. We do not allow pets that are not potty trained and/or are menstruating.
