-NOISE: We are a loud, Italian, fun-loving family and if we can keep the noise down I know you can too. Ocean City has a very strict noise ordinance as well as we live in a quiet neighborhood with many residential families. There can be no excessive noise between the hours of 8pm and 8am. If the police are called or complaints are made there will be an immediate eviction and forfeitures of any remaining days (laying down the law here, folks).
--PROJECTOR AGREEMENT: In order to have the projector to use during your stay you must read and sign the “Movie and Projector Guide and Rules” agreement. This needs to be emailed to me at madmenvacations@gmail.com 24hours before your check-in time or else the projector will not be available. No exceptions. The Agreement will be sent to you 3 days before your reservation
--PETS: Only dogs allowed as pets. They must be potty trained of course! $100 nonrefundable PET FEE APPLIES so just let me know you want to bring your dog and Ill add that to the reservation cost. If any other animal was seen on the property or you did not tell us your dog was coming a $500 FEE will apply.--Keep your dogs leashed at all times while outside, even in our front yard. Again our residential neighbors asked this of our guests so they feel safe and I want to respect their feelings and maintain a good relationship with them. Thank you!--Pick up your doggie poop in our yard and when on walks please ($200 FEE WILL APPLY IF MY CLEANER HAS TO PICK UP YOUR DOGGIE POO and you will not be able to return as a guest at any of our properties).
-
-PARTIES: NO PARTIES! Just good old, relaxing fun allowed! If damage was done to the home a fee up to $150,000 could apply.
--ON THE WATER: This house is waterfront (so awesome, I know!), therefore children must be continuously monitored to prevent drowning (Like a hawk y’all!)- - No Swimming which means no diving from the dock or bulkhead (could result in major injury or death). - -The dock, bulk-head and stairs to the deck can be slippery when wet. Use caution and use at your own risk. Silly to say but it happens! - -The Kayaks are to be used at your own risk. Always wear life vests appropriately when on the kayaks. Only good swimmers should be on the kayaks. The dock ladder should be used at your own risk and be careful entering the water from the ladder. If you use Kayaks please return the Kayaks under deck steps in the same way you found it. Wash off life-vests with water from the hose on the side of the house with every use and lay out to dry. Return to shed on hangers before leaving property. Child life vest are for children 30-50lbs. Youth Life vests are for 50-90lbs. Adult life vests are for over 90 lbs. with a chest size between 30"-52". Though our cleaner checks the watercrafts and life vests at each turnover a leak or defective life vests may be missed and we are not liable if a watercraft sinks for any reason or if life vest if defective. Death and serious injury can occur so use at your own risk.
Use boogie board at your own risk. Risk can be severe injury or death.

- OCCUPANCY/USAGE OF HOMES AND PROPERTIES: Each rental property has an established “maximum occupancy”. Maximum occupancy is an effort to protect and promote the interest of the property owners, guests, and visitors. Any guest exceeding maximum occupancy inside or outside, day or night, will be subject to immediate eviction without refund. Children under the age of twelve should not be left in the property without an adult. Mobile units, such as campers and tents, cannot be used on the property. Wear the tear y’all! No rentals to groups less than 25 yrs old. Need to have that frontal lobe developed (for all my fellow nurses out there, you know what I mean!).
-
--SMOKING: No Smoking inside OR outside our property. Those butts are stinky, for real! Me. No. Likey! Smoking of all products, tobacco or otherwise, are strictly banned. Evidence found of smoking within the property, or improperly disposing of smoking or drug related paraphernalia, will result in a $1,500.00 fine per incident. Multiple fines may apply. We have a cigarette detector so please don't test this rule! Our children are allergic to cigarette smoke and it really comes down to the health of everyone staying at our property. Thank you!
-
-COMMUNITY CARD: The pool, tennis court, and miniature golf access card is located in an envelope on the side of the refrigerator (more awesomeness, I know!) There is a $150 REPLACEMENT FEE IF LOST (a lot less awesomeness, I know!).
-
- TRASH: Trash days are Monday and Thursday morning in high season (May 11th-October 11th) and only Monday morning’s off-season. We have two trash bins. Please place the cans out facing the curb on the sidewalk the night before pickup, and return the cans to the top of the parking pad by the house after pickup. With twins and diapers, two times a week is a lap of luxury for us! ($35 FEE WILL APPLY AFTER CHECK OUT IF YOU DO NOT TAKE YOUR OWN TRASH OUT)
-
-PARKING: There is free parking for two (2) cars MAXIMUM on the parking pad, unless you drive a hummer. Then its probably one car maximum, but then again, if you’re that cool that you own a hummer, you can probably get away with anything. An additional third car can fit on the street in front of the house but do not park in front of other homes. If you have more cars park on the street down a ways so it is not in front of any neighbor’s homes so we can maintain a good relationship with our residential neighbors. THEY WILL CALL US and we will call you so just park up the street if you have more than 3 cars please!
--MISC ITEMS IN/AT THE PROPERTY - -The bubble chair has a weight limit of 200lbs. No-one exceeding that weight limit is allowed on the chair. Do not swing the chair, jump in the chair or fall back into the chair or else it may break and you may injure yourself. Children must be monitored in the chair to prevent it from breaking or from injury. Use at your own risk. Just ask yourself, are those selfies worth it? :)- -Booster/high chair seat should never be used in white chairs as they can easily tip over. Booster seats are used at your own risk and you should always monitor your children in them to prevent tipping. - - Sheets, towels, and toiletries are not provided. --MAINTENANCE/HOUSEKEEPING ISSUES: The Property is provided as is, and we are not responsible for the inoperability or unavailability of any amenities. You agree to contact Rebecca, using the contact information provided in your confirmation email, as soon as you notice any maintenance or housekeeping problems, or any potentially hazardous condition, at the Property, or if any incident occurs at the Property that is related to such a problem or condition. You further agree to give Rebecca a reasonable amount of time to respond to your report and to cooperate with Rebecca’s efforts to address the concern or provide a remedy. We will take reasonable and appropriate steps to remedy any reported problem as soon as practicable. We may enter the Property at your invitation to remedy any problem you report, at reasonable times and with reasonable notice to inspect, maintain, or repair the Property, and to address any situation that we reasonably deem an emergency that threatens persons or property. Most maintenance
issues will be addressed within 24hours, or on Monday if it is a weekend. If parts are needed to resolve the issue it could take longer. Because of the labor shortage in the area wait times have been longer for issues to be resolved.
--DAMAGES: If any damages occur you will be required to pay an extra fee from $50 to $150,000 depending on the replacement or repair cost, which is not included in the booking fee, and would be an additional amount. If you bring in bed-bugs to our home, you will need to pay for the treatment from the house, pay for new furnishings and pay for the days/weeks lost from treatment up to $50,000.
--CHECK OUT CHECKLIST: Please make sure all dishes; pots, pans & utensils are clean & put away. No dirty dishes left in sink & dishwasher empty. Wash any baby items used. Please take duvets off beds that were used and put in Laundry room in a pile. It is really important to start a load of the bed duvets before you leave. (Just doing the master king bed duvet and pillow shams is all you need to do for this load). PLEASE HAVE THIS LOAD DRYING IN DRYER BEFORE YOU LEAVE. Thank you. Please make sure there is not an excessive amount of sand on the floors before departing. If you brought a dog a quick sweep before you leave is really helpful since some floats up in the air and then lands again. This helps the cleaner not have to sweep over and over. Return all furniture & pillows to the original positions. All chairs, chaise lounges, & cushions must be returned in the same way as you found them on the deck if it was rearranged. Leave Master suite fan remote and tv remote on bedside table. The blue lanyard with shed key in bedside table drawer. Please leave the living room TV remote on the coffee table. If you used the grill clean it before you leave with a fresh sheet of foil or a $35 fee will apply. All trash must be taken outside to trashcan. If trash is left in bathrooms/kitchen a $35 fee will apply! Clean out fridge completely. Ensure there is no dog poop left in the yard ($100 fee will apply). Turn the A/C to 76 degrees in the summer; turn the heat to 67 degrees and in the winter. Put projector screen and projector on tripod (fully charged) back in master bedroom closet. Make sure all windows, and doors are closed and locked, place the wood bar behind each of the sliding glass doors. Close the blinds. If excessive cleaning is necessary a fee of $200 to $10,000 will apply.
Thanks for reading folks!
---Oh and one more rule: HAVE SO MUCH FUN! Go Army!
*The fees added are a result of unfortunate events from previous guests. Most of our guests do not need any rules to follow but in order to respect our cleaners, pay them for their time and extra work if needed, and/or to pay additional cleaners to help out if the house is not left properly in order to get the house clean and sanitized for upcoming guests we do need to have these rules and extra fee’s in place. Thank you for your understanding.
*Choice of Law; Jurisdiction and Venue; Dispute Resolution. A.1. Dispute Resolution and Arbitration Agreement: United States. If (a) your claim against Rebecca relates in any way to a reservation for or stay at a Property located in the United States, or (b) you bring any other claim against Rebecca in the United States (to the extent permitted by these Rebecca Terms or the Airbnb Terms) (any such dispute, claim, or controversy under either (a) or (b) a “US Claim”), then you agree to resolve the US Claim as follows: a. Agreement to Arbitrate. You and Rebecca mutually agree that any US Claim will be settled by binding arbitration rather than in court, such arbitration to be conducted by the American Arbitration Association (“AAA”) under its Consumer Arbitration Rules, or such other AAA arbitration rules that the AAA decides to be applicable to a specific dispute, that are in effect as of the time of service of an arbitration demand. Payment of filing, administration and arbitrator fees will be governed by the AAA's rules. To begin an arbitration, a party must send a letter to the other party requesting arbitration and describing the claim. If Rebecca requests arbitration, it will send the letter to your most recent email or physical address in Rebecca’s records. If you request arbitration, you must send the letter to Rebecca, or if the dispute does not involve a reservation for or stay at a specific property. b. Place of Arbitration. The arbitration shall take place in the county in which the Property is located, or in such other location as you and Rebecca may mutually agree. c. Exceptions to Arbitration Requirement. As the only exceptions to the agreement to submit all US Claims to binding arbitration as provided herein, Rebecca and Renter both retain the right to pursue: (1) in small claims court in the county in which the Property is located, any claim that is within that court’s jurisdiction, and the parties consent to the personal jurisdiction and venue of such court; and (2) a suit in any court with jurisdiction to enjoin (whether by temporary, preliminary, or permanent injunctive relief) infringement or other misuse of intellectual property rights. A.2. Class Action and Jury Trial Waiver. You and Rebecca agree that any dispute resolution proceedings will be conducted only on an individual basis and not in a class, consolidated or representative action. If for any reason a claim proceeds in court rather than in arbitration, you and Rebecca waive any right to a jury trial. M. Limitation of Liability. TO THE MAXIMUM EXTENT PERMITTED BY LAW, IN NO CASE SHALL THE OWNER OF THE PROPERTY OR Rebecca, NOR THEIR AFFILIATES, NOR THEIR RESPECTIVE OFFICERS, DIRECTORS, EMPLOYEES, AGENTS, OR OWNERS, BE LIABLE FOR ANY INDIRECT, INCIDENTAL, CONSEQUENTIAL, SPECIAL, OR EXEMPLARY DAMAGES, OR FOR ANY DAMAGES FOR PERSONAL OR BODILY INJURY, EMOTIONAL DISTRESS, OR DAMAGE TO PROPERTY, ARISING OUT OF OR IN CONNECTION WITH YOUR STAY AT THE PROPERTY. THIS LIMITATION APPLIES TO ALL CLAIMS FOR DAMAGES WHETHER BASED ON A THEORY OF WARRANTY, CONTRACT, TORT (INCLUDING ORDINARY NEGLIGENCE), STRICT LIABILITY, OR OTHERWISE, EVEN IF Rebecca HAS BEEN ADVISED OF THE POSSIBILITY OF SUCH DAMAGE AND EVEN IF THE LIMITED REMEDY SET FORTH HEREIN IS FOUND TO HAVE FAILED OF ITS ESSENTIAL PURPOSE. N. Indemnity. You agree to hold harmless and indemnify Rebecca and Owner, and their respective affiliates, for and from all claims for property damage, personal injury, or monetary loss resulting from your actions or omissions, and the actions or omissions of other Occupants, during or relating to your stay. O. Substitution of Property. On rare occasions, due to ownership changes, properties being removed from rental use, or a need for extensive repairs or maintenance, the Property may not be available for rental on the dates of your reservation and Rebecca may have to cancel your booking. In this unlikely event, rebooking shall be subject to the Airbnb Terms for booking modifications. P. Assignment. Rebecca may assign these Terms or any of its rights, or delegate any of its duties under these Terms, at any time without your consent.
*No refunds will be given due to dissatisfaction with a non-working, nonessential amenity associated with the home whether or not the issue was reported. This includes: air conditioners, TVs, DVD players (and other electronic devices), grills, recreational equipment, dishwashers, deck furniture, washers/dryers, hot tubs, or other luxury items. Please report any and all instances of items in need of attention immediately so that we may assist in repairs, where possible, quickly.
