Please take note of the following guidelines and rules: 1.Check in 4:00pm - Check out 11:00am. Checkout after 11am without prior authorization, a $45 late checkout fee is applied. If unauthorized checkout time is later than 1pm, an additional $100 fine will be charged, along with any charges that may affect the following bookings. Quiet hours are from 10 PM to 8 AM. 2. Max 6 guests - any additional guest $75 fee per night will be enforced. In no event shall the Rental Property be occupied by more persons than the capacity of the property, without prior approval by Owner. No fraternities, school, civic, or other non-family groups are allowed. 3. No events or parties. No smoking, vaping, or drugs allowed inside property. NO weapons allowed on premises. 4. A security deposit ("Security Deposit") is required and will be automatically reserved for the booking. The hold is placed on the Guest's credit card for 2 day(s) before the arrival date. If no successful payments are made, the booking is canceled without refund. If the rental property is returned undamaged beyond normal wear and tear, the Security Deposit hold will be fully released within 2 days. 5. Children -The property is not baby-proofed or child-safe. Suitable for ages 8+ years. 6. Six, actively video recording cameras overlook the exterior of the property - Driveway, Front Yard, BBQ, Jacuzzi, Corner Back side & Front Door Ring (records video and audio when guest ring the bell). BBQ and Jacuzzi cameras get activated from 11:00 pm -8:00 am. In the living room smart home device actively records noise decibel levels (no audio or video). Tampering or blocking the exterior surveillance cameras, noise monitoring device and door locks is grounds for immediate termination of stay without refund. 7. There is no maid /laundry service. But, for bookings longer than 14 days, an interim cleaning is required once every 8 days. An additional $100 cleaning fee to be paid in the resolution center after booking. 8. Guests must park on the property premises. 3 designated spaces are available: 2 on the driveway and 1 near the rosemary bush on the sand. Street parking is strictly prohibited. 9. The home is equipped with a septic system, so only biodegradable items may be flushed or drained. Non-biodegradable waste must not be disposed of in toilets or sinks. Guests must also wash all dishes and utensils before departure to maintain the system and property cleanliness. 10. Pets are allowed only with Owner's permission, limited to 2 dogs with a $30 pet fee for each pet per stay. Dogs must be crated when left alone and kept inside the house, not in the garage. Pets are not allowed on furniture or bedding. Dogs must be leashed outside to protect them from wildlife. Plastic bags for cleanup are provided on-site. Additional fees may apply for pet-related damages. Unauthorized pets will result in eviction and forfeiture of all payments. 11. Guests should avoid contact with the outdoor fire pit glass and refrain from placing feet on it. The fire pit is not for cooking—only use the BBQ grill for culinary purposes. The grill is designed for natural gas only; do not attach a propane tank. In an emergency, the shut-off valve is on the right side of the gas meter, about 50 feet from the house (marked with blue labels). A fire extinguisher is provided next to the BBQ grill for added safety. 12. The hot tub is tested for safe use before occupancy. Spilling foreign substances like soap, oils, or glass into the tub will result in a Service Call Charge. Pets are not allowed in the hot tub. Recommended soak time of 20-25 minutes, without exceeding 102°F. The maximum capacity is 6 guests. Children under 8 are not allowed in the hot tub, and those aged 8-18 or with disabilities must be supervised. 13. Hammock usage guidelines: restriction of one person per hammock (maximum weight limit of 250 pounds), avoidance of standing or acrobatics, refraining from hanging from the wooden structure, and exercising caution to prevent falls and accidents. 14. The property is equipped with a washer and dryer. To ensure proper usage, it is recommended to place a single laundry pod directly inside the washer before loading. Using more than one pod per load is not advisable. Avoid putting the pods in dispenser drawer to maintain the functionality of the appliance. 15. Paint supplies must be stored in the garage, as painting inside the house is not allowed. 16. Guests must dispose of all trash generated during their stay in the designated bins at the property’s side corner. 17. The desert is home to diverse wildlife, and guests agree not to feed any animals or birds, including coyotes, tortoises, rattlesnakes, and various birds of prey. Guests should keep doors closed to avoid attracting ants, mosquitoes, and fleas. If guest or any party visiting is/are allergic to bees, it is important to bring your own medication or EpiPen/Auvi-Q. 18. Guest is responsible for all shipping costs for any Lost and Found items that Owner is requested to return to Guest. Items found and not claimed within 20 days will be disposed of at the discretion of Owner. 19. Rental Property shall not be used for any commercial, filming, or similar activities without the Owner’s prior written consent. Any such use is prohibited without approval. Guests shall not promote or conduct commercial activities on or from the Property.
