All Guests (and any Visitors) must comply with all House Rules. Failure to adhere to the below House Rules may result in penalties. Guests must notify of any disputes or complaints from neighbors as soon as reasonably practicable.

Guests are fully responsible for the safety and security of their children at all times, as well as any disturbance caused to other residents in the Neighborhood.

IMPORTANT: If you have children staying with you, please close the gate to the driveway when in the backyard for the security and safety of your kids.

Please Note: If you need to message us for any reason, please do so during normal business hours only, unless it is a true emergency. We are fully available 8 am - 10 pm for regular communication and needs. We are regular people with jobs and families, and middle of the night messages for non-emergencies can be inconvenient for us. We are always on call for emergencies of course, but please hold all non-emergency communications until the morning.

QUIET HOURS (9PM TO 8AM) Guests and Visitors must keep noise to a minimum so as not to disturb the occupants of neighboring properties. The Suite is located in a residential area. Please keep noise levels to a minimum, especially after 9pm, and practice common courtesy and avoid loud conversations, loud laughter/noise, running/stomping, excessive TV/ music volume, etc. Excessive noise is prohibited at all times and may result in the termination of your stay.

VISITORS: Guests are allowed a maximum of 4 Visitors at any time throughout the day during their stay. NO ADDITIONAL OVERNIGHT VISITORS ARE ALLOWED. Guests are responsible for ensuring maximum visitor numbers are not exceeded; and that visitors are complicit with these House Rules.

Parties and large gatherings of any kind are strictly prohibited at the Suites.

Any small gathering must comply with other rules set regarding Noise, the Neighborhood, and Visitor numbers.

PARKING: There is a private driveway off of Montgomery Ave at the back of the property. One car for each suite is allowed. Additional street parking is easily available on Forsythe Place at the front of the property. Guests and any Visitors are to comply with parking regulations and other requirements noted on street signs and show consideration to neighbors and other vehicles.

GARBAGE AND RECYCLING: Garbage and recycling should be tied up in bags provided and placed in the garbage cans at the back of the property by the garage. Excess rubbish must not be left in public or common areas.

CLOSE/LOCK WINDOWS & DOORS/TURN OFF LIGHTS, ETC. Any time Guests leave the Suite, it is their responsibility to ensure all windows and doors are closed/locked to maintain security and prevent rain and water damage. Guests must switch off lights, air conditioning, fans, and electronics such as televisions when not in use to promote energy saving. It is not permitted to leave the air conditioning on when Guests are absent from the Suite.

NO SMOKING Smoking is NOT permitted inside the Airbnb. Cigarette butts must be disposed of properly and not thrown on property grounds. Failure to do so will result in additional fees.

PLEASE NOTE: The building is equipped with an automatic smoke and carbon monoxide detection system. As such, we ask guests not to smoke/burn candles/scent sticks in the unit to avoid setting off the system, which automatically calls the fire department. Thank you for your cooperation.

NO PETS: Pets are NOT permitted at the Airbnb Rental.

CHECK-IN/CHECK-OUT: Suites have keypad entry, you will be provided a code on the day of check-in. Please ensure the door is always locked by keypad when leaving the property.

The cleaning crew will come at exactly 11am. There are no late checkouts or early check-ins.

On checkout day, guests should ensure all dirty towels and washcloths are placed in the hamper provided in the bathroom. Please DO NOT strip the beds. Dirty dishes to please be put in the dishwasher and run the cycle.

DAMAGE/BREAKAGE: We reserve the right to terminate permission to occupy and to evict from the Suites, any guests or visitors who refuse to follow these House Rules or who cause a nuisance to neighbors or other residents of the community.

All damages and breakages must be reported as soon as reasonably practicable. Failure to report them will likely result in additional fees. To avoid damages and breakages, no furniture is to be moved from one room to another without prior agreement.

RIGHT TO TERMINATE: The Owner and Manager reserve the right to terminate permission to occupy from the Suite, any Guests or Visitors who refuse to follow these House Rules or who cause a nuisance to neighbors or other residents of the community.
