HOUSE RULES

1. No House Parties. The neighbors are quick to call if anything begins to get out of hand, so please do not intend to have a party or it will be shut down immediately and your reservation will end without refund. Bachelorette and bachelor parties are not considered house parties. Bachelorette and bachelor parties are welcome as long as they are limited to 10 people. If you are here to celebrate anything, DO NOT hang items on the walls using any adhesives except painter's tape or Command™ strips. If you use thumbtacks, duct tape, masking tape, Scotch tape, or anything else that damages the walls, you will be charged accordingly. NO GLITTER ALLOWED. An additional cleaning fee will be charged if glitter is found in the house.

2. Occupancy Limits and Restrictions. Be sure to book with the correct number of guests and pets. Unless given prior approval from the host, you cannot have more than 6 persons in or on the property at any one time. A violation of this rule may result in the immediate removal of all guests and/or pets without refund and may result in a per person/per pet, per day penalty based on the nightly rate.

3. Minimum Age Requirement. The minimum age to book this property is 21 years old.

4. Self Check-In. Please inform your host of your anticipated check-in and check-out times so we can efficiently coordinate our turnovers. This is a self check-in property. By booking this property, you certify that you are willing and able to follow the instructions provided through Airbnb, including the check-in guide and any messages sent through Airbnb or your email associated with your Airbnb account. You agree to review the check-in guide, house rules, and house manual before contacting your host with questions.

5. Apartment Door Key Policy. The apartment's smart lock includes a physical backup key that is securely attached to the lock by a chain. Do not remove the key from the chain. If the key is removed from the chain and lost, a $100 lost key fee will be charged.

6. Quiet Hours & Monitoring. Please be mindful of our neighbors during your stay. Quiet hours are 10:00 PM to 7:00 AM to ensure everyone can enjoy a peaceful night's sleep.

We are committed to Rent Responsibly standards and use smart home technology to improve your experience. NoiseAware monitors noise levels only (it does not record conversations) and allows us to address excessive noise before it becomes an issue. Exterior security cameras are also in use at this property.

7. Liability. This house is privately owned. The owners and managers are not responsible for any accidents, injuries, or illnesses that occur while on the property. The owners and managers are also not responsible for the loss of personal belongings or valuables. By accepting this reservation, all guests assume the risk of any harm arising from their use of the property or by anyone they invite onto the premises.

8. Care of Property. Please keep the property and all furnishings in good condition.

9. Appliances. Only use appliances for their intended purposes.

10. No Smoking or Illegal Drugs. Smoking or the use of illegal drugs inside the home is strictly prohibited.

Smoking Fee: A fee equal to one night's stay (calculated using the average nightly rate of the reservation) will be charged if smoking occurs inside the property. Smoking is permitted outdoors only. Please dispose of cigarette butts properly. Guests will be charged for the cleanup of cigarette butts or ash left on the property.

11. Storms & Hurricanes. No refunds will be issued due to storms or hurricanes unless:

State or local authorities issue a mandatory evacuation order for the property's location; or A mandatory evacuation order is issued for the guest's home location that prevents travel.

If a mandatory evacuation order is issued, we will refund:

Any unused portion of rent for currently registered guests. Any unused portion of rent for guests who choose to shorten their stay. Any prepaid rent for reservations scheduled to begin during the mandatory evacuation period.

12. Parking Pass. One visitor parking pass is provided for your stay. The parking pass must be returned before check-out. Failure to return the parking pass will result in a fee equal to the highest nightly rate of your reservation.

13. Fee Schedule.

Late Check-Out

Minimum charge: Half of one night's rate Additional charges may apply depending on the actual check-out time. Unauthorized late check-out may be charged up to the full nightly rate.

Extra Cleaning Our cleaning fee assumes the home is left in reasonably similar condition to how it was found. Any additional cleaning required beyond normal turnover will be charged based on the actual cost incurred.

Parking Pass Failure to return the parking pass will result in a fee equal to the highest nightly rate of the reservation.

Pet Policy Only dogs are permitted with prior host approval. A pet fee applies per dog, per stay. Some booking platforms only collect payment for one pet—or none at all—so please notify us if you are bringing more than one dog so we can arrange any additional fees.

Dogs must be:

Housebroken Well behaved Not left alone for extended periods Not allowed to damage furniture or disturb neighbors

Guests bringing a dog confirm that these requirements will be followed.

Additional Losses Any violation of these house rules (including unauthorized late checkout, excessive cleaning, damage, occupancy violations, or any other rule violation) that causes the host to incur additional financial losses—including refunds, discounts, relocation costs, or compensation paid to future guests—will be the responsibility of the offending guest in addition to any applicable fees.
