In this manual you will find details about our property.

HOUSE RULES We have a few house rules you should be aware of.

#1 – Check In is anytime after 4 pm EST. • We can occasionally offer early check-ins or late departures, but it must be confirmed first with the host. This is to allow our cleaning crew ample time to make sure your cabin is thoroughly cleaned and sanitized before and after your stay.

#2 – Check Out is at 11 am EST.
• If you need to leave later please let us know the day prior to check out and we can confirm if it's feasible. • Our cleaners need time to turn over the property before the next guests arrive. Please respect their time and vacate the property by 11am. Late check out will incur additional fees of $100/hour.

#3 - Number of Guests • Ensure your total number of guests matches that on your booking. All guests' full names and their ages need to be submitted prior to finalizing the reservation. NO unregistered guest(s). We unfortunately may need to levy charges for additional guests of $100 per person/ night who are not accounted for on your reservation. The house can accommodate up to 11 adults comfortably. No horse play on beds please.

#4 – No Parties, Weapons, Drugs, Loud Music or Smoking • Please respect the safety and well-being of those around you while staying at our property. Anyone found in violation will be asked to vacate the premises immediately. Be respectful of others and keep noise to a minimum after 10PM. NO open flames of any kind are allowed . Absolutely NO SMOKING allowed in the home. Cigarette butts will automatically incur additional fines. If you absolutely must smoke, please do so outside and clean up after yourselves. Failure to comply will imply a $500 charge.

#5- Bathrooms • Please be mindful of the septic system at this property and do not flush anything down the toilets or drains other than what nature provides and toiler paper. This includes any and all personal hygiene products, baby wipes (including "flushable wipes"), coffee grinds, bleaches and strong chemical cleaners. Please use appropriate makeup removal wipes (provided) and dispose in trash can. Any makeup/foundation face medication/creams, and tanning products that stain our regular towels will result in additional charges. Please avoid using regular hand/bath towels with skin products or to clean pet messes.

#6- Shoes/Furnishings/Grill • Keep the property and all furnishings in good order, remove your shoes as soon as you enter as shoes are not allowed inside. Please do not move any furniture! If you break it, please replace it.

• If you use the BBQ-grill, please clean it before you depart, or there will be an additional $25 fee.

#7- Pets • Pet policy is case by case and only dogs are allowed (no other pet animal will be allowed). Each dog (maximum of 2) have a one-time $55 fee to account for extra cleaning - this house does not accommodate for more than two dogs. Dogs are not allowed on any of the furniture including the beds and cannot be left alone in the house. Well behaved non-barking dogs are allowed with prior consultation (they need to be crated during your absence if left alone, you would need to bring the crate). Dogs must be flea-free, freshly groomed (includes short-clipped nails) as well as properly house-trained. If there is an accident have it professionally cleaned before you leave. If authorized, please clean up after your dog on the property. Please do NOT use house towels to clean pets. If you plan on bringing your dog, please make sure to read out Pet Policy first and send us a Booking Request or Inquiry and give us more information about your pet. We do not accept small dogs that use "pee pads".

#8- Personal Safety and Belongings • Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises. Items left behind after check out are not the responsibility of the homeowner.

#9- Parking • There is flat parking in front of the cabin for up to 4 cars. Please don't park on the lawn

#10-Security Camera/s • There are three Ring Floodlight security cameras installed on the front door, back door and deck to assure the security of the property and that the terms of this rental agreement are being satisfied. Attempts to tamper with or disable are against the House Rules and will lead to immediate cancelation without refund.

#11- Stairs/Steps, ledge • Be careful of stairs and steps on the property, as well as the ledge at the back of the property towards the forest. WATCH YOUR STEP and do not leave unsupervised kids running on the property. You are responsible for your own safety.

#12- Owner's Closet • There is a locked closet on the second floor that is labeled, please DO NOT tamper or try to open. If damage is found to this door or if items are missing you will be charged a fee of up to $500 and authorities will be contacted.

#13- Trash • Any garbage and recyclables must be stowed in the garbage receptacle, (Yellow for recycling and green for garbage) located at the top of the driveway.

#14- Cancelation policy:

• Please ensure you have adequate travel insurance prior to the commencement of your stay and that you have read and understood the cancellation policy. Fail payment is immediate ground for cancelling the reservation without a refund of any funds already paid. We strongly recommend purchasing travel insurance. o Power outages, weather and road conditions, acts of nature, evidence of pets, sighting of insects, malfunctions with TV’s internet service, or other equipment/appliances do not qualify for refunds. o Should you book on our non-refundable rate or within our non-refundable period, there will be no refund even if we must cancel due to travel restrictions. You must understand that once you book, refunds will not be given regardless of circumstances and regardless of how long you held the booking. o Failure to read this this policy and other house rules will not negate your responsibility to uphold the reservation payment. We do our best to inform guest(s) and give fair warning, but we CANNOT force you to read. By booking, you acknowledge that “read, accept and will follow these rules”.

#15- Please be respectful of the house, any Broken, damaged, or missing items will result in additional charges. Please let us know immediately if something is malfunctioning so it can be rectified. However, any damaged or missing items will be paid for by guest(s) before departure. If the house is damaged or dirty, in a condition beyond what a reasonable, courteous guest would leave the house in, an additional cleaning fee of minimum $100 USD will be assessed. $150 for pet messes left behind $500 + damages from parties $500 for smoking in property
