GENERAL • Rental Customer must be 25 years of age or older • Absolute Check-out time is no later than 10 AM. Please ensure you check out by the specified time, as the cleaning team will arrive shortly after. • Cottage is not suitable for infants, children/minors. • No Smoking • No Pets • You will see that some cabinets in the bathroom, living and kitchen are locked with signage that these are designated spaces for owner and housecleaning. Please DO NOT attempt to open it. • Windows are designed to remain fixed. Do not attempt to open. • I understand that accidents do happen and kindly request that you report any accidental breakages or damages to me before checking out. • Every DIRECT booking and VRBO has protection with SAFELY ($10/day), a vacation rental insurance company for comprehensive guest/host protection for damages/accidents. This replaces a damage deposit. • If damage to the property or its contents is not covered by our insurance or exceeds the security deposit, the cost to repair or replace will be billed to the guests.

NEIGHBORHOOD & NOISE • The majority of our neighbors live here full time. Please minimize noise between 10 p.m. and 8 a.m. to ensure our neighbors can enjoy a night of undisturbed sleep. • If you encounter any issues with our neighbors, please notify us as soon as reasonably possible.

EXTRA GUESTS/VISITORS & PARTIES • A maximum of two visitors (who are NOT overnight guests) are allowed during the day. The total number of persons allowed in the home at any time is restricted to 4 guests. • No additional overnight for visitors. • No parties or events are allowed.

PARKING • Please park your vehicle on the street. Please keep our neighbors in consideration and ensure that you don’t block access to their properties.

SAFETY • Children should at all times be supervised at our property by adults. • No fires in house, please (such as candles; fireplace is decorative only) • In case you misplace a personal belonging, please contact us so that we keep an eye open when we prepare the property for the next guests. • Ring Camera- Located on Front and Rear of building is for security and safety. Tampering, blocking or damaging these devices is not permitted.

SMOKING • Smoking is not permitted anywhere on the premises (indoor and outdoor). • Your security deposit will be forfeited and you will be charged additionally for rug/drapery/upholstery cleaning or damage caused by smoking products.

PETS • Please, No pets. • Your security deposit will be forfeited and you will be charged additionally for rug cleaning/flea spray treatment if any evidence of a pet(s) is/are established.

HOUSEKEEPING • Accommodations will be cleaned to quality standards before your arrival and after your departure. Linens are provided and must not be removed from the unit. • All trash must be placed curbside for Wednesday AM pickup and returned to the backyard area (citation charges issued by the county for not caring for trash as outlined will be the renter's responsibility). • For long-term rentals, stays for longer than 7 days, weekly cleaning (additional cleaning fee will apply)

MISCELLANEOUS • Anytime Fitness Gym Fobs: Need to be left on-site in its holder ($25 replacement fee for each) • TV Remote: Need to be left on-site in its holder ($50 replacement fee) • For Direct booking: a SAFELY Guest Insurance Fee of $10/night

SEVERE WEATHER • If hurricanes or other extreme weather conditions occur, Emergency Management may issue a mandatory evacuation notice. Accommodations refunds will be prorated from the time of your departure from the rental area during the mandatory evacuation

COMPLIANCE • Failure to follow any of these house rules is a breach of the terms and conditions of your reservation and your security deposit may be forfeited. • If anything in our House Rules is unclear, please contact us. • We reserve the right to evict any guest or visitor who fails to adhere to our House Rules.
