Guest must sign Renter Agreement within 48 hours of booking. Failure to sign is a violation of these House Rules and grounds for cancellation without penalty.
1. No smoking, vaping, or drug use (including cannabis or illegal substances) inside the property or on any outdoor areas. $1,000 fine if discovered.
2. No parties or loud music. Quiet hours: 10 PM – 8 AM. $1,000 fine if a party is discovered or a noise complaint is received from a neighbor.
3. Undeclared guests will be charged $50 per guest per night.
4. This is a private home, not a hotel. Please leave only 1 bag of trash maximum. An excessive mess discovered after your stay will result in additional charges beyond the standard cleaning fee.
5. Check-out is by 11:00 AM. Late check-out must be requested at least 24 hours in advance — $20. Same-day requests — $35. Staying past 11 AM without approval will result in a charge equal to one full additional night at the listed rate.
6. Check-in is after 4:00 PM. Early check-in is subject to availability at $50/hour and must be arranged in advance. Arriving early without approval requires waiting until the official check-in time.
7. All items in the home are inventoried. Missing or damaged items will be charged to the guest.
8. Cleaning or condition issues must be reported within the first hour of check-in so we can address them promptly.
9. Respectful communication is required at all times. Profanity or threats directed at staff will result in immediate cancellation with no refund.
10. You confirm that you are booking with a valid government-issued ID and are not engaging in fraud or identity theft.
11. There is 1 exterior security camera monitoring the main entrance. Tampering with or disconnecting it will result in immediate termination of your stay with no refund.
