1.) I agree that Bill’s Beach may process additional charges including but not limited to:

• Unauthorized long distance telephone and satellite TV charges – Damages beyond normal wear and tear
• Excessive cleaning
• Other violations outlined in this rental agreement
• Late Check Out Fees

2.)Check in/ Check out times: -Check in is at 4:00 pm -Check out is at 10:00 am

3.) Departure Checklist: -Dispose of all food that you do not plan on taking with you -Put all trash down the trash chute and empty trash can inside -Place all towels in the bathtubs -Make sure all doors and windows are closed -Make sure all personal belongs are accounted for

4.) Arrival: You will need to check in at the front desk. You must get wristbands and purchase parking passes at the front desk. Parking passes at $60 per car, only 2 cars are allowed per unit.

5.) Terms: -By renting this property you are assuming all risks and liabilities for damages don’t to person or property, agents, employees, or visitors occasioned by the present or future condition of the premises, both latent and manifest. Bill’s Beach, LLC will not be responsible for accidents or injuries to guests or loss of money or valuables of any kind. There is an inherent danger in balconies and pools, and we strongly urge you to watch your children closely on the balcony and the pool areas -Guests are financially responsible for any damages over and above normal wear and tear. If excessive cleaning is required after your stay, you will be billed accordingly. By agreeing to these terms and conditions, you authorize Bill’s Beach, LLC to charge or invoice for excessive cleanings and the replacement cost of any damages, stolen, or lost items in the unit and agree to pay them in a timely manner. -Bill’s Beach, LLC reserves the right to refuse service to anyone and will not be responsible for accidents or injury to guests or for loss of money or valuables of any nature. -Bill’s Beach, LLC reserves the right to refund Initial reservation payments, refuse rental, or to discontinue occupancy if, in our judgement, your occupancy is detrimental to the property. -Must be 25 years or older to make reservations. Any persons under the age of 25 must be accompanied by a parent or guardian. Failure to adhere to the rental age minimum requirement can result in eviction from the property and forfeiture of all payments. The legal renter named on the rental agreement must occupy the property during the dates listed on the agreement -Pet Police: Pets are not permitted. Pet policies are strictly enforced by the HOA. If you fail to abide by these policies, you will be responsible for any and all fees imposed by the HOA and for any extra cleaning charges that may occur. By agreeing to these terms and conditions, you authorize Bill’s Beach, LLC to invoice you for these extra fees and agree to pay them -Absolutely no house parties allowed -Bill’s Beach, LLC reserves the right to enter the premises for inspections, repairs, management, maintenance. -This is a vacation rental agreement subject to the provisions of Section 54 of the Code of Ordinances of the City of Orange Beach and Gulf Shores. Guests expressly acknowledge and accepts the right of owner or owner’s authorized agent to remove or cause the removal of Guest and Guest’s invitees and permittee from the premises for any of the reason’s enumerated, and in the manner provided in Section 54 Disclaimer: Bill’s Beach, LLC has taken every precaution to assure accuracy, however, we reserve the right to correct errors. Pictures provided are a representative of the general layout of the property. Property owners reserve the right to make changes at out discretion and therefore photos may not represent the most current furnishings or paint. While we take every possible step to avoid mistakes, we reserve the right to correct lodging tax errors if for some reason a mistake was made. We will acknowledge the mistake and communicate the correct rental rate and allow the renter to determine if that is acceptable or not. Final pricing includes Alabama Lodging Tax which is subject to change by governing entities.

Disclaimer: Tenant of the Property acknowledges that the Owner/Landlord is a real estate licensee affiliated with Keller Williams Realty Alabama Gulf Coast LLC, but is managing his/her personally owned property independent of Keller Williams. Renter acknowledges that Keller Williams Realty Alabama Gulf Coast is not party to the rental Agreement, and will not receive or hold funds, deposits, or rents with respect to such Agreement, and is hereby specifically relieved of any obligation with respect thereto. Tenant will look solely to Owner/Landlord for performance in all matters with respect thereto. All parties hereby hold Keller Williams Alabama Gulf Coast harmless from any and all actions, claims or damages relating to or arising from the subject Agreement.
