1. Primary booking guest MUST sign a rental agreement or their booking will be canceled. This is automatically sent at the time of booking, and it will need to be filled out by the 4 pm check-in time to avoid reservation cancellation.

2. GUESTS MAX: This barn home has a max of 2 (two) guests babies & children included If you would like to add extra guests (up to two more), the fee is $25/guest for the stay. You'll need to let Shelley know ASAP about any extra guest you plan on bringing so she can approve this request and send you the fee request per Airbnb.

3. MIN AGE, 3rd PARTY BOOKINGS, ID of all occupants, POSITIVE AIRBNB REVIEWS REQUIRED:

A. The minimum age to book is 21 years old. The person booking the space is the only person responsible for checking into the house.

B. Any 3rd party, or persons not listed on the reservation violate our guest authenticity policy and Airbnb terms of service. This means that the person who booked the space is the only person to receive and use check-in codes and is allowed to use the property. Example: Use your mother's Airbnb account to book the space 🚫 Not allowed.

C. Good guest reviews are required to rent this home. Guests with poorly rated Airbnb reviews or zero reviews, may not qualify.

D. We may ask for ID's of all occupants.

4. NO GUEST ANIMAL POLICY: Due to proximity to livestock, and safety hazards, NO dogs, cats or guest animals are allowed to be brought into the space or onto the farm with you. We are also service animal exempt due to on-site livestock guardians which will harm service animals.

5. ANIMAL ENCLOSURES: Due to Airbnbs safety policy, guests are not allowed to go inside the animal enclosures, open gates, open latches, or otherwise go into and be with animals. Shelley offers a "behind the scenes" farm tour where guests can go on a guided tour alongside Shelley and feed all the animals on the ranch.

6. NO OUTSIDE VISITORS: Our ranch is strictly for our guests and this is why there is a coded entrance gate (so the public cannot access the property.) We do not allow our guests to invite their outside friends and family to visit here for security reasons and ask that you do NOT give out your temporary gate code to others.

7. SMOKING FEE: NO smoking, vaping or marijuana allowed. Please also do not burn candles, incense or other strong-smelling scents as these can linger long after you check out. The next guest after you will appreciate an odor-less welcome and you'll avoid the $250.00 Airbnb fee.

8. INSECT POLICY: Understand this is a farm stay. Insects abound and you may introduce them by opening the door or keeping the door open for a prolonged time. Due to this, we do not offer refunds or reductions in payment due to insects inside the tiny house for any reason.

9. PARTIES/ EVENTS: Absolutely NO parties/ events or guests staying overnight that were not listed on the reservation. There’s a $150 unauthorized guest fee for every person who stays without permission.

10. CANCELLATION POLICY: Our cancellation is set to strict. This means there are no refunds, however you can request to move your date to a future date one (1) time.

11. LATE CHECKOUTS & OVERSTAYING: Check-out time is at 10AM and each hour after that is $75.00/hr and is charged in 30-minute increments for unauthorized late checkouts. Please remember our cleaners show up on time, and are ready to go at 10AM to start cleaning multiple units here and prepare for the next guest by 4PM.

12. REPORT ISSUES: Agree to report any issues to Shelley immediately regarding the inside or outside of the house. We do not offer refunds or reductions in fees at the end of a stay or after a stay. If something needs addressing, message Shelley ASAP so it can be fixed and resolved.

13. OUTDOOR SECURITY CAMERAS: The ranch has ten outdoor security cameras recording and turned on 24/7. These outdoor cameras run for the protection of guests, host, and the animals on the farm. The locations are:

• Two at the main gate entrance
• Doorbell cameras on tiny house, Jailhouse and Bank glamping huts
• Spotlight camera on barn house door entrance and cattle pasture
• Camera on the stable parking area
• Camera on ranch home parking area
• Camera at the horse grooming area

14. POTENTIALLY DANGEROUS ANIMAL: The ranch is home to livestock which can be unpredictable and dangerous. All animals are inside pens/ enclosures. Rules are posted that guests are not allowed inside, or to open gates and go inside with animals. This also includes climbing over fencing to get inside with animals. Reminders have been sent out to all guests that children under 18yo must be supervised with an adult present at all times while out and about on the farm.

15. CHECK IN: Check in is 4pm-9pm. We do not have an option for early check-ins, so please arrive on time and NOT early as you will be stuck at the gate. Airbnb asks specifically if a guest arrived early as they do not want guests arriving before check-in time as they consider that as "not following the rules."

16. 10AM CHECKOUT PROCESS: We have a 5-step checkout process and ask our guests to leave the barn house the way they found it, (neat and tidy.) By booking, you agree to these five checkout steps that are:
