RENTER AGREEMENT: Primary booking guest MUST sign a rental agreement. This is automatically sent at the time of booking and it's best to sign right away. If the renter agreement is not received by 4 pm check-in time, your reservation will be cancelled.

NO OUTSIDE VISITORS: Our ranch is strictly for our guests and this is why there is a coded entrance gate (so the public cannot access the property.) We do not allow our guests to invite their outside friends and family to visit here for security reasons and ask that you do NOT give out your temporary gate code to others.

MIN AGE, 3rd PARTY BOOKINGS, POSITIVE AIRBNB REVIEWS REQUIRED: The minimum age to book is 18 years old. The person booking the space is the only person responsible for checking into the house. Any 3rd party, or persons not listed on the reservation violate our guest authenticity policy and Airbnb terms of service. This means that the person who booked the space is the only person to receive and use check-in codes and is allowed to use the property. Example: Use your mother's Airbnb account to book the space 🚫 Not allowed.

NO GUEST ANIMAL POLICY: Due to proximity to livestock, safety hazards, and our insurance policy, NO dogs, cats or animals are allowed to be brought into the space or onto the farm with you. We are also service animal exempt. ***Note: Alpacas and llamas are guardian livestock. Their instinct can be to eliminate (kill) foxes, coyotes, dogs, and cats. THANK YOU IN ADVANCE for leaving your animals safely at home and/or not trying to sneak them inside this home.

ANIMAL ENCLOSURES: Guests are not allowed to go inside the animal enclosures, open gates, open latches, or otherwise go into and be with animals. You may sign up for a guided tour with Shelley, or other classes on the farm to visit, interact, and learn about the animal species on the property.

GUESTS MAX: This space has a max of 2 (two) guests babies & children included

SMOKING FEE: NO smoking, vaping or marijuana allowed. Please also do not burn candles, incense or other strong-smelling scents as these can linger long after you check out. The next guest after you will appreciate an odor-less welcome and you'll avoid the $250.00 Airbnb fee.

INSECT POLICY: Understand this is a farm stay. Insects abound and you may introduce them by opening the door or keeping the door open for a prolonged time. Due to this, we do not offer refunds or reductions in payment due to insects inside the tiny house for any reason.

PARTIES/ EVENTS: Absolutely NO parties/ events or guests staying overnight that were not listed on the reservation. There’s a $150 unauthorized guest fee for every person who stays without permission.

CANCELLATION POLICY: Our cancellation is set to strict. This means there are no refunds, however, you can request to move your date to a future date one (1) time.

OVERSTAYING PAST CHECKOUT: Check-out time is at 10AM and each hour after that is $75.00 for your unauthorized checkout time. This is billed at 30 min increments of $37.50. Our cleaners show up on time and are ready to go at 10AM to start cleaning multiple units here.

REPORT ISSUES: Agree to report any issues to Shelley immediately regarding the inside or outside of the home. We do not offer refunds or reductions in fees at the end of a stay or after a stay. If something needs addressing, message Shelley ASAP so it can be fixed and resolved.

OUTDOOR SECURITY CAMERAS: The ranch has ten outdoor security cameras recording and turned on 24/7. These outdoor cameras run for the protection of guests, host and the animals on the farm. The locations are:

POTENTIALLY DANGEROUS ANIMAL: The ranch is home to livestock which can be unpredictable and dangerous. All animals are inside pens/ enclosures. Rules are posted that guests are not allowed inside, or to open gates and go inside with animals. This also includes climbing over fencing to get inside with animals. Reminders have been sent out to all guests that children under 18yo must be supervised with an adult present at all times while out and about on the ranch.

CHECK IN: Check in is 4pm-9pm. We do not have an option for early check-ins, so please arrive on time and NOT early as you will be stuck at the gate. Airbnb asks specifically if a guest arrived early as they do not want guests arriving before check-in time as they consider that as "not following the rules."

CHECKOUT PROCESS: We have a 4-step checkout process and ask that our guests leave the space the way they found it, (neat and tidy.) You agree to these five checkout steps that are;

Clean up your glamping area (picnic table, remove all trash etc)

Clear shelves, microwave, fridge, and freezer of food/ drink. OK to leave sealed items for the next guest

Take your trash to the dumpster at the driveway entrance. There's a pedestrian keypad at the gate to walk it down. Recycling is for cardboard/ paper/ clean plastic- all together

A swept floor is appreciated. Please leave the space as you found it and turn off all lights.
