Maximum occupancy is the number shown on the reservation; only registered guests may stay overnight. No parties or events. No smoking or vaping indoors. No pets. Service animals are accommodated as required by applicable law and booking-platform policy. Do not tamper with locks, exterior cameras, smoke/CO alarms, Wi-Fi equipment or other safety equipment. Keep doors and windows closed while heating or air conditioning is running. Report damage or maintenance promptly through the booking platform. KCK may request reimbursement through Airbnb for documented damage or excessive cleaning, subject to Airbnb policy and review. The garage and owner-storage areas are not included in the rental. Park only in designated areas.

ADDITIONAL RULES • Excessive cleaning and biohazards: The standard cleaning fee covers normal turnover only. Indoor smoking or vaping, smoke or odor remediation, party or event cleanup, excessive grease or residue, excessive trash, and bodily fluids or waste—including blood, vomit, urine, feces, and other biohazards—are not standard cleaning. If specialized cleaning or remediation is required, KCK may request reimbursement through Airbnb’s Resolution Center for the actual, reasonable, documented cost, up to $300. This is not an automatic fee or penalty, and every request remains subject to Airbnb policy and review. • Maintenance and refund procedure: Report maintenance, cleanliness, pest, or safety concerns promptly through the booking platform and allow the host or an authorized vendor reasonable access and a reasonable opportunity to inspect and correct them. Timing depends on urgency, safety, vendor availability, and parts. Leaving without reporting the issue, refusing reasonable access, or first reporting it after checkout does not automatically establish refund eligibility. Refunds and cancellations remain subject to booking-platform policy, the rental agreement, and rights that cannot legally be waived. • Products and allergies: Starter and cleaning products are not represented as hypoallergenic. Guests with allergies or sensitivities should bring suitable personal products and notify the host of relevant accommodation needs. • Seasonal pests: Insects can enter when doors or windows open. Report suspected pest activity promptly so it can be inspected and treated. • Linens: Do not use towels or bedding to clean floors, grease, chemicals, makeup, bodily fluids, or waste. Use the provided cleaning supplies and report spills or accidents promptly. • Storage: Do not bring or store heavy equipment, commercial inventory, furniture, or large quantities of household goods without written approval.

KCK AIRBNB RENTAL AGREEMENT — TERMS DISCLOSED BEFORE BOOKING

The primary booking guest must review and electronically sign these same terms before check-in. Airbnb confirms the reservation when booked; signing acknowledges the disclosed terms and does not create a second booking.

1. Airbnb controls. Airbnb’s price, payment, cancellation, refund, damage-claim, assistance-animal, and other mandatory policies control. This agreement adds no off-platform fee, payment, card authorization, or security-deposit hold.

2. Occupancy and use. Only guests included in the Airbnb reservation may stay overnight. The number of occupants may not exceed the listing maximum. No assignment, subletting, parties, events, unlawful activity, nuisance, or unauthorized commercial use is permitted. Visitors require prior approval through the Airbnb message thread.

3. Property rules. Guests must follow the smoking, vaping, animal, parking, noise, access, safety, check-in, and checkout rules displayed in this listing. No pets are allowed unless the listing expressly permits them. Service animals and any other assistance animals protected by Airbnb policy or applicable law are not treated as pets.

4. Care and damage. The booking guest is responsible, to the extent permitted by Airbnb policy and applicable law, for damage, missing property, or unexpected cleaning caused by the guest or anyone the guest admits. For smoking, vaping, or biohazard remediation, KCK may request the actual, reasonable, documented cost through Airbnb’s authorized process, up to $300. No amount is automatic, and every request remains subject to Airbnb policy and review.

5. Safety and access. Guests must promptly report hazards or damage through Airbnb and may not disable smoke alarms, carbon-monoxide alarms, locks, or other safety equipment. KCK or its contractors may enter without advance notice in an emergency and with legally sufficient notice when reasonably necessary for safety, inspection, maintenance, or repair.

6. Interruptions. KCK will make reasonable efforts to address reported maintenance or utility problems. Any refund or relocation decision remains governed by Airbnb policy and applicable law.

7. Responsibility and legal rights. Guests accept the ordinary risks of using the property and are responsible for supervising children and invitees. Nothing in these terms waives a right or liability that cannot legally be waived, including responsibility for gross negligence or intentional misconduct.

8. Personal information and communications. Signing does not require a private email address, private phone number, mailing address, government ID, or creation of another account. Airbnb messaging remains the primary communication method. The electronic-signature record may retain the signer’s name, signature or affirmative acceptance, date and time, and IP address solely to document acceptance—not for marketing.

9. Governing terms. Applicable law where the property is located and Airbnb’s mandatory terms control. If any provision is unenforceable, the remaining provisions continue to apply.
