**Booking guest must be over the age of 25. By booking you agree with this policy and comply with the request that the renting party is over the age of 25.

**Booking guest must sign rental agreement contract

**By booking, guest agrees to pay an additional $1000 security deposit prior to check in. Booking guest acknowledges that access to property will be denied until deposit is paid in full or reservation is forfeited without refund. Payment is collected via OwnerRez requested through Airbnb platform and is potentially fully refundable if all rules are honored and there is no obvious damage. Refund is dependent upon ALL guests in the group honoring all House Rules, and is initiated after check out and after all payments have cleared and any needed resolutions made. Our hope is to provide a full deposit refund because the stay went smoothly.

**No pets or animals permitted.

**We kindly request all guest remove shoes upon entering the home.

**Smoking/vaping prohibited except in outdoor areas. Discard all cigarette butts. Violation will result in fine.

**Parking is for 3 vehicles.

**Guest must comply with maximum occupancy.

**All host areas are off limits for guests (whether locked or not) including basement and owner's closet.

**No parties allowed at any time. Quiet hours begin at 10pm. No disruptive noise such as yelling or loud music. Noise from inside the house should not be audible to neighbors. Disrespectful, rude, unruly, or overly noisy bookings will be terminated without refund.

**Do not leave fire table or grill unattended. Turn off fire table after each use. One propane tank for fire table and one for grill will be provided. Refills may be purchased at the Dandy Mart at renter’s expense.

**Do not leave fire pit unattended. Wood is not provided.

**It’s the booking guest’s responsibility to provide reparations for any damages to house, property, furniture, or household items. Parents/adults are responsible for monitoring children, making sure they do not mark up walls etc, break or damage anything. Any theft, damage or broken items, etc will be deducted from deposit (additional fees may apply). Guest agrees to pay without dispute.

**Boat lift is available for use with prior authorization from host. Host is not liable for any damage associated with lift use including damage to electronic mechanism, dock, or boat. All required repairs as a result of improper use will be charged to renter.

**Hosts are not liable for and cannot be sued or held responsible for accidents, falls, injuries, etc etc etc that happen for any reason. Guests are responsible for their own medical treatment and bills. Please note that house sits atop a shale cliff with split rail fence barrier. Stairs are required to access waterfront.

** (From Airbnb’s policies) “11.1 As a Guest, you are responsible for leaving the Accommodation in the same condition it was in when you arrived.” It is your responsibility to leave the house and yard tidy. Before checking out, clean up all messes. Additional cleaning fees apply if messes are left. Guest agrees to pay without dispute.
