We want all guests to have the best experience we can provide and to do that consistently we also have to enforce some rules. As you read these rules, please do not get annoyed, as it can be challenging to keep a property in good shape without them and deliver a consistently great experience to all our guests. We understand that almost all guests are usually very respectful of the property and rules below.
Please read the entire house rules and let us know if you have any questions. By booking our home you agree to all these rules below. We kindly ask you to treat our home as your own to preserve its pristine condition for future guests and your return visits.
GENERAL RULES:
- To book this space, you must be at least 21 years of age.
- Quiet hours are observed from 10pm to 7am on the interior and exterior of the property. The purpose of quiet hours is to maintain a quiet and comfortable environment for all guests and neighbors. Maximum occupancy cannot exceed 15 persons at any given time.
- No parties or events allowed. The City of Mesa may send a dispatch in case of any complaints from neighbors, and can result to guests being vacated from property. No refunds will be given.
- No pets allowed. Violation of this rule will result in a $500 fine.
- No smoking anywhere on the property, including the use of e-cigarettes and marijuana. If a guest is found smoking or evidence of smoking is found after check-out, there is a $500 fine. The only place you can smoke is in the alley next to the driveway.
- No illegal substances allowed on the premises.
- No firearms are allowed on the property. Any firearm that gets left will not be returned to any guest; it will be given to the police department.
- Please do not eat on couches or in bedrooms to keep the home in good condition for all guests. Significant food crumbs found in or under beds/sofas could result in extra cleaning fees.
- Please return remotes or accessories back to their original location in the same condition found.
- Please take care of the furnishings. If you use anything, please return in the same condition you found them.
- Please do not throw feminine products or excessive toilet tissues down the toilet or excessive food down the sink. There will be a $400 fine to dispatch a professional plumber to unclog toilet and sink drains.
- No setting off fireworks anywhere in the property. No burning of candles allowed. The wood-burning fireplace is not to be used with real wood. There is an electric log heater in it that can be used.
- Guests must use all amenities at their own risk. Guests take full responsibility for any accidents, injuries, or illnesses that occur while on the premises or its facilities. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises. Guests recognize that they may personally purchase insurance to protect themselves in such cases.
- We provide towels for guests during your stay. If you require additional fresh towels or need to wash your clothes, liquid detergent and dryer sheets are available in the laundry room for your use. We may charge for damaged/stained towels and linens. Please keep in mind that makeup will stain towels/linens. Makeup wipes are provided (please don't flush wipes in toilet).
- Please do not adjust the AC controls, it is locked. It is a smart thermostat and maintains a comfortable range. If there are any special requirements please contact the host. Please keep entry doors closed at all times to maintain the temperature and avoid overworking the AC. It also helps to keep flies and bugs out. Our doors are equipped with sensors that lets us know if they are left open.
- Please do not take home any sheets, pillow covers, blankets, towels, or any other items. Prior to your check-in, a count is taken. Missing items will result in additional fees.
- There are 3 security cameras at the property which records on the exterior of the building. For security purposes, the devices are recording 24/7. There are no cameras or audio recording devices anywhere inside the house. Aside from the 3 outdoor security cameras, the doorbells are also cameras.
- Please do not adjust or press any buttons on any of the pool motors located behind the wooden enclosure near the swimming pool. All settings have been programmed by our pool technician. There will be a fine if any of the motors break because of guests tampering them.
** Our home offers several amenities to create a comfortable and memorable stay. Regular maintenance is scheduled for the home, and we provide items listed in the home photos for all guests to enjoy. Regrettably, instances can develop when an item may malfunction, break, or require immediate servicing. We make every effort to limit situations where an item would be unavailable during a guest stay, however, should this be unavoidable this action would not constitute a reason for a partial refund or monetary compensation. Examples, items or features included but are not limited to: hot tub, board games, kitchen appliances, portable cribs/pack n’play, wifi, garage door, insects/bugs, leaves in the pool, and additional like items. Remember you are staying in a home and things could happen that are out of our control. **

IMPORTANT
This rental agreement is a legally binding agreement made and entered into as of the Reservation Date and between the person(s) renting the property (the “Guest”), the property owner (the “Owner”) for the purpose of short-term lease of (the “Property”). When reserving the Property, the Guest agrees to the above rules and the following for the duration of the reservation term:
The property shall only be used by the number of persons specified in the reservation. If more guests than listed on the reservation are expected on the property at any point, please notify the Owner and provide the total number of visitors.
Violations of the above Airbnb house rules could result in the immediate removal of all guests (and visitors) from the property without refund. If there is violation of rules or a disturbance with more than the occupants specified in the listing, a minimum fine of $350 USD will be charged. The Guest is liable for any damage and any associated loss that is caused to the Property during their stay, barring those caused by natural forces outside of their control. In the event that any damage occurs during their stay, the Guest is required to report this damage immediately to the Owner. The repair cost and associated loss for damages to the Property during the reservation period will be charged to the Guest. The Owner will make every attempt to deal with any damages in a fair and reasonable manner.
RELEASE:
The Owner shall not be responsible for any loss, theft, damage, or injury to guest, including such damages as may arise from use of the bunk beds, hammock, pool or hot tub. The Guest, and all permitted guests, hereby agrees to hold harmless the Owner from any and all claims arising from any loss, theft, damage, or injury including any associated legal fees. Sublease Guest shall not sublet or permit use of any portion of the Property for compensation or to any persons not listed as a guest in the reservation.
The Owner reserves the right to access the Property at any time, with reasonable prior notice, to inspect the Property or to perform necessary maintenance tasks.
If guests remain on the property after their reservation has ended or been canceled, they will be considered trespassing, which may result in local police involvement and legal matters. If guests wish to have a late checkout or early check in, we can accommodate based on availability and charge a fee.
It is the responsibility of the guest to read this agreement in its entirety before booking a reservation. Booking a reservation constitutes acceptance of these terms. By making the reservation, the guest(s) agree(s)to all terms and conditions listed above.
