○ If you open it, close it; if you borrow it, return it; if you turn it on, turn it off; if you break it, fix it; if you use it, take care of it; if you make a mess, clean it up; if you move it, put it back

Complying with these House Rules at the Vacation Rental Property is a requirement of the vacation rental agreement. Failure to adhere to the below House Rules may result in penalties such as deductions from the security deposit.
General Requirements - All Guests (and any Visitors) must comply with all House Rules and any other instructions from the Owner Brad and Stephanie Beebe during their stay; and Guests must notify the Owner of any disputes or complaints from neighbors as soon as reasonably practicable.
Check-in –Tenant may check in any time after 4 PM on the date of arrival.
Check-out –Tenant agrees upon check-out day, the premises must be vacated by 11 am unless a later check-out has been pre-approved (a charge may apply).
Noise and the Neighborhood - Guests and Visitors must keep noise to a minimum as not to disturb the occupants of neighboring properties – especially during nighttime hours (9 pm – 7 am), and upon arrival and departure. Excessive noise is prohibited at all times and may result in termination of the vacation rental agreement, eviction, loss of rental paid and extra charges which may be deducted from the Security Deposit;
Trespassing - All homes in the area are private property. Guests are to confine themselves to walking paths, paved roads and roadsides. If found trespassing, security/damage deposit will not be refunded.
Occupancy - Guests are allowed a maximum of 6 Visitors at any time during their stay. Guests are responsible for ensuring maximum visitor numbers are not exceeded; and that. Visitors are complicit with these House Rules. Any additional overnight Visitors must be approved in advance during the booking process.
Parties and Functions - Large parties and large gatherings of any kind are strictly prohibited at the Vacation Rental unless approved in advance; and any small gathering must comply with other rules set regarding Noise, the Neighborhood and Visitor numbers.
Parking - Please make sure to not block any neighbor’s driveways.
Garbage and Recycling - Guests and their Visitors are to empty garbage as needed and upon check out. Garbage cans are located on the east side of the house in the back or the alley contains our large community disposal.
Laundry - Guests are welcome to use laundry facilities. The Washer and Dryer are located in the room off of the garage.
Security - Any time Guests leave the Vacation Rental, it is their responsibility to ensure all windows and doors are closed/locked to maintain security and prevent rain and water damage.
Utilities - Guests must switch off lights, air conditioning, fans, electronics such as televisions when not in use to promote energy saving.
Hot Tub / Swimming Pool - The Hot tub/ Swimming pool may be used at any time, but Guests and their Visitors must keep noise to a minimum as not to disturb the occupants of neighboring properties – especially during nighttime hours (9 pm – 7 am). For safety reasons, it is not permitted to use any glassware in or around the pool area. Failure to comply with this rule will result in a fine deducted from the security deposit. Guests must supervise any babies and children under 18 or non-swimmers at all times when in the backyard. No Diving, No Running, No Glass, No Lifeguard on Duty.
Smoking - Smoking is not permitted inside the Vacation Rental. You may smoke outside the Vacation Rental, but not near open windows or doors and please properly dispose of cigarette butts and/or ashes. Failure to do so will result in a deduction from the security deposit.
Pets - Pets are permitted at the Vacation Rental upon approval. Pets are not allowed on any furniture or beds. Failure to keep pets off furniture and beds will result in a deduction from the security deposit. Additional pet fee applies.
Barbecue - Please turn all burners to “off” when you finish using the BBQ. Do not use charcoal briquettes in the gas barbeque or there will be a charge to replace the barbeque. Please clean up the BBQ when done using it.
Outdoor fireplaces and firepits – The outdoor fireplace and firepits may be used by turning the gas on with the key in the top drawer. Please turn off after each use. Firewood may not be burned in the outdoor fireplace. This will damage the fireplace; you will be charged for repairs.
Indoor fireplaces – The bedroom fireplace is gas and the other two are wood burning and may be used. Firewood may not be burned in the gas fireplace. This will damage the fireplace; you will be charged for repairs. Do not burn trash or other items in the fireplaces. We do not provide firewood for fireplaces.
