By booking this home, you acknowledge and agree to the following:

No large parties or events of any kind allowed – Small celebrations are fine but must be communicated in advance and noise must be kept to a minimum between the hours of 9pm – 7am. If we must ask you to leave for noise violations or a party, you will be fined $500

No smoking allowed. Cigarette butts must be disposed of in the ashtray provided in the backyard of the property. You will be fined $2,000 for smoking inside

While we love our furry friends, pets are not permitted, as many guests have sensitivities. A deep cleaning unauthorized pet fee of $300 will be charged if clear evidence is found.

No unregistered guests allowed. People other than those in the Guest party may not stay overnight in the property without prior notice. Any other person in the property is the sole responsibility of Guest. The host has not represented this unit as an event facility, therefore, there is a limit to the number of any visitors at any one time (in addition to registered occupants). At no time may any of these visitors remain overnight or assume any guest privileges whatsoever. You will be charged an additional fee of $50 per unregistered guest.

The host is not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The host is not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises.

Early check-in and Late check-outs are not permitted without prior discussion, as our cleaning teams are punctual. Late check outs require additional cleaners to be brought in, and will be charged at $50 in half hour increments.

Host happily invites children with the following stipulations:
- Children must be supervised by an adult at all times
- Guests are responsible for any and all necessary baby proofing
- Guest must thoroughly inspect any provided child items, including but not limited to high chairs, pack & plays, baby gates, etc. Host does not & will not inspect these items for liability reasons; Guest assumes full liability for use.

We understand that guests may occasionally leave personal items behind after their stay. While we do our best to assist in recovering lost belongings, Rank One Stays does not offer shipping or mailing services for lost and found items. If you believe you’ve left an item at one of our properties, please contact us as soon as possible. We can arrange a convenient time for you to retrieve the item in person while our cleaning team is on-site. For security reasons, we cannot grant access to guests outside of scheduled cleaning times. Please note that unclaimed items will be held for up to 14 days before being responsibly discarded or donated.
We do not supply propane for the grill or fire pit. Guests can purchase tanks, and we will reimburse up to $30 for one full tank per appliance for each reservation, with a valid receipt.
We LOVE our neighbors and please ask you to be conscious of them. Please keep noise to a minimum during quiet hours. If we need to ask you to vacate the property because of noise or a party (more than registered guest count), you will be fined $500 and will not get a refund for remaining days. Small celebrations are OK but large parties, events, or ragers are NOT.
In addition, the property is monitored with outdoor security cameras and noise detection hardware.
We want every guest to have a 5-star stay, and we take any concerns seriously. If something isn’t right during your stay, please message us immediately through the booking platform so we can resolve it as quickly as possible.
Reporting Issues
To help us fix problems fast and fairly:
- Issues must be reported as soon as they are discovered
- Communication must stay in the platform message thread
- Guests may be asked to provide photos/videos so we can verify and respond appropriately
- Guests must allow us a reasonable opportunity to correct the issue during the stay
Our Approach: Resolution First
We operate like a professional hospitality provider. That means our first step is always to resolve the issue, not issue discounts. Most concerns can be corrected quickly with replacement items (towels/linens/etc.), a cleaner revisit, or a handyman/vendor visit.
Refunds / Credits
We do not offer partial refunds for minor inconveniences or isolated housekeeping/maintenance items that are corrected promptly.
Refunds or credits are only considered in cases where there is a major issue that materially impacts the stay, cannot be resolved in a reasonable timeframe, and results in a verified loss of use of a significant part of the home/amenity.
Examples of issues that may qualify (depending on severity and duration) include:
- No hot water
- No heat/AC in extreme temperatures
- Major plumbing failure
- Major leak impacting livable space
- A verified safety/security issue
- A serious cleanliness issue that cannot be corrected promptly
Safety & Security Issues
We take guest safety seriously. A safety issue is defined as a verified condition that creates a reasonable risk of harm and cannot be corrected promptly.
A safety issue does not include minor maintenance issues that are addressed quickly, including:
- A CO/smoke detector malfunction or false alarm that is resolved promptly (reset/replacement)
- A tripped breaker/GFCI that is restored promptly and is not accompanied by burning smell, smoke, sparking, or exposed wiring
- Minor leaks or intermittent drips (including near fixtures) that are contained and repaired promptly without making the space unusable
Refunds/credits are only considered for verified safety issues that materially impact the stay, provide proper evidence, and cannot be corrected in a reasonable timeframe.
What Does Not Qualify for Refunds
Examples that generally do not qualify for partial refunds include:
- A hair on a towel or isolated cleaning oversight
- Minor dust or small missed areas
- Minor maintenance issues that are repaired quickly (loose handle, small leak repaired same day, etc.)
- Weather-related or city-related factors outside our control (noise, traffic, construction, etc.)
- Personal preference issues (layout, decor, mattress firmness, etc.)
Access for Repairs
Guests agree that if an issue is reported, we may need to send a cleaner, handyman, or vendor to correct it. Refusing access may limit our ability to resolve the issue and may impact eligibility for compensation.
Fairness & Consistency
Any credit/refund decision is based on:
- Verified issue documentation
- Severity and duration of impact
- Whether we were given the opportunity to correct the issue
