-Quiet Hours: 10 pm - 8 am Our residential neighborhood is a quiet one, please be respectful of the neighbors.

-Park only on in the driveway and/or garage, not in the cul-de-sac. No truck, bus or other vehicle with a capacity larger than one ton shall be parked overnight on any lot in such a manner as to be visible to the occupants of other lots or the users of any common area.

-Guests will drive 15 mph or less within the Twin Lakes Subdivision.

-Follow the directions in guestbook for proper operation of the fireplace. No outdoor fires allowed on resort property (open or fire pit).

-No refunds will be given due to weather. We do no refund due to road conditions. No refunds will be provided due to inoperable appliances,, hot tubs,, etc. We will make every reasonable effort to assure that such appliances will be and remain in good working order. No refunds will be given due to power blackouts, water shortage, flooding, snow, construction at adjacent properties, or mandatory evacuations of the area by county officials due to acts of god or nature.

-Never leave food or trash on the deck or front porch, as it will attract bears!

• Guest is responsible for all shipping costs for any Lost and Found items that we are requested to be returned to you. Items found and not claimed within 30 days will be disposed of at our discretion.

-No smoking or Vaping or illegal drugs of any kind will take place in or on the premises. Violation of this will result in a $250 charge.

-No cats allowed. Max of two dogs no larger than 50 pounds. Please let me know if you plan to bring your pet(s) with you! Please clean up after your dog in the lawn. Do not let your dog(s) on the furniture. Pets MUST be crated when pet owners are not present. You MUST ALWAYS have your dog on leash outside, even in our yard. Our neighbor is afraid of dogs and we need to be respectful of that.

-Furniture should not be rearranged.

-You agree to treat our home carefully, follow standard safety practices, and release us from all exterior and interior accident liability.

• Linens are provided for all beds and 8 towels and washcloths, and hand towels for the bathrooms are provided. Linens, towels, and supplies are supplied with Rental Property, Guest is responsible for lost or damaged items.

1. Guest is responsible not to stain or damage bedding or linens provided. We understand accidents happen, but if any item is damaged, Guest is financially responsible for a replacement of the damaged item. Please note, that the sheets we use only come in sets and to replace a single sheet, a set will be purchased.
2. The Guest is responsible to inform all individuals in their party to use only Scott or septic safe tissue, and no other items will be flushed in the toilet even if it says "flushable." Any damage cause by Guest to the septic or sewer system will be the full responsibility of the Guest. These terms are subject to change at the Host's discretion.

-Guest must inform us within 24 hours of arrival of any existing damage or may be held responsible for any cost involved in repair.

-No items that were not brought with you to the house may be removed.

-No confetti or piñatas are allowed anywhere on the premises or grounds. No fireworks of any kind, even safe and sane, may be brought or used in or on the premises.

-Check-in: After 3 PM Self check-in with keypad lock *Permission for early check in must be asked prior to check in day, needs to be granted by hosts, and a fee of $13 per hour will be charged if permission is granted.

Checkout: by 10:00 AM (If you do not depart within 30 minutes of departure time, a $40 late fee will be charged. It is important that our housekeeper can enter the home promptly to prepare the home for the next guests. Thank you for your understanding.) *Permission for late check out must be asked prior to check out day, needs to be granted by hosts, and a fee of $13 per hour will be charged if permission is granted. Check out Procedures: -Leave all TV remotes next to corresponding TV -Leave ceiling fan remote in wall holder -Leave thermostat at 78 degrees if using the AC and/or 70 if you are using heat -Turn off all lights and lock all door to outside -Turn off Internet Hotspot

-Kitchen: Load all dishes in dishwasher and start normal cycle or in dish drying rack. Empty refrigerator and freezer.

-Bedrooms: Leave slept in beds unmade.

-All Towels: Put ALL used towels, bath, wash clothes, hand, and dish towels, and cleaning rags in the bathtub in the upstairs hall bathroom.

Trash: Gather all your trash and put them in the bins at the end of the driveway. Make sure all lids and doors are closed securely so animals cannot get inside. A minimum fee of $75 will be assessed if not done properly.
