Terms & Rental Agreement
All terms & conditions are listed below, please read over them carefully as you are bound by these terms & conditions, and they will be included in the final contract you sign.
Personal Information We Collect: By booking a reservation in a Young’s Suncoast managed rental property, you agree that Young’s Suncoast will collect information from you to ensure the adequate performance of contracts between you and Young’s Suncoast. The provision of this information is necessary, and without it, we will not be able to provide you with the services that you request.
Property Inquiry and Booking request. When you submit a property inquiry or request to book accommodation, we require certain information such as your name, phone number, and email address.
Payment Information. When you book accommodation through us, we require certain billing information such as your credit card number and expiry date to process payments and comply with applicable law.
Communications with Young’s Suncoast. When you communicate with Young’s Suncoast, we collect information about your communication and any information you choose to provide.
How we use the information we collect. The below list of purposes/activities sets out how we process your information and the lawful basis for the processing of such, including communicating with you via email, phone call, SMS text messaging, or web chat features:
• When we assist you with a booking for accommodation.
• When you seek to amend or change a booking or make an inquiry in relation to a booking.
• To manage our relationship with you which may include: (a) notifying you about changes to terms, rates, or other notices (b) notifying you about changes to your accommodation, (c) sending relevant check-in (arrival) and check-out (departure) instructions and information to you, (d) to send marketing or other promotional communications to you.
Substitutions: We reserve the right to substitute comparable accommodation without notice or liability should the reserved unit be out of order or not available for any reason. When comparable accommodations are not available, the Renter will have the option of selecting from available properties at the published rate or receiving a complete refund of the reservation deposit and all pre-paid rent.
Changes: Rates, descriptions (bed sizes), amenities (pools, hot tubs, etc.) and availability are subject to change without notice. No refunds will be made for unavailable amenities.
Payment Requirements:
Daily/Weekly Rentals: To expedite your check-in, the Balance Due payment date is 30 days prior to arrival for condos and 60 days prior to arrival for houses. If you are making a reservation within 30 days of your arrival date for condos or 60 days prior to arrival for houses, full payment is due at the time of booking. We will automatically charge the final payment to the card on file on your balance due date.
1 Month Rentals: To expedite your check-in, the Balance Due payment date is 120 days prior to arrival. If you are making a 1-month reservation within 120 days of arrival, full payment is due at the time of booking.
2+ Month Rentals: 55% of the reservation total is due 120 days prior to arrival, with the remaining balance due 30 days prior to arrival. If you make a reservation within 120 days of arrival, full payment is due at the time of booking.
Personal checks, Travelers Checks, VISA, MasterCard, Discover, and American Express cards are accepted for payments. On your Balance Due Date, final payments will be automatically charged to the credit card on file.
Prepayments:
Daily/Weekly Rentals: A non-refundable prepayment of $295 for condos, and $495 for penthouses and houses, is due at the time of booking and is required to secure your reservation. This prepayment is included in the total charges and will be applied to your final payment. If you are reserving within 30 days of arrival for condos and 60 days of arrival for houses, the total charges are due at the time of booking. Your prepayment will be applied to your reservation total.
Monthly Rentals: All monthly reservations require a non-refundable prepayment of $295 at the time of booking and is required to secure your reservation. If you reserve within 120 days of arrival the total charges are due at the time of booking.
If purchasing optional travel insurance, payment for the insurance is also required at the time of booking.
Cancellation and Change Policy:
Daily/Weekly Rentals: Cancellation notice must be given at least 30 days prior to arrival date for condo rentals and 60 days for house rentals. If it is necessary to cancel your reservation, with more than the required advance notice, all payments are refundable, less your non-refundable pre-payment and your trip insurance premium, if purchased. Payments with less than the specified number of days’ notice will be held for lost rent and result in forfeiture of pre-payment(s), pre-paid rent and all other fees and taxes. There are no refunds for early departures. Any reservation changes will incur a $30 administrative change fee.
Monthly Rentals: Cancellation notice must be given at least 120 days prior to arrival date for monthly reservations (28+ days). If it is necessary to cancel your reservation, with more than the required advance notice, all payments are refundable, less your non-refundable $295 pre-payment and your trip insurance premium, if purchased. Payments with less than 120 days’ notice will be held for lost rent and result in forfeiture of pre-payment(s), pre-paid rent and all other fees and taxes. If any portion of your reservation dates is canceled or reduced from the original booking dates between 120 days and your arrival date, you will incur an administration change fee of $100 per bedroom. There are no refunds for early departure.
Occupancy: The number of guests, including children, is limited to the sleeping capacity indicated by Young's Suncoast. Exceptions may be made for infants under the age of 2. Individuals less than 25 years of age are not permitted to rent. During the spring break season, between the dates of March 1 through April 19 of each year, the person booking the reservation must be 25 years of age or older and must physically check in at our office with your government issued ID present. Absolutely no unit will be rented to vacationing students under 25. The person checking in must be the person who is renting the unit. Any reservations obtained under false pretense may be subject to loss of prepayment, rental payments, taxes, and fees. No loud parties, loud gatherings or illegal activities are allowed. Motor homes or campers are not permitted to hook up to utilities on any rental premises. Your occupancy timeframe is a temporary, short-term length of stay, determined by the arrival date and departure date you chose during the booking process. Failure to depart on your specified departure date and time will result in additional nightly rates being charged to your card on file and possible eviction.
Parking: Condominium Associations (HOA) set the limits on parking, not the Rental Company. Most associations restrict parking to one (1) vehicle for 1-bedroom rentals and two (2) vehicles for 2- or more bedroom rentals. However, some Association rules may prohibit more than one vehicle. Please consult our website or your reservation agent to confirm the maximum number allowed. Condominiums and most homes prohibit boats, trailers, jet skis and motor homes. Any vehicle not displaying the required parking passes will be subject to being towed, by the Building Owners Association, at vehicle owners' expense. We cannot guarantee available parking space during the peak season.
Maintenance: Every effort is made to maintain the accommodations in good repair. All repairs will be handled as quickly as possible. No refunds will be provided due to inoperable appliances or equipment inside the property or common area pools, hot tubs, elevators, and any other common area amenities, infrastructure, or equipment.
Pets Policy: Dogs are only allowed in specifically identified dog-friendly properties and with applicable non-refundable pet fees. Pets are not allowed in any property not specifically identified as dog friendly. A dog or evidence of any pet found on premises at any non-dog-friendly property will cause forfeiture of entire rent, deposit, immediate eviction, and an automatic $500 charge for extra cleaning and repair.
The Pets Policy does not apply to true working service dogs that are trained to perform specific tasks. The Americans with Disabilities Act (ADA) allows for service dogs to be permitted in any property. Emotional support animals are not covered by the ADA and will not be allowed in any non-dog-friendly property.
Non-smoking: All condos and homes are non-smoking rental properties. The act of smoking in any rental property is considered damage to the property. You will be responsible for the costs involved if there is evidence of smoke. A minimum of $500 will be charged for extra cleaning and repair to the property.
Providing a Family Environment: A family atmosphere for the quiet enjoyment of our guests must be always maintained. No house parties allowed. Violations are grounds for eviction without refund of rent.
Grilling: Fire department regulations prohibit the use of charcoal grills on decks, porches, and balconies of all condominiums, beach houses, and duplexes. Most condo buildings, houses, and duplexes have BBQ areas. Buildings with built-in gas grills on the balconies are the exception.
Management: All rental properties are privately owned. Young's Suncoast Vacation Rentals is an AGENT of the property OWNER. We reserve the right to refund deposits, refuse rental, or to discontinue occupancy if in our judgment your occupancy of the unit is detrimental to the property. We reserve the right to enter the premises at any time for the purpose of inspection, repair, management, or showing to prospective buyers.
Eviction: Guests may be asked to immediately vacate rental premises, without refunds or compensation in the event of loud noise (nuisance or disturbances). Breaking the policies set forth by Young's Suncoast, the condominium association rules, reservations made under false pretense and not adhering to minimum age, occupancy limits, pet policy, supervision requirements, or any other illegal activities will result in eviction with the possibility of no compensation.
Guests and occupants shall be bound by and shall comply with all laws, rules, and regulations imposed by any governmental authority and further bound by any recorded and unrecorded easements, agreements, restrictions, covenants, conditions, or encumbrances relating to the rental premises. Neither Young's Suncoast Vacation Rentals nor any property owner shall be liable to any guest or occupant for any damages resulting from any action taken by any governmental authority or holder of an interest described above.
Liability: By renting this property, you are assuming all risk of and liability for any damage done to person or property, agents, employees, or visitors occasioned by the present or future condition of the premises, both latent and manifest. We will not be responsible for accidents or injury to guests or loss of money or valuables of any kind.
Responsibilities: Before departure, please leave the property reasonably clean, kitchen items clean and returned to their proper places, and trash disposed of in proper outside containers.
Linen: Bed linens, blankets, pillows, and towels are provided, along with a starter supply of bath soap, bathroom tissue, dishwasher detergent, paper towels, and garbage bags. Guests are responsible for any additional items or supplies.
*Keys: If you were given a physical key or key card for check-in to your property, the key(s) must be picked up and returned to the Young's Suncoast Main Office or Check-in location unless you are informed otherwise. A minimum $25 charge will be assessed for each key not returned to Young's Suncoast. A service fee of $25 during normal business hours, and $50 after 5 p.m., will be immediately charged to your account if your key is lost or a locksmith is needed to unlock the unit. The guest is held liable for incurred expenses should it become necessary to contact a locksmith.
Telephones: Are furnished in some vacation properties for local calls. Long distance calls and directory assistance calls must be made collect, charged to your personal phone number, or credit card.
Furnishings & Décor: All rental properties are equipped with central heat and air conditioning, dishwasher, microwave, washer and dryer and basic cable TV unless otherwise noted. Because the properties are privately owned, décor, style, color schemes, and furnishings will vary. There are no guarantees that the standards provided by the owner are compatible with those of the guest. Furnishings are subject to change without notice. No refunds will be given for any appliance or equipment malfunction. We will make every effort to repair or replace appliances/equipment as soon as possible during your stay.
Disclaimer: GUEST agrees that this is a temporary, short-term rental with a beginning (arrival date) and end date (departure date), as outlined in your vacation rental details. All units are leased without regard to race, color, religion, sex, national origin, or handicap. Due to liability issues, we are unable to provide prospective renters with keys to preview properties. Taxes and fees are subject to change. Young's Suncoast reserves the right to change unit assignments if the need arises. Please note that all Young's Suncoast Vacation rental properties are individually owned and because vacation property owners often make changes, furnishings and décor may not be the same pictured within. We make every effort to ensure that all the information in these terms and conditions remains accurate. Young's Suncoast Vacation Rentals may not be held responsible for errors or changes made by property owners in furnishings and equipment.
