Fees Disclosure: • Guests must select either a refundable security deposit or an optional damage waiver for stay protection. The security deposit requires a $250 hold on the guest's payment method, which is released post-stay pending a damage assessment. Alternatively, guests may opt for a one-time $50 damage waiver fee. • A pet fee applies for approved, pre-registered pets at $75 per pet • All fees are fully disclosed in advance and processed through secure, Airbnb-compliant software “Enso Connect” • Identity verification and acceptance of our rental agreement and applicable fees are required to receive access to the property. No exceptions. Please note that we have a strict no-pet policy. Pets of any kind are not allowed at this property.

• No smoking even in patios (has roof covering). If you need to, kindly go a little outside the structure's footprints. Smoking violation will incur $250 charge for remediation. There are several smoke detectors in the unit and the beep will immediately trigger call to the fire department and they will go to the house.

• Registered Guests, The reservation is for the guests listed on the reservation only. You are not allowed to re-rent/sublease the property. This will entail immediate eviction. Children, Guests are responsible for the safety and well-being of their children. The house is not childproof, so please be aware of stairs, electrical outlets, balcony, etc.

• For primary renters below 24, let us discuss first before booking to make sure you are good with the house rules as we will strictly enforce for all guests.

• We humbly ask you to take the trash to curb Monday evenings and return to house after pickup on Tuesdays

• Quiet hours between 10PM to 8AM. NO LOUD MUSIC AND SCREAMING. Neighbors are very nice but they have called police before due to unreasonable noise levels.

• House has sensitive plumbing, only flush human waste and toilet paper, nothing else. You will be charged cost of repair of $350 or more for plumbing issues incurred due to negligence.

• No illicit/illegal activities.

• No parties/events (birthdays with added guests, bachelor/bachelorette, etc).

• Please specify actual number of guests upon booking so we can make arrangements in some cases. Discrepancies will result to higher fees or even eviction.

• Unpermitted early checkin and/or late checkout will incur $15 charge per hour

• We are not liable for any accidents, injuries or illness that occur in or around the property.

• Guest will be charged for damages even those caused by accident, we ask you to inform us of any hazard as we will immediately address them.

• WARNING: Maximum 120lbs for the top and 140lbs to bottom bunk beds, ideal for kids or light adults. Please use other sleeping options before the bunk bed. Please inspect for any wear or lose screws. Guests hold harmless the owner/property manager/operator and waives liabilities for use of the bunk bed.

• We are not responsible for lost belongings/valuables though we will make an effort to look for them at your request after checking out. Shipping will be billed to you + $25 handling fee.

• We don't allow package or mail deliveries to the unit since we host multiple guests. We will not be responsible for lost deliveries or any package not received by guests.

• Guests take full responsibility for damages, injury, loss, or accidents. Guests must report any damage to host. Unreported damages will be deducted from security deposit.

Accessibility & Property Layout Notice (ADA Limitations) We want to ensure our home is a safe and comfortable fit for your group. Please review the following physical layout details regarding the property's accessibility before booking, as the home has certain structural limitations:

Main Guest Entrance: There are four (4) steps leading up to the main entry doorway.

Doorway Widths: All interior and exterior doorways in this unit are approximately 31 inches wide.

Bedroom Access:

The interior layout requires stepping up three (3) steps to enter each bedroom.

Alternatively, there is an exterior door that leads directly into one of the bedrooms from the sidewalk which features a flat surface (no steps). Please note that the outdoor walkway/sidewalk becomes somewhat narrow at certain points.
