HOUSE RULES:
We are not a hotel. We are a professional short term rental inside of a residential apartment community. We have much stricter policies and rules than you would find at a hotel because the other neighboring apartments are long term residents. If your intention is to have a house gathering, house party or any event then please cancel immediately because this property is not suited for those scenarios. Please observe these simple House Rules so that the space stays safe, clean, and in great condition for future guests. Consistent breaking of our house rules after an initial warning will result in an immediate cancellation of your reservation with no refund given on the reservation. Our rental is listed with approval from the leasing office and apartment staff, unlike many of the other rental listings in the city. Please understand that onsite building staff (maintenance and concierge) are not affiliated with Trifecta or Airbnb. Please contact Trifecta directly for any needed items, do not directly approach the staff.
GUEST REQUIREMENTS- Minimum 3 reviews and do not have a residential address within 50 miles of Downtown Raleigh (no local reservations)
IDENTIFICATION- Guests must agree to send a photo of your State ID/Driver's License. This will be used for a criminal background check. All guests on the reservation must submit their photo ID.
GUIDEBOOK- It is required to review our online guidebook.
CHECK IN EXPECTATIONS - Please note that our check-in process is designed with convenience in mind, however it does require a few more steps than a traditional hotel check-in since we are in a apartment community and not a hotel. Upon arrival, you'll need to temporarily park your vehicle, make your way up to the unit to collect a parking pass, then return to your car to place the pass inside. This process typically takes around 10-15 minutes. Once the parking pass is visibly displayed in your car, you'll be all set to park permanently and begin your stay. Please be aware that our unit operates on a self-check-in system and does not offer in-person concierge or valet services. This arrangement may involve a bit of walking, and if you prefer more hands-on assistance or have mobility concerns, you may wish to consider other accommodations. We strive to ensure our guests' comfort and satisfaction. If you feel that the unique aspects of our check-in process might not be the best fit for you, we wholeheartedly encourage you to find accommodations that will meet all of your needs.
NOISE POLICY- No loitering in the hallways at any time. Our guests cannot loiter or hang out in the hallways because it disturbs our neighbors. Also, excessive noise is not permitted. Please keep the television, Echo Dot, and personal speaker devices at a minimum level to allow for the quiet enjoyment of other residents, even during the daytime. We have a noise monitoring system that alerts us when the noise level reaches above 60 decibels.
QUIET HOURS- The community quiet hours are from 9PM to 8AM. Our rentals are in a residential neighborhood and all of our guests must adhere to our quiet hours. This specifically means that our guests cannot disturb our neighbors by being too loud during their reservation. If your rental has a patio or balcony, please be mindful and respect that your neighbors may be trying to sleep.
NON-SMOKING POLICY- We are a smoke free rental. Smoking of any kind will not be tolerated. The reservation will be cancelled and our onsite courtesy police officer will be called to escort everyone off premise. This includes cigarettes, marijuana, and burning any kind of incense or sage. We have smoke sensors that immediately alert us in real-time if there is smoking on the property. The sensors are reliably accurate for detecting chemicals present in tobacco and marijuana smoke. There is no discussion or negotiation to whether or not a guest was smoking in our unit or not after we receive an alert. This also includes no smoking on any balconies or patios. A $500 smoking fine will be added to your reservation if this rule is broken.
HOUSE PARTIES/HOUSE GATHERINGS- House parties or gatherings will not be tolerated. The reservation will be cancelled and our onsite courtesy police officer will be called to escort everyone off premise.
GUEST MAXIMUM OCCUPANCY- Please ensure the number of guests matches your reservation itinerary. Maximum occupancy is 4 guests for 1-bedroom units and 6 guests for 2-bedroom units. Any visitors must be approved and disclosed in advance, may only be present between 8:00 AM and 9:00 PM, and total occupancy cannot exceed the unit limit. Unregistered guests are not allowed overnight or during quiet hours (9:00 PM – 8:00 AM). A $12 per guest fee applies for reservations with more than 2 guests.
TECHNOLOGY & SECURITY- To protect our rental and provide security and peace of mind for our guests, we have security cameras in the public hallway and patio/balconies of all Trifecta rentals. For our guest privacy, of course there are no cameras inside the actual rental. The cameras do record so we are able to review security camera footage if needed. Footage is only reviewed if there is an issue with your reservation. We also have noise sensors that alert us if our guests are being excessively loud and we have smoke sensors to alert us if guests are smoking in the unit. We will provide 1 warning to cease any rules being broken but will cancel the reservation if the house rule is broken for a 2nd time. Do not tamper with any of these devices which includes but is not limited to: Nest security camera (outside), Netatmo noise sensor (inside), Minut noise sensor (inside) Fresh Air smoke sensor (inside), NEST wifi router, Amazon Echo Dot (inside), Nest Thermostat (inside), Apple TV.
FIREARMS: Firearms and weapons are strictly prohibited.
STREAMING SERVICES- The Apple TVs are logged into our iTunes account. We do not provide streaming services, you must use your personal login for streaming apps. Do not log us out of the Apple TV ID account.
POOL- The onsite pool is not managed by Trifecta, but our guests do have access to the pool during the typical open season of June through the September (dates may vary depending on pool inspections). Follow all rules posted by the pool.
EARLY CHECK IN & LATE CHECK OUT- Check in is anytime after 5pm and check out is anytime before 11am. With our smartcode doors, you will not be able to enter before 5pm unless you've paid $25 for an early check in ahead of time. Also, any guest still in the rental past 11am will be charged an overstay fee of $100.
NON-CONFIRMED EARLY CHECK IN: We understand and appreciate your eagerness to begin your stay with us. However, we kindly request that you strictly adhere to the designated check-in times. This policy is in place to provide all our guests with an opportunity to enjoy the benefit of extended check-out times. Non-confirmed early arrivals could inadvertently lead to potential privacy and safety breaches for other guests. Please be aware that non-confirmed early check-ins are a violation of our house rules. We sincerely appreciate your cooperation in upholding the comfort and safety standards for all our guests.
PET POLICY- No Pets allowed at this property.
LOST KEYS & LOST PARKING PERMIT- $100 fine for losing house keys, $50 fine for losing a parking permit.
MAIL POLICY- Do not mail anything to our address, you won't be able to pick it up. You can mail items to a local UPS store down the street. If you forget an item at the property, we can mail the item back for cost of shipping +$50 service fee. We are not responsible for any personal belongings left behind after check-out. Any unclaimed items found by our cleaning team will be discarded. If you believe you have left something behind, please contact us within 24 hours of check-out, and we will do our best to assist, but we cannot guarantee retrieval.
PHOTOGRAPHY & VIDEOGRAPHY: We do not permit commercial photoshoots, videoshoots, music videos, boudoir shoots, etc at our properties. Those reservations will be canceled.
SECURITY: The community is very safe. There are security cameras in the garages, hallways, and patios that record visual and audio. No Cameras inside. Minut & Netatmo noise sensors are inside.
