Your booking is not confirmed until we have a signed copy of our rental agreement (copy below).

We will email you an electronic version. Once signed, we will confirm your reservation.

1. CHECK-IN TIME IS AFTER 4 P.M. EST AND CHECK OUT IS 11 A.M. EST.
2. This is a NON SMOKING house.
3. Pets are permitted only with prior approval. $25 per pet/per night fee applies. $100 per pet/per week. Extra cleaning is always required to make sure the house is clean enough for people suffering from allergies. Your dog must be well behaved, good with people and house trained. You will be responsible for anything destroyed or damaged by your dog. NO CATS or other animals allowed. Should you choose not to inform us of your dog, you will be charged $100 per night, per pet.
   Pet owners are responsible for cleaning up of any/all pet refuse. Pets are not allowed on furniture at any time. Any evidence of pets on furniture may incur extra cleaning fees. All pets must be up to date on rabies vaccinations and all other vaccinations. Heartworm preventive is highly recommended. All pets are to be treated with flea repellent three (3) days prior to arrival. All items above are the sole responsibility of the pet owner. The owners assume no responsibility for illness or injury that may incur to pets or humans while on the premises.
4. We will not rent to vacationing students or singles under 25 years of age unless accompanied by an adult guardian or parent.
5. RESERVATION DEPOSIT–An advance payment equal to 50% of the rental rate is required at time of reservation. The BALANCE is due thirty (30) days before your arrival date. We accept MasterCard, Visa, Discover or personal check. For International guests, full payment is due at the time of booking.
6. SECURITY DEPOSIT– We do not require a security deposit. However, guest agrees to compensate us for any excessive cleaning or missing items. Any damages beyond normal wear and tear are the sole responsibility of the guest. In lieu of a security deposit, a credit card is required as a guarantee against damages, smoking in the house or excessive cleaning.
7. CANCELLATIONS and REFUNDS– Standard Policy: A thirty (30) day notice is required for a full refund of rent and deposits. Cancellations made within thirty (30) days of the arrival date, or early departures after check-in, are non-refundable. Platform-Specific Bookings: If you booked through a third-party site (such as Airbnb or Vrbo), the specific cancellation policy selected on that platform at the time of booking shall take precedence over the Standard Policy above. Please refer to your original booking confirmation for your specific refund schedule and any applicable service fee policies.
8. MAXIMUM OCCUPANCY– The maximum number of guests (including children) is limited to our house rules. Treehouse 6, Stonehouse 10, Riverhouse 12, Loft 8 persons. We do not allow visiting guests.
9. EVENTS - We do not allow parties, weddings, reunions or gatherings of any sort.
10. ADDITIONAL FEES – There will be a one-time cleaning fee (stated at booking) assessed with each stay regardless of length. We want to be sure that the our home is spotless for each guest.
11. NO DAILY MAID SERVICE – While linens and bath towels are included, daily maid service is not included in the rental rate. Please bring your own beach/hot tub towels. We do not permit towels or linens to be taken from the house. Please wash dishes and clean counter tops upon departure. Please strip beds and leave all linens and towels in the hampers.
12. RATE CHANGES – Rates subject to change without notice.
13. FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in.
14. WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance.
15. STORM POLICY/ROAD CONDITIONS – No refunds will be given for storms. Mountain roads can be curvy and steep. The road to the house is well maintained, however we highly recommend four wheel drive or AWD and/or chains during the snow months. We do not refund due to road conditions.
16. HOT TUB – No children under the age of 12 permitted in hot tubs at any time. When using the hot tub, remember there is certain health risk associated with this facility. Use at your own risk. If you have health concerns or are pregnant, do not use the hot tub. Our housekeepers drain, sanitize, refill and replenish chemicals in all tubs prior to your arrival; therefore, it may not be warm till later that evening. Hot tub covers are for insulation purposes and are not designed to support a person or persons. DO NOT STAND ON THE HOT TUB COVER, they will break and you may be charged for replacement. Remember when not using the hot tub, leave cover on so hot tub will stay warm. Hot tub failure does not warrant refund or compensation. We always go to heroic measure to get it working if there is a problem, but sometimes things happen and there is nothing we can do in time for your stay.
17. SECURITY CAMERAS - There is (1) security camera placed to display the driveway/road so that we can see anyone entering our homes. Tampering, removing, damaging, disengaging, moving or otherwise messing with the cameras will be cause for immediate departure.
18. The Homeowners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
19. The taking of possession of the premises/property is conclusive evidence that you take the premises/property “as is.” Please notify homeowner of any damages or issues found upon arrival.  Any damage to the premises/property must be reported to homeowner before check-out. Please provide notice and report any issues with the house or cleaning by messaging, emailing or calling the homeowner. We have local staff to address any issues. Failure to promptly provide notice of damage or issues during your stay could result in additional charges. You grant homeowner the right to charge for any such damages, including, but not limited to, additional cleaning fees.
