HOUSE RULES & IMPORTANT INFORMATION

Thank you for choosing Hemlock Haven Retreats! To help ensure a safe, comfortable, and enjoyable stay for everyone, please review the following important house rules and policies.

RENTAL AGREEMENT REQUIRED

After your booking is confirmed, you will receive a Rental Agreement to review and e-sign electronically. The Rental Agreement must be completed and signed before check-in. Your reservation and door access are subject to completion of the required Rental Agreement.

GUEST ELIGIBILITY

The primary Guest must be at least 25 years old at the time of booking and check-in. Reservations made by or on behalf of anyone under 25 are subject to cancellation without refund.

OCCUPANCY

Only the number of guests included in your reservation may stay at the property. Exceeding the authorized occupancy is a violation of the Rental Agreement and may result in termination of the stay without refund.

CHECK-IN & CHECK-OUT

Check-in and check-out times are as stated in your reservation. Standard check-out is 11:00 a.m.

Late check-out requires prior written approval. Unauthorized late check-out is subject to a $50 fee, plus $50 for each additional hour or portion of an hour.

QUIET HOURS

Quiet hours are from 10:00 p.m. until sunrise. No music is permitted during quiet hours, and all noise must be kept to a minimum out of respect for our neighbors.

NO PETS

No pets are permitted on the property. This includes pets accompanying guests or visitors. A violation may result in additional charges and termination of the stay.

NO SMOKING

Smoking is prohibited anywhere on the premises.

NO PARTIES OR EVENTS

Parties, events, large gatherings, and commercial activities are prohibited. The property is for residential use only.

FIRE PIT & FIRE SAFETY

If a fire pit is provided, fires may only be used in the designated fire pit area.

• Fires must be attended by a responsible adult at all times. • Never leave a fire unattended. • Fires must be completely extinguished with water before leaving the area or going to bed. • Outside firewood may not be brought onto the property from outside the local area due to Pennsylvania restrictions concerning invasive insects and tree diseases. • Fire pit use may be prohibited due to weather, burn bans, or other safety concerns. • Fireworks are strictly prohibited.

Guests are responsible for any damage, injury, excessive cleaning, or other costs resulting from improper fire pit use.

FURNITURE & PROPERTY

Please do not move, rearrange, or relocate furniture, fixtures, or furnishings. Unauthorized movement of furniture may result in a $100 relocation fee, plus any additional charges for damage.

Please treat the property and surrounding natural environment with care. Do not cut, carve, engrave, nail into, hang items from, or otherwise damage trees, vegetation, or other natural features.

Please dispose of all trash properly and do not litter.

DAMAGE & MAINTENANCE

Please notify us of any noticeable pre-existing damage or maintenance concerns within two hours of arrival. This helps ensure that you are not held responsible for damage that existed before your stay.

Guests are responsible for damage caused by misuse, negligence, or violation of the house rules. A $250 security deposit hold may be placed on the payment method on file, subject to the terms of your booking platform and Rental Agreement.

We will make reasonable efforts to address reported maintenance issues, but some repairs or service interruptions may be outside of our control.

EXTERIOR CAMERAS

Exterior security cameras may be present for property security. There are no interior cameras. Please do not cover, disable, or tamper with security cameras.

ACCESSIBILITY

The property is not ADA compliant and requires the use of steps. Treehouse steps are steep and may not be suitable for guests with limited mobility, balance concerns, or physical limitations. Please contact us before booking if you have accessibility concerns.

CANCELLATIONS

Cancellations made within 60 days of check-in are non-refundable, regardless of the reason for cancellation, subject to any different cancellation terms imposed by the applicable booking platform. Please review the complete cancellation policy in your Rental Agreement and booking confirmation.

OTHER IMPORTANT RULES

• Illegal activity is strictly prohibited and may result in immediate termination without refund. • Subletting or transferring the reservation to another person is not permitted. • Guests must respect the property, neighbors, and surrounding environment. • Guests are responsible for their personal belongings. • Items left behind may be disposed of or retained in accordance with applicable law. • Violation of the Rental Agreement or house rules may result in termination of the stay without refund.

FULL RENTAL AGREEMENT

These house rules are a summary of the most important policies. The complete terms and conditions are contained in the Rental Agreement that you will receive after booking.

Please review the Rental Agreement carefully and e-sign it before check-in. By completing the electronic signature, you acknowledge that you have read, understood, and agreed to the terms of the Rental Agreement.
