Occupancy & Guests -Only registered guests listed on the reservation are permitted to stay at the property. -Any additional guests (day or overnight) must be disclosed and approved in advance and may incur additional charges. -Hosting events, parties, or gatherings is not permitted unless otherwise discussed. -Guests may not assign, sublet, or allow third parties to occupy the property. -The Owner/Host reserves the right to refuse access to any party deemed inappropriate (in compliance with anti-discrimination laws).

Pets & Animals -All pets or animals must be disclosed prior to arrival. -Undisclosed pets may result in additional charges or forfeiture of the security deposit. -Pet approval and fees are determined on a case-by-case basis.

Property Use & Entry -The property is for residential lodging only. -The Host or authorized personnel may enter the property for: -Maintenance (Repairs, Inspections, Emergency situations) -Routine services (landscaping, pool care, gardening) which may occur during the stay. -Unscheduled maintenance or inspections by city or utility officials may occur, only if required.

Condition, Damages & Furniture -Guests must notify the Host immediately if the property is not in proper condition upon arrival.

Guests are responsible for: -Any damage to the property -Misuse of appliances or equipment -Removal or damage of contents -Moving furniture without permission -Guests and their invitees assume full responsibility for their conduct and use of the property.

Cleanliness & Check-Out -The property must be left in a clean and orderly condition. -All trash must be removed and personal belongings taken upon departure. -Excessive cleaning, trash removal, or damage may result in additional charges.

Smoking Policy -The property is strictly non-smoking indoors. -Smoking is permitted outside only, with proper disposal of cigarette butts. -Evidence of smoking inside or improper disposal may result in forfeiture of the security deposit or additional charges.

Pool, Water Features & Safety -Swimming and use of pools or water features is at guest’s own risk. -No lifeguard is on duty. -The Owner and Host are not liable for injuries related to pool or water feature use.

Liability & Personal Belongings -Guests are responsible for securing their personal belongings. -The Owner and Host are not responsible for loss, theft, or damage to personal property. -Guests are encouraged to carry personal travel or renter’s insurance.

Appliances & Amenities The Host is not liable for temporary malfunction or unavailability of amenities such as: -Pool -Hot tub -BBQ -Appliances -Furnishings Reasonable efforts will be made to repair issues when possible.

Force Majeure / Acts of God -Neither party is liable for events beyond control (e.g., hurricanes, floods, fires, power outages). -If the property becomes uninhabitable prior to arrival, all payments will be refunded. -No refunds are provided for weather-related inconveniences unless the property is uninhabitable.

Cancellations -Guests may not cancel due to itinerary changes, travel issues, documentation issues, or personal circumstances outside Airbnb’s cancellation policy. -Refunds are governed strictly by the Airbnb cancellation policy selected for the listing.

False Information & Violations Providing false information to secure a reservation may result in: -Immediate cancellation -Denial of check-in -Forfeiture of all amounts paid Violations of house rules may result in termination of the stay without refund.

Payments & Fees -Full payment must be completed before check-in.

Additional fees may apply for: -Extra guests -Pets -Pool heating (if applicable) -Additional services (housekeeping, chefs, special requests)

Legal & Jurisdiction -This reservation is a short-term hospitality stay, not a landlord-tenant relationship. -All disputes are governed by the laws of the jurisdiction where the property is located.
