👤 Booking Policy: Primary guest must be at least 27 years old and stay for the entire reservation. No third-party bookings allowed. No-shows result in cancellation without refund.

🔇 Noise Policy: Quiet hours are 10:00 PM–7:00 AM. Excessive noise (loud music, yelling, bass) is monitored. Up to 3 warnings allowed; continued violations result in $1,000 fine and reservation cancellation without refund.

Noise & Quiet Hours: We are not responsible for any noise or disturbances originating outside the premises, including from neighboring properties, traffic, construction, or other surrounding activity. In accordance with the City of Fort Lauderdale Noise Ordinance, reasonable noise levels must be maintained and quiet hours are from 10:00 PM to 7:00 AM

👥 Guest Registration & Quiet Hours: All overnight guests must be registered with their full names before check-in. No unregistered visitors are permitted without prior approval. Visitors are welcome during permitted hours but must leave the property by 10:00 PM. No guests or visitors are permitted to remain at the property during quiet hours, 10:00 PM–7:00 AM.

Violations may result in a $1,000 fine and automatic cancellation without refund. Only registered Airbnb guests are permitted to stay overnight at the property for safety and insurance reasons.

⏰ Early Check-In Fee: Early check in is available upon request and subject to availability. A fee of $89 per hour applies for each hour before the standard check in time.

⏰ Late Check-Out: Check-out is 10:00 AM. Late check-out without approval incurs $100/hour fee. Requests must be made in advance and approved.

Early Check In / Early Check Out: Please provide at least 24 hours' notice for any early check in or early check out request. All requests are subject to availability and approval. Additional fees apply to both early check in and early check out.

Lost & Found: Items may be claimed within 30 days after checkout; unclaimed items will be disposed of or donated. Dangerous items (firearms, ammo) will be reported to authorities immediately.

🚭 Smoking: No smoking or vaping anywhere on the property. Indoor smoking incurs a $500 fee.

🎉 Parties & Guests: No parties or events. Maximum occupancy is 10 including visitors. Unauthorized guests cause a $1,000 fine and cancellation without refund.

🧹 Cleanliness & Maintenance: Keep property tidy. Excessive mess may incur $300 cleaning fee. Mid-stay cleaning available for a fee.

🪑 Furniture: Do not move or rearrange furniture except futons/sofa beds, which must be returned to original position before checkout. Moving fee is $25

🗑️ Trash Disposal: Use correct bins for trash and recycling. Improper disposal results in $60 fee.

🌿 Outdoor Cleanliness: No throwing food or trash in yard/garden/trees; $250 cleaning fee applies.

💻 Prohibited Activities: No data/crypto mining or illegal drugs. Violations result in $1,000 fine and cancellation without refund.

🚫 Neighbor Courtesy: Respect neighbors; no disturbances or trash on neighboring properties. Violations cause $1,000 fine and cancellation.

🚗 Parking Limit: A maximum of 2 vehicles is permitted at the property. Street parking and parking in unauthorized areas are prohibited. Any violation will result in a $40 parking violation fee per vehicle

🚗 Garage Parking: Garage use prohibited (used as game room). Unauthorized use causes $1,000 fine plus repair costs.

🎮 Remote Controls: Lost/missing remotes incur $100 replacement fee each.

⚖️ Local Laws: Guests must comply with all local parking, waste, and noise regulations.

📸 Photography & Videography

Taking photos or videos inside or around the property is not allowed. If you wish to use the property for business, commercial, or content creation purposes, prior approval is required before booking.

Unauthorized photography or videography may result in additional charges or cancellation of the reservation.

⚡ Electric Vehicle Charging

Charging electric vehicles on the property is not allowed. Unauthorized charging may result in additional fees and liability for any resulting damage.

Blanket Cleaning Fee

Heavily soiled blankets will incur a $50 cleaning fee.

📅 Cancellation Policy: • Full refund (100%) if canceled 60 days or more before arrival • 50% refund if canceled 30 days before arrival • No refund for cancellations made within 15 days of check-in

⚠️ Violations: Any breach of these rules (noise, unauthorized guests, smoking, damage, etc.) will result in fines, penalties, and immediate reservation cancellation without refund.
