🏡 Welcome to Anchors Away Vacation Rentals — House Rules

We want your stay to be amazing. These rules protect the property, your security deposit, and our neighbors and community. Guests who respect the home are always welcomed!

BOOKING REQUIREMENTS • Primary guest must be 25 or older. Exceptions may be considered with prior approval. • A signed Rental Agreement + government-issued photo ID (matching the name of primary renter and credit card on file; may upload 2 ID's if needed) is required within 72 hours of booking. These are sent automatically via OwnerRez — check your platform inbox. • No third-party bookings. The person who booked must be present and is responsible for all guests.

                   ⛔ PARTIES & GATHERINGS — ZERO TOLERANCE

Parties and gatherings of any kind are strictly prohibited — no exceptions. This is our most strictly enforced rule due to severe city enforcement and we take it seriously. If a party or unauthorized gathering occurs:

• The reservation will be cancelled immediately without refund and guests asked to leave, ending the party suddenly. (Please do not try this) • Any city fines or violation fees will be passed directly to the guest • Additional cleaning and damage costs will be charged to the security deposit Please do not attempt this. You will be asked to leave immediately.

Visitors (non-overnight guests):

A small number of visitors may be permitted with prior written approval only. Requests must be submitted before arrival and are subject to available parking within the approved driveway spaces. Approval is not guaranteed.

The default base rate includes up to 6 guests. Additional guests, including day visitors, are $25 per person per night. Guests not listed on the reservation will be billed after checkout. If you enter your full guest count when you book, the correct total is already included and there is nothing more to pay.

GUESTS & PARKING

• The reservation covers the number of guests listed at booking. All guests and visitors must be approved in advance. • Up to 5 vehicles Maximum may park in the driveway. • No street parking. No parking on the grass. City STR ordinances strictly enforce this — $250 fine per vehicle, charged to the guest. Parking down the street does not get around this because if the inspector or neighbor is able to make the connection, they will issue the citation. • Please protect the lawn — a new irrigation system runs beneath the grass and is easily damaged by vehicles.

🔇 QUIET HOURS — STRICTLY ENFORCED after 9pm

• Quiet hours: 9:00 PM – 7:00 AM • During the day, noise must not be audible beyond 25 feet of the property line. • After 9 PM, all outdoor activity must be quiet — no music, loud conversation, or gatherings outside. • This is a residential neighborhood with families and young children nearby. Noise complaints can result in city fines and/or cancellation without refund. • A noise monitor in the backyard measures decibel levels only (no audio or video recording) and will alert us if thresholds are exceeded.

🐾 NO PETS • This property is not pet-friendly. Any evidence of a pet results in a minimum $500 deep clean fee and possible cancellation without refund. Pet-related damage may be charged up to twice the replacement cost.

NO 🚬 SMOKING • No smoking inside the home or within 10 feet of any exterior door or window. • Violations may result in a $900+ odor remediation fee and cancellation without refund. • If you smoke, please do so well away from the home and dispose of all butts off the property.

INSIDE THE HOME • No open flames — candles or otherwise. • No glitter or confetti — excessive cleanup fees apply. • Decorations are welcome, but no tape on walls or ceilings — repair costs will be charged. • No drugs, weapons, or illegal activity on the premises. • Smart thermostat minimum setting: 67°F. The home is well-insulated with impact windows — it cools quickly and efficiently.

OUTDOOR AMENITIES • 1 full backup propane tank is provided for the grill and firepit, plus whatever remains in the active tanks. Additional propane is the guest's responsibility — empty tanks can be exchanged at nearby Publix for under $20.

📷 SECURITY & CAMERAS • 2 Ring cameras at the front door and driveway record audio and video on motion. • 1 noise monitor in the backyard records decibel levels only — no audio or video. • Tampering with any camera or monitor will result in immediate cancellation without refund.

Thank you for reading through everything. Most guests never encounter any of these situations — we just want expectations clear so everyone has a great experience. Reach out anytime before or during your stay with any questions. 🙌
