Guest is required to sign a Rental Agreement. Guest needs to provide copy of valid government ID prior to stay. Security Deposit Required of $500. Deposit to be processed by Host on Guest's Credit Card. Minimum age to rent is 24. NO Smoking. NO pets. NO parties/events.

This is actually a 5 bedroom house so one bedroom has no access and will be locked, if you decide you want the fifth bedroom let us know we can arrange a rate and give you access.

No 3rd Party bookings - The person booking the house must be at least 24 years old and also stay in the house, any exceptions must be done in writing prior to the booking.

As a courtesy to our neighbors we have a "good neighbor policy". No Parties and no loud music. We utilize "Noise Aware" an electronic noise monitoring system. Total number of people permitted are 10 people, guests are permitted, but not after midnight. Total number of people including guests not to exceed 12. Quiet time starts at 10pm.

Tampering with any security or safety device including smoke detectors, Co2 detector, "Noise aware" unit, cameras, etc, has a $300 fine per instance and can result in termination of the stay.

Two bikes are provided, use at your own risk, it is your responsibility to know and follow the local laws and rules.

Please do not park on the grass or lawn, the city can write tickets for parking on the lawn.

Do not climb on other peoples docks or seawalls this is private property.

Smoking is permitted outside on the East side of the house, Please pick up your trash (butts). No smoking or drinking, outside in front of the house (street side).

Trash - Trash bins are located, outside, on the left side of the Garage (concrete pad). Please Bag all Trash. there are two pickups each week. Put out the grey and blue trash bin every Monday after 4 pm (pick up is early morning Tuesday before 5 am). The grey bin also needs to be put out every Thursday after 4 pm (pick up is early Friday before 5 am). Empty bins need to be returned next to the (west) garage side, of the house, when empty.

Paddle boards - Use the Paddle boards at your own risk, and with caution. We have two paddle boards, with a paddle each (two paddles total) included. They are located on the "East" side of the house. Please return them each day when done, do not use at night. Life Jackets are found hanging, in the laundry room.

Please do not transport or take the Paddle boards anywhere off property.

Mount the paddle board with caution in the canal. It is possible to lay down, sit, kneel or stand on the board (do not get on it on land or in the pool), never jump on the Paddle boards. No more than two people (200 lbs) on any board at a time. You are required to wear life jackets when on a paddle board.

Take care when getting in and out of the canal as there are sharp barnacle's on all the docks and seawalls.

If you decide to go outside of our canal on the paddle board be aware there are currents in the channel. There are many canals in the neighborhood, exploring by water, is fun but, it can get confusing and finding your way back can be a challenge. Please familiarize yourself with the layout by viewing online before leaving our canal.

Do not leave any items unattended on the dock overnight, this includes the paddle boards and fishing equipment.

Fishing poles are provided, please do not lay them on the ground, and do not take them to the beach. You are responsible to know the fishing laws. There is limited tackle, visit a local tackle store for advise and any additional tackle you may need, they can also advise re local fishing permit needs. (fishing permits and rules can be found online).

When Pets are permitted, you are expected to pick up after your pet, and leave the house in a clean condition, we will also apply an additional $300 sanitizing fee for Pets, payable at check in.

South Florida is home to many animals and lots of bugs including mosquitos, flies and roaches. We fumigate the outside and the inside of the house on a regular basis. On, occasion you may see bugs, for your convenience we have a can of bug spray located under the kitchen sink. Please let us know if you do see anything so we can follow-up.
