IMPORTANT – BOOKING REQUIREMENTS

Within 2 hours of booking, or before check-in if sooner, the reservation holder must acknowledge and agree to all House Rules, including the scheduled property service access described in Rule # 6. If this acknowledgment and consent are not provided within the required timeframe, the reservation will need to be canceled and all amounts paid will be refunded in full.

All reservations are also required to complete and sign our Rental Agreement and Grill Waiver within 24hs hours of booking, r before check-in if sooner. Failure to sign within the required timeframe may result in cancellation of the reservation.

Violation of any House Rule may result in cancellation of the reservation without refund.

1- Copy of an unexpired Government ID will be required for the name on the reservation. 2- Minimum Age requirement to rent this property is 25 years old 3- Quiet hours after 10 pm 4- There can not be more than 14 guests in or on the property at any one point in time (not more than 10 overnight) 5- You agree to the following smoking charges: - This property is non-smoking. If there is evidence of smoking, you will incur a minimum deep cleaning fee of $700 charged to your airbnb account, plus applicable taxes. The guest will also be responsible for the cost of any lost profit on any booking following their stay that results in cancellation due to the smoke smell issue. Please note that e-cigs, vapors, hookahs, marijuana, etc. fall under our non-smoking policy. 6 - Scheduled Property Services:

By booking this property, guests acknowledge and consent to routine exterior service access during their stay for the following scheduled services:

1- Pool service: Mondays and Fridays 2- Landscaping: Tuesdays 3- Trash service: Tuesdays/Wednesdays and Fridays/Saturdays, as needed to place containers out and return them after collection

All of these services require access to gated exterior areas of the property.

Arrival times for these services cannot be provided. Timing varies based on each technician’s daily route, weather, workload, and other operational circumstances.

Schedules may occasionally change due to holidays, weather, technician availability, or other circumstances beyond our control. When this occurs, service may be moved to an adjacent day before or after the regularly scheduled date. By booking, guests consent to service occurring on an adjusted date after notification from us.

These are routine property services necessary for the maintenance and operation of the home. 7 - Late Check outs are subject to availability and require authorization. Unauthorized late check-outs will be subject to a $300 charge plus the cost of refunding next guests due to not completing the cleaning on time. 8 - We are not responsible for theft or loss of personal property 9 - Lost and found policy: Valuable items (For example money, gold, jewelries, phones) will be kept at the home for 1 months. After 1 months of keeping found items they will be transferred to the nearest police station. Other items such as clothes will be kept for 1 week before disposal. Used items such as food and personal care will be disposed of immediately. To mail items back to guests, an additional charge of $60 applies for small items (subject to change). Property Manager reserves the right to charge more for larger items. Guests are responsible to send a paid shipping label and box/envelope for any items they want to be shipped. Items can be picked up at the house without a charge ONLY while the home is being cleaned after the guest's check-out. Once cleaners leave the home, guests will need to wait until the next scheduled cleaning to wither retrieve items at the house or have us mail them back.  10 - No refunds will be provided due to inoperable appliances, pools, hot tubs, etc.  The Property Manager will make every reasonable effort to assure that such appliances will be and remain in good working order.  No refunds will be given due to power blackouts, water shortage, flooding, snow, construction at adjacent properties, or mandatory evacuations of the area by county officials due to hurricanes or other potentially dangerous situations arising from acts of god or nature 11- Guests acknowledge and grant specific permission to Property Manager to enter premises at any time for inspection purposes should Property Manager reasonably believe that Guests are causing or have caused any damage to Rental Property.
12-Guest agrees to grant Property Manager access to Rental Property for purposes of necessary maintenance and repair. 13- We have an exterior surveillance camera (in the driveway) and an interior noise monitoring device that monitors decibels (it does not record sound). Tampering with or blocking these devices or the WiFi is prohibited. 14- No street parking (driveway & garage only- up to 5 cars) 15- Washing cars on the driveway or street is not allowed 16- Trailers or boats parking is not allowed 17- The use of confetti and/or glitter anywhere in the home is strictly prohibited. The use of tape is not allowed on walls, wood & cabinets. Violations will incur a $600 charge.  18- No glass is allowed in the pool. 19- Guests must remove all toys and/or trash from the pool upon check out. A $200 pool cleaning fee will be charged if there is trash and/or toys left inside the pool upon check out. 20- Guests will be charged $200 for any pool cleaning needed outside of the normal pool cleaning schedule due to contamination caused by guests (such as but to limited to: drink spills, trash, feces etc). 21- The pool and spa heating controls are located inside the home, and guests may adjust the temperature as desired. Please note that the pool is limited to a maximum of 88°F, while the spa can be heated up to 104°F. These limits help ensure safe operation, water quality, and equipment longevity. 22- Payment Verification & Fraud Prevention: For fraud-prevention purposes, we reserve the right to require additional verification for any reservation, especially last-minute reservations. This may include requesting a photo of the credit card used for payment showing only the cardholder name and the last four digits. All other numbers, expiration date, and security details must be fully covered. We may also require a brief video call to verify that the booking guest matches the government-issued ID provided. Required verification must be completed within one (1) hour of the request. Failure to complete the verification within that timeframe will result in cancellation of the reservation, subject to the applicable cancellation policy and platform rules.

Copy of Pool waiver:

I have adequate experience regarding Grills, Spas & Pools.

 I take responsibility for any person on the property, excluding the mgt. co., the property owner, and their agents, to the fullest extent allowable by law.

 Failure to follow safety norms will result in the immediate termination of rights and privileges without  
 warning and without a refund.

I understand grills, pools & spas are dangerous, even when using caution, and I accept personal responsibility for  damages and injuries caused by my actions or the actions of others on the property, excluding the mgt. co., the property owner, and their agents.

     I will turn off the gas in the tank before leaving. 

 I will hold Maven Vacation Rentals, the property owner, and their agents harmless for any damages or injury due entirely or in part to the prementioned danger, my lack of care, my negligence, the acts of a  
 third party, an act of nature, or any other cause, except for gross negligence on the part of Maven Vacation Rentals, the property owner, or their agents, in which case damages will be limited to actual medical expenses incurred.

  I will indemnify Maven Vacation Rentals, the property owner, and their agents, for damages and legal fees resulting from any legal action taken by a third party or members of my group due to my actions or inaction.

 This waiver can be severed and modified to the extent necessary to be legally enforceable.	

 Unclear terms herein will be interpreted based on the intent of Maven Vacation Rentals to minimize liability.

     I will ensure: No person who is intoxicated, or who lacks full mental capacity will use any of the items listed in this waiver
