House Rules Intro We have created our house rules sheet to preserve the integrity of your stay and future stays while also respecting the home and neighborhood! Following these rules will greatly help us as Vacation Rental hosts by making sure the home is taken care of during your stay. We understand that people are not a “one size fits all” category, so please reach out to us with any questions or concerns in this document. COMMUNICATION IS KEY!!!!

Mi casa, tu casa! But you wouldn’t intentionally damage or mess up your home, would you? We ask that you treat our property as if it was your very own as well! Please be aware of the condition of items in the house, and if you happen to notice anything broken when you arrive, please contact us to let us know. We also ask that you please watch noise levels at night. We love our neighbors! They’re nice, we’re nice to them, and we hope you are nice to them too! Noise ordinances for quiet time in the city/neighborhood are at 10pm, so please respect these rules.

Acknowledgement YOU AND THE GROUP ACCOMPANYING YOU FURTHER UNDERSTAND, INTEND AND DESIRE TO RELEASE THE MANAGER PARTIES FROM ANY AND ALL LIABILITY ARISING FROM OR RELATED TO THE OCCUPANCY OF THE PROPERTY TO THE FULLEST EXTENT PERMITTED BY THE LAWS OF THE STATE OF FLORIDA. You hereby certify that you are at least 18 years of age and you are legally competent to enter into this Agreement, including the Release, Waiver, Assumption and Indemnity provisions contained herein. A/C Central System Please do not have the AC thermostat below 60 degrees as this can freeze the ac unit causing damages that we will then pass along to you.

BBQ Grill Any guests who plan to use our BBQ grill are welcome to do so, but please only use it if you are familiar with propane gas grills. Before & after each use, please turn on & off the propane tank and/or the knob that shuts the gas off and on. Different properties have different types. Please let us know if you have questions about the grill pertaining to your unit. Please turn on the vent fan while the grill is in use. In order to minimize a messy clean up, we ask that guests use foil and clean up the grill after use by using the grill cleaner formula provided and pouring out the drip pan. We don’t want to have grease as a fire hazard. Fire extinguisher is located in the kitchen, under the sink. The grill is clean and we’d like everyone to experience it that way! Any excess cleaning will result in additional cleaning fees. Homes in Fort Lauderdale will have copper sheets that are required for use and must be cleaned and not thrown away! We cannot stress this enough! Our cleaners will charge us for additional cleaning, and we will in turn charge you.

Booking When you book, you are agreeing to pay all charges for your booking including the Listing price, applicable fees like, taxes, and any other items identified during checkout (collectively, “Total Price”). It is your responsibility to read and understand these rules, standards, policies, and requirements prior to booking a Listing. Be aware that some Hosts work with a co-host or as part of a team to provide their Host Services.

Broken items If for any reason you break an item during your stay, please let us know immediately. We understand that accidents happen, but in order for us to fix or replace something for a future guest to enjoy, we will need to know that it is broken. We really appreciate your honesty. We take inventory of every single item in the home when it is being cleaned, including linens, appliances, towels, and decorations. If anything is missing - this will result in a fee equal to the item’s 150% replacement value.

Should we experience any cancellations or losses in our calendar arising from any check out related complications from you or any guests, you will be charged for the next booking. Prior to leaving please place a load of regular towels and beach towels to wash. This will help our cleaners get a head start for our next guest. There are always a total of 5 TidePods for use and this is for free, you will not be charged for it.

Checking for & Report Damages/Issues Please note that like any home, our property may have normal wear and tear. We try our hardest to fix, replace, and bring back our property to its original form in between guests and reservations but sometimes it’s just not feasible and sometimes our previous guests don’t mention it to us. It’s your responsibility to let us know of any damages or issues you may have with the home or you forfeit the right to later deny any damages or make claims about the state of the home. All issues should be reported within the first 3 hours of entry. When reporting the issues please notify us with evidence of the issue. For example, broken blender: image or video showing that the blender does not function. For any claims that cannot be photographed, for example, a smell, we ask that guests (at their own expense) involve a neutral 3rd party professional to assess the home to validate their claims. Evidence of this must be supported and legitimized.

Children’s Safety Children are always welcome! After all, we have our own offspring! However, please keep your children safe and supervised as our home is not childproofed. There is no pool barrier and we do not recommend using the jacuzzi tub for children (if applicable).

Commercial Photography & Filming Guests must ask the host prior to booking if booking is done with the intent to do any commercial photography or filming. We have the right to decline any type of photography and filming. If your request is approved, please note an additional $500 fee per unit applies to all reservations booked with the intent to film or have commercial photography. In addition, mention of our property is mandatory as a location credit @CestLaVieHomeAway. Should you decline the added fee and state that filming and/or photography will no longer take place to avoid the fee, please know that a fee will still be obliged to pay as once you are in the home, we won’t have cameras to confirm or deny that you will or will not be following through with the photography/filming.

Common Concerns By booking this home, you acknowledged that scuff marks on the wall do not constitute as an unclean/unsanitary home or a misleading/altered representation of the images online. We do have our house managers scheduled monthly to come out and retouch the paint, however, in between this timeframe, it is possible for other guests to create new scuff marks in the home. As guests have damaged inventory such as decor, minor appliances, and furniture, we have had to replace items. Keep in mind sometimes the original items pictured had to be replaced with similar items as the original items may no longer be available.

You further acknowledge that the hot tub/pool (if applicable) may have sand minor debris inside. The hot tubs get drained every couple of weeks and as our guests typically enjoy the nearby beaches, sand is a typical occurrence in these areas. Pools are serviced with chemicals and provided a clean weekly, sometimes this can cause blurry water that typical clears in a few hours. The hot tubs get checked for their chemical balance in between each clean and added the proper chemicals accordingly. They get drained and refilled every two weeks. Fort Lauderdale water does have a yellow tint to it, so sometimes the water will appear discolored. (Please review the Manual Section Under “YELLOW WATER” for more information.)

Confetti & Other Decor Decorations and confetti are strictly prohibited unless previously discussed and approved. Our cleaners will charge additionally for an excessive clean as it’s incredibly hard to remove. The fees will be passed along to you.

Contact Information In the event that we must reach you, it’s imperative that we have confirmed a valid point of communication. The platforms sometimes provide outdated contact information whether it be an old email address or phone number. If your phone number is from outside of the country, please provide us with a local reachable way to be able to call you. In the event of an emergency and/or issue we need this information. Please send us your contact information. We will not provide the access code until we have secured a valid point of contact.

Deposit A security deposit may be required to reserve the home, depending on a few various factors. Please reach out to us prior to booking to find out if we will require one for your stay. The deposit is held to prevent damages/inconveniences from occurring. The deposit will be refunded to you after the cleaner’s report has been provided and the following provisions are met:

*No damage is done to the unit or its contents *No excessive cleaning is required *No linens are missing, damaged, or excessively stained *The Occupancy limit of the house is not exceeded at any time unless approved in writing in advance *There are no police enforcement actions by the City or Homeowners /and there are no violations of house rules as posted in the house.

Any types of damages or inconveniences that occur like the ones listed above will be subject to additional fees. Any evidence we collect that suggests added fees should have been applied based on our house rules will be deducted from the security deposit.

Dishes Please load the dishwasher or wash the dishes prior to checking out if you have used any dishes. You will find dishwasher capsules under the kitchen sink. (Dishwasher where applicable) Feel free to run the dishwasher during your stay if needed. Please do not put plastic dishes in the dishwasher as they will melt in the heat.

False Reservations Any reservation obtained under false pretense will be subject to cancellation and forfeiture of advance payment and the guests will not be permitted to check in to the property. We have the right to request ID and if it doesn’t match the name on the reservation or this is a 3rd party booking reservation, your reservation will be cancelled without refund.

Fireworks & Firearms All guests agree that there will be absolutely NO USE of fireworks or any other explosives anywhere near the property. Firearms and other weapons are strictly prohibited in our units. Any evidence of firearms on our property will result in the termination of your stay without refund. Fort Lauderdale Ordinance & Other Applicable Laws All guests must abide by the City, State, Federal, and all other applicable laws and bylaws.

FURNITURE & HOME AT TIME OF CHECKOUT Upon checking out, please make sure that our house looks reasonably neat- just like the way you found it. Although we pride ourselves on cleanliness, we do not expect you to scrub it clean but it must be reasonably “picked up” and furniture placed as it was at check-in. Make sure to collect all personal belongings. Check all closets, drawers, washer/ dryer. We are not responsible for any items left behind.

Any violation of the above rules can result in immediate termination of your stay without a refund as well as potential charges to reset, reprogram, or any repairs associated with the tampering of our items.

Guest Interaction We love to meet and greet all guests when possible. However, in today’s world, we understand that most people would rather skip the pleasantries. Because of this, we offer self-check-in with a door code. Please keep in mind that we have the right to ask for ID, the credit card used for booking, or other forms of proof of identity and payment. We may also ask guests to present an ID. As long as your guests can confirm trip details, they too can reach out to us with any questions and concerns.

Guest Screening I give permission to the property manager to use a third-party to screen my identity and check criminal databases to confirm my reservation. Complete terms regarding the guest screening can be provided by the property manager. You may receive an email to complete your screening. Please check your spam inbox for this email and contact the property manager if you have any questions.

Inspections While we respect the privacy of our guests, we maintain that we have the right to inspect the premises without prior notice at any time to enforce the terms of this agreement. We do this in the event that any guests are in violation of our house rules or in the event that we need to send out someone to tend to immediate home repairs. Should any guests violate any of the terms of this agreement, the reservation will be terminated immediately and no refunds will be given. The guests waive all rights to process if they fail to vacate the premises upon termination of their stay. The tenants shall vacate the premises at the expiration time and date of this agreement.

Internet/Cable There is no Cable TV, however we do have high-speed internet throughout the house and each TV is set up with the most common streaming apps. No refunds shall be given for outages, content, lack of content, or personal preference with regards to the Wifi.

Locals Booking With Us If you’re a local or were a local, this information needs to be disclosed to us. Failure to do so can lead to us canceling your reservation without a refund.

Lost and Found Oh no! You left something behind? We’ve been there! Valuable items left behind by guests will be held for the guest and every reasonable effort will be made to contact the guest for the return. After 15 days - items not claimed/retrieved, will be considered forfeited. Should you like us to mail your items back, the costs of shipping plus a $25 fee will apply that needs to be paid prior to the shipping.

Mail, Packages, & Delivery If you intend to receive mail, a package, amazon, or any other delivery please notify us prior for our approval. Technically we don’t allow guests to send packages to the property because per Florida law a guest can claim proof of residency by receiving Mail at a location. Also, USPS won’t deliver per city laws to a property listed under the city as a short term rental unit. We can make an exception where if you message us stating “I, (your legal name) will not be residing as a long term tenant in this short term rental property. I will only be staying here as a short term rental vacationer and will only be receiving a package here during my temporary stay.” Just keep in mind USPS still won’t deliver to the address. But you shouldn’t have a problem with Amazon packages.

Maximum Occupancy The maximum number of guests is 10. However, we may be willing to accommodate additional guests for a fee of $40 per night per guest if we have the proper resources available. We cannot make any guarantees that we will be able to honor your request but please reach out to us prior to booking as we view this on a case-by-case basis. All registered guests need to be approved. Any updates are subject to approval and a fee regardless if it's under the maximum guest count.

Minor Differences in Rentals Sometimes we have incidents where guests steal, damage, stain, or break our home’s items. In these instances, we try to replace the item for the same exact item we had previously. Sometimes, this isn’t possible. Should you notice a particular decorative item in an image that is no longer there or is replaced with another decorative item, this is why. If you notice different bed sheets, or pillow cases, this can also be the reason. We’ve had a/c wall units need repair and we have temporarily replaced them with portable a/c units. Even down to patchy grass. We’ve had incidents where guests leave items on our grass and the grass dies. We mention all of this to say that it’s possible to experience slight differences in the listing images in comparison to your in person experience. Should you want to know what the possible differences can be, please ask us prior to your visit and we will inform you. Once you book, you agree that there is a possibility of minor differences in the home.

Moving items Around Please leave all items and furniture in the same place you found them. Our cleaners are not movers and they will charge us additionally for this. The fees will be passed down to you.

No Daily Maid Service While linens and bath towels are included in the home, daily maid service is NOT included in your stay. We provide starters for toilet tissue, paper towels, dish soap, garbage bags, and laundry detergent. Should you need any additional items, please let us know and we will do our best to accommodate you. However, it is not a guarantee.

Occupancy Each home can allow up to two(2) adults per bedroom plus an added four(4) children under the age of 12.

This means: -If there’s a 1 bedroom unit = Max 2 adults or 6 with 4 being children under 12. -If there’s a 2 bedroom unit = Max 4 adults or 8 with 4 being children under 12. -If there’s a 3 bedroom unit = Max 6 adults or 10 total guests with 4 being children under 12. And so on and so forth.

Oven We have removed the oven from the amenity list as it's been defective. We anticipate the new part to arrive and be installed by 5/20/26. Please note you are acknowledging by booking, that there will not be an oven to use in the interim.

Parking THERE ARE ONLY THREE PARKING SPACES AVAILABLE ON THE PROPERTY. The garage will fit one vehicle and comes with a free Tesla charger. You will be able to use the keypad just outside of the garage to close it, but not to open it. Sorry for any inconvenience this may cause. Our driveway will allow for 2 additional vehicles parked outside. Please DO NOT PARK on the grass, street, or on any neighbor’s property. Even though it's a duplex, please only park in the designated area.

Patio Furniture We hope you come to enjoy our outdoor spaces as most of our units do have them! Please keep in mind, that a lot of our outdoor furniture are not under covered areas which means they are susceptible to normal wear and tear, bird and animal droppings (we can’t control nature), wildlife (if bugs decide to crawl or lizard decide to sunbathe), rain, dust, dirt, pollen/leave stains, etc. We’ve noticed during certain timeframes we need to wash the outdoor patio furniture cushions much more frequently than others. Please note, some items may have been discolored due to pollen/leave stains and also the suns rays. The images portraying our patio furniture may differ in person because of this. It isn’t an indication that the unit is unclean, but rather that our patio furniture has been weathered. By booking with us, you agree to these terms.

Pets YES! We have finally decided to allow pets into our home. There will be a $30 upfront fee per one pet or $40 upfront fee for 2 pets. There will also be a $30 fee per night rate for 1 pet and a $40 flat fee per night rate for 2 pets. We do not have a weight restriction or type of pet restriction. Maximum of 2 pets per stay. Should you bring more than 2 please reach out as depending on the situation we may be able to accommodate you. Please ensure that you are following all local, state, and federal laws pertaining to your pets.

Please ensure that you clean up after your furry family members. We will apply an excessive cleaning fee to unreasonably dirty homes. We do have a designated "Potty Area" for your pets in the backyard patio. However, it is YOUR responsibility to pick up after your pets. We want all of our guests to enjoy our patio without stepping on any unwanted surprises.

Please ensure that your pets are never left unattended inside or outside of the home. This includes leaving pets unattended in enclosed patio areas. Please ensure that your pets are not creating a noise disturbance during your stay. If we receive more than 3 complaints, it may result in the termination of your reservation without a refund.

Pets may NOT be on our beds, towels, bedding, sofas, or carpeted areas. An excessive cleaning fee will be applied if pet hair is found in these areas. Our cleaners charge us for this and so the fees will be passed along to you.

Please make sure all PET FEES are paid PRIOR to your arrival or the entry code will not be given until it has been completed. All pets are to be leashed while outside at all times.

Pool Our pools get serviced weekly. If you or a previous guest overdoes it on the sun screen, you might start to see a film or foam start to form at the top of the pool. Additionally, there's a lot of trees above the pool area so it may get filled with tree debris rather quickly. We can always call our pool guy to come out sooner and service the pool, but please keep in mind, it’s not guaranteed.

Potential for Noise By renting out this property you further acknowledge and agree that since this home is located in a residential area, there is a possibility for noise that is outside of our control which includes but is not limited to: construction, loud noises from others nearby, and local events on-going. There is a possibility that construction might also occur on or nearby our properties due to a last minute repair that needs to be tended to. No refunds will be provided should this occur.

PRIVATE CELEBRATIONS, EVENTS AND OCCUPANCY POLICY

1. PRIVATE CELEBRATIONS AND EVENT APPROVAL

Guests may celebrate private birthdays, anniversaries, and other personal occasions with their registered and approved guests. A celebration involving additional attendees requires advance written Host approval

Guests requesting a private event must disclose:

• The purpose and nature of the event.

• The number of overnight guests and additional daytime attendees.

• The maximum number of individuals who will be present at the property at any given time.

• The anticipated number of vehicles and proposed parking arrangements.

• The event date, start time, and end time.

• Any additional activities, vendors, equipment, or arrangements associated with the event.

Simply mentioning a celebration does not constitute approval for additional attendees.

The Host must approve the event details and conditions in writing, and the applicable event fee must be agreed upon and paid before property access is provided. Approval applies only to the agreed event date, hours, activities, and maximum attendance.

2. APPROVED PRIVATE EVENT FEES

Event fees are based on the total number of individuals present at the property at any given time, including registered overnight guests and approved daytime attendees:

• 11 to 15 total attendees: $500 event fee.

• 16 to 20 total attendees: $800 event fee.

All additional daytime attendees must depart by the approved event end time, which shall be no later than 12:00 AM (midnight).

Open invite parties, publicly advertised gatherings, and disruptive events are prohibited. Approval of a private event does not exempt guests or attendees from the other House Rules, applicable laws, or Airbnb policies.

3. UNAUTHORIZED ATTENDANCE AND VIOLATION FEES

Only individuals authorized in writing by the Host may be present at the property.

If the total number of individuals present exceeds the approved attendance, the following violation fees apply:

• 11 to 15 total individuals present without the required authorization: $500.

• 16 or more total individuals present without the required authorization: $800.

The applicable fee is determined by the maximum documented number of individuals simultaneously present during the violation.

If a violation occurs, the applicable fee is due immediately, regardless of whether the stay is allowed to continue.

All unauthorized individuals must leave immediately upon notification. Payment of a violation fee does not authorize them to remain, and any previously paid event fee does not replace an applicable violation fee.

4. VIOLATIONS, TERMINATION AND ADDITIONAL COSTS

The Host reserves the right to decline any event request that does not satisfy these requirements.

Disruptive behavior, unauthorized gatherings, or violations of the House Rules may result in immediate termination of the event or reservation. The Host may require all guests and visitors to vacate the property and may seek assistance from Airbnb or the appropriate authorities if they refuse to leave. No refunds will be given for unused nights or event fees when a reservation is terminated due to these violations.

Guests may also be responsible for documented property damage, excessive cleaning, and other recoverable costs resulting from their conduct, including applicable third party security expenses or municipal fines, where permitted by applicable policies and law.

Quiet Hours & Community Compliance Strict No-Party Policy: This property is located in a quiet, residential neighborhood. Parties, events, and large gatherings of any kind are strictly prohibited as part of the platform policies and how it outlines these situations. Any report or evidence of an unauthorized event will result in the immediate termination of the reservation and an automatic forfeiture of the remaining stay without a refund.

• Quiet Hours: 10:00 PM – 8:00 AM daily.

• Noise Control: During quiet hours, music and loud conversation must be kept strictly inside the home. Use of the patio, balcony, or front entrance areas for loud activities during these hours is not permitted.

• Visitor Curfew: Any pre-approved additional visitors must vacate the premises by 12:00 AM.

• Compliance: Guests are responsible for adhering to all city-wide noise ordinances. Any fines issued by the city due to guest noise violations will be the responsibility of the guest.

Recording Devices & Noise Detection Devices If you’re staying in a home of ours with any of these devices, please assume that our devices are on at all times during your stay. You can find the location of our devices under “Guest Safety.” Any and all recordings captured on our property remain our property.

Repairs and Replacements It is the guest’s responsibility to immediately notify us of any issues that they incur during their stay so that repairs and or replacement may be promptly taken care of to the best of our ability. We are not responsible for any occurrences over which we have no immediate control. These inconveniences may be but are not limited to, the following : weather conditions, power outages, adverse weather or road conditions, or breakage of non-essential appliances, including, but not limited to, dishwasher, grill, pool heater, washer, and dryer.

*No rebate or discounts will be provided if there is a mechanical failure of any non-essential appliances, including but not limited to, the washer and dryer, pool heater, dishwasher, BBQ grill.

Routine Exterior Maintenance & Authorized Personnel To keep our properties clean, safe, and well-maintained, authorized service personnel may need access to exterior areas of the property during your stay. This may include landscaping crews, trash valet services, and pool maintenance professionals, where applicable.

These services are performed periodically, and schedules may vary based on weather, service needs, and vendor availability. Authorized personnel may access designated exterior maintenance areas, including private backyards and pool areas where applicable, solely to perform their assigned duties.

If you prefer to have nonessential exterior maintenance postponed or coordinated around your plans, please notify us at least 24 hours in advance whenever possible. We will gladly work with you to accommodate your request, subject to scheduling, safety, and maintenance requirements.

Please note that trash valet services are necessary to ensure timely collection and compliance with local regulations. These services generally cannot be postponed, but alternative arrangements may be discussed upon request.

Our team will coordinate any required access in accordance with Airbnb's policies. Authorized personnel will not enter the home's interior without your permission, except in an emergency or as otherwise permitted by applicable law and Airbnb’s policies.

Spas / Jacuzzi Our spa is chemically balanced and chemicals are added as needed in between guests. We do drain the spa approximately every 2 weeks. Guests can set the temperature to their desired heat. Please keep in mind it can take 1 degree per hour to heat up and this varies upon temperature drops/changes. We cannot control what temperature the previous guests had it on or even if they unplugged it. So please be sure to set it at your desired temperature immediately upon arrival as we will not provide refunds due to the temperature of the spa. Fort Lauderdale water has a yellow tint to it due to the tannins in the water reserve. The city has assured us that this is safe although it is off putting. The discoloration does not mean the body of water is unsanitary. We also have a blue chemical that when applied gives the greenish appearance of the water. Do not eat or drink in the spa as this can contaminate the spa causing an emergency treatment and incurring an added cleaning fee from our pool and spa technicians. There can be minor debris in the spa.

Security (Per Side) When you leave the property and at night, please make sure all doors are locked and secured. Even though our home is in a safe neighborhood, we take the safety of our guests very seriously. Our security protocol includes 4 outdoor cameras and 2 sound level detection devices. The cameras are located in the following common areas: the entryway by the front door, the entryway of the side patio door, the side patio walkway, and the backyard pool area. The noise detection devices can be found in the following areas: one is attached to the ceiling in the kitchen area and another in the covered patio space. Please note: These devices are on at all times with either video & audio capabilities or both and these are not meant to micro-manage our guests. We do not have time to monitor or watch your every move. It is solely there to monitor any suspicious activity that will trip the alarms and cause us concern. In which case, we will check on the safety of our guests immediately.

Security Guard Should we have to dispatch security to enforce, warn, evict, or for any other warranted reason to our residence at the time of your stay, we will pass along any fees associated with the dispatch to you. Fees passed along to you will still be your responsibility even if you end up being removed from our residence.

Toilets Part of being in Florida is understanding the sensitive nature of plumbing in a tropical environment. Pipes can clog easily and lots of homes are on septic systems. PLEASE DO NOT FLUSH PAPER TOWELS, TAMPONS, WIPES OF ANY SORT (NOT EVEN “FLUSHABLE” ONES), SANITARY NAPKINS, OR ANYTHING OTHER THAN TOILET PAPER.

Trash To ensure the property remains clean and sanitary, all guests must follow our trash and recycling guidelines. All loose items must be bagged and placed inside the provided outdoor waste bins, using the black bin for general trash and the blue bin for recycling. Please ensure all small cans have a bag liner before use (extra bags are under the kitchen sink) and transfer them to the outdoor receptacles once full, taking care not to overfill them. Locations for these bins vary by property, so please reach out if you have any trouble finding yours.

As part of the checkout process, all trash must be bagged and removed from the unit; our standard cleaning fee does not cover the labor required to gather loose debris or haul away overflow. While we provide a professional trash valet twice weekly to maintain capacity, any excessive trash that does not fit inside the bins and requires us to haul it away will result in a $75 removal fee. Furthermore, any excessive waste or scattered mess requiring professional deep cleaning beyond a standard turnover will incur an additional $300 cleaning fee.

Travel Insurance We HIGHLY recommend that you purchase travel insurance. NO REFUNDS will be made under our strict cancellation policy. Florida can have hurricanes and severe weather. Unforeseen events can occur and we will not provide a refund under any circumstances.

Tropical Bugs & Other Wildlife We do our very best to keep any unwanted creepy crawlies from joining your group! This includes a monthly treatment to exterminate any bugs! Yet and still, we are in Florida and you might still see a spider in a corner, June bugs trying to fly in, and the occasional roach that will try to dry off after a rainy day. Please keep in mind, this doesn’t mean there’s an infestation, just a couple unfriendly critters wanting in on your fun! Either way, please let us know if you encounter them and we will try to get to it as soon as possible. Please note iguanas, lizards, and other wildlife can enter in backyards, patio spaces, balconies, and other outdoor spaces.

Unruly Guests We want everyone to have a good time in our home, but we have definitely had an experience with a large group that we gave multiple chances to, that still apologized to us and continued to turn around and be a nuisance to the property and our neighbors. Therefore, we have revised our rules to prevent an incident like that from ever repeating itself again.

Please be advised that at the first mention of any complaint, evidence of rule violation, noise disturbance, or any other unruly behavior will result in your FIRST & FINAL WARNING. If necessary, we will dispatch security (at your expense) to relay any warnings or the hosts will contact you directly. Please note that any costs associated with the dispatch of security will be charged to the guests. Upon the SECOND complaint, noise disturbance, or unruly behavior, your entire group will be asked to vacate the property as you are in direct violation of our house rules. Your group will have 30 minutes to an hour to gather your belongings and exit the premises. In this process, we may invoke the assistance of local law enforcement officers.

Yellow Water No, someone didn't forget to flush the toilet! The Fort Lauderdale water does have a yellow tint to it. Although the city has assured its residents that the water is safe to drink and that the yellow tint is simply a result of an organic material called TANNINS that's found in the underground water supply, we get that it still looks a little off putting. For this reason, we have a Brita Water Filter in the fridge, a smart fridge that offers purified water, and water bottles for your convenience.

Final Address Once again, we appreciate your compliance with these rules. We know this has been a mouthful. We aim to provide our guests with the best experience possible during their stay. In order to do so, we have these rules, and we really appreciate your cooperation in helping us share our beautiful home.

Thanks again and we look forward to hosting you soon!

Best Regards, Jordan & Emily
