ATTENTION - Please note:

** All reservations are required to complete and sign our Rental Agreement and Grill waiver within 48hs of booking . Failure to sign within the specified time frame will result in a cancellation of your reservation with no refund **

Violations of any of the rules below will result in an immediate cancellation without refund.

Reservation holder must be at least 25 years old to book

1- Quiet hours after 10 pm 2- Washing cars on the driveway or street is not allowed 3- All overnight guests need to be listed on the reservation. No more than 6 guests overnight or at any point in time. 4- An unexpired government ID will be required upon booking. Failure to send will result in a cancellation with no refund. 5- You agree to the following smoking charges: - This property is non-smoking. If there is evidence of smoking in your non-smoking accommodation, your reservation will be cancelled immediately without refund, and you will incur a minimum deep cleaning fee of $500 charged to your airbnb account, plus applicable taxes. The guest will also be responsible for the cost of any lost profit on any booking following their stay that results in cancellation due to the smoke smell issue. Please note that e-cigs, vapors, hookahs, marijuana, etc. fall under our non-smoking policy. 6 - You ensure you have a crime free record and wont carry any weapons to the property 7 - Guests are required to provide a phone number where we can reach them during the stay. 8- No refunds will be provided due to inoperable appliances, pools, hot tubs, etc. The Property Manager will make every reasonable effort to assure that such appliances will be and remain in good working order. No refunds will be given due to power blackouts, water shortage, flooding, snow, construction at adjacent properties, or mandatory evacuations of the area by county officials due to hurricanes or other potentially dangerous situations arising from acts of god or nature 9- Guests acknowledge and grant specific permission to Property Manager to enter premises at any time for inspection purposes should Property Manager reasonably believe that Guests are causing or have caused any damage to Rental Property. 10-Guest agrees to grant Property Manager access to Rental Property for purposes of maintenance and repair should it be needed. 11 -Late Check outs are subject to availability and require authorization. Unauthorized late check-outs will be subject to a $100 charge plus the cost of refunding next guests due to not completing the cleaning on time. 12 - We are not responsible for theft or loss of personal property. 13 - Lost and found policy: Valuable items (For example money, gold, jewelries, phones) will be kept at the home for 2 weeks. After 2 weeks of keeping found items they will be donated. Other items such as clothes will be kept for 1 week before disposal. Used items such as food and personal care will be disposed of immediately. To mail items back to guests, an additional charge of $60 applies for small items (subject to change). Property Manager reserves the right to charge more for larger items. Guests are responsible to send a paid shipping label and box/envelope for any items they want to be shipped. Items can be picked up at the house without a charge ONLY while the home is being cleaned after the guest's check-out. Once cleaners leave the home, guests will need to wait until the next scheduled cleaning to wither retrieve items at the house or have us mail them back.  14 – Duplex Property Acknowledgment: By booking this property, you acknowledge and agree that this unit is part of a multi-family home (duplex) consisting of two completely separate units, each with its own private entrance, AC system, and designated outdoor seating/grilling area. The two units share a detached laundry room located outside. This unit is located on the front/North side of the property facing the street, as shown in the listing photos.

While the backyard is not fenced between the units or the street, each unit has its own clearly designated outdoor area, and guests are only permitted to use the area assigned to their unit as shown in the listing photos.

By confirming your reservation, you agree to these terms and acknowledge that no negative reviews will be left regarding the duplex setup, as it is fully disclosed in the listing description and house rules. Misunderstanding or overlooking this information does not constitute grounds for complaint or poor reviews.

This property is part of a multi-family structure with a shared wall. As with any hotel or apartment, some level of normal, everyday noise from the neighboring unit (such as voices or routine activity) may occasionally be heard. This is not considered a defect or issue with the property. By booking, you acknowledge and accept this condition, and that refunds will not be provided for normal, non-excessive noise consistent with this setting. 15-Guest agrees to grant Property Manager access to Rental Property for purposes of maintenance and repair should it be needed. 16- We have an exterior surveillance camera (in the driveway) and an interior noise monitoring device that monitors decibels (it does not record sound). Tampering with or blocking these devices or the WiFi is prohibited. 17- Additional Cleaning Fees: Our standard cleaning fee covers normal turnover cleaning after a typical stay. If the home is left in a condition that requires excessive or additional cleaning beyond standard turnover (including, but not limited to, excessive trash, stains, spills, odors, or excessive mess), any additional cleaning time required will be charged at $65 per hour and billed after checkout. 18- No street parking (driveway only) 19- No boat/trailer parking allowed 20- No inflatable pools allowed at the property. 21- Bathrobes provided are not disposable, nor a gift. Missing bathrobes will be charged at $60 each. 22- The use of confetti and/or glitter anywhere in the home is strictly prohibited. The use of tape is not allowed on walls, wood & cabinets. Violations will incur a $600 charge.  23- A mandatory mid-stay cleaning fee of $160 will be charged for each 30 day period (after the first 30 days). For instance, a stay of 45 days will be charged an additional $160. A stay of 65 days will be charged $320 (2 mid stay cleanings) etc. This will be charged after the booking is made. 24- The activity of cryptocurrency mining is prohibited at this property. 25- Electric vehicle charging is prohibited at this property 26- Shortening the length of a stay after a booking is confirmed counts as a cancellation and the terms of our cancellations policies will apply 27- Changing the dates of a reservation to a date after the original dates will count as a cancellation and our cancellation policy will apply. Changing the dates of a reservation to a date prior the original dates might be allowed pending availability and pending that the length of the stay on the new dates remains the same as the original reservation, additional charges may apply. 28- Payment Verification & Fraud Prevention: For fraud-prevention purposes, we reserve the right to require additional verification for any reservation, especially last-minute reservations. This may include requesting a photo of the credit card used for payment showing only the cardholder name and the last four digits. All other numbers, expiration date, and security details must be fully covered. We may also require a brief video call to verify that the booking guest matches the government-issued ID provided. Required verification must be completed within one (1) hour of the request. Failure to complete the verification within that timeframe will result in cancellation of the reservation, subject to the applicable cancellation policy and platform rules.
