ATTENTION - Please note:

** All reservations are required to complete and sign our Rental Agreement and Grill waiver within 48hs of booking . Failure to sign within the specified time frame will result in a cancellation of your reservation with no refund **

A violation of any of the rules listed below will result in an immediate cancellation without refund.

1- Quiet hours after 10 pm 2- Washing cars on the driveway or street is not allowed 3- All overnight guests need to be listed on the reservation. No more than 4 guests total AT ANY TIME. Our price change if additional guests are added to the reservation after booking. There is an additional $20/night fee for each additional guest staying, for a max of 4 total. 4- An unexpired government ID will be required upon booking. Failure to send will result in a cancellation with no refund. All fields need to be visible. 5- You agree to the following smoking charges: - This property is non-smoking. If there is evidence of smoking in your non-smoking accommodation, your reservation will be cancelled immediately without refund, and you will incur a minimum deep cleaning fee of $500 charged to your airbnb account, plus applicable taxes. You will also be responsible for the cost of any lost profit on any booking following their stay that results in cancellation due to the smoke smell issue. Please note that e-cigs, vapors, hookahs, marijuana, etc. fall under our non-smoking policy. 6 - You ensure you have a crime free record and wont carry any weapons to the property 7 - Guests are required to provide a phone number where we can reach them during the stay. 8- No refunds will be provided due to inoperable appliances, pools, hot tubs, power outages, noise from neighbors etc. The Property Manager will make every reasonable effort to assure that such appliances will be and remain in good working order. No refunds will be given due to power blackouts, water shortage, flooding, snow, construction at adjacent properties, or mandatory evacuations of the area by county officials due to hurricanes or other potentially dangerous situations arising from acts of god or nature 9- Guests acknowledge and grant specific permission to Property Manager to enter premises at any time for inspection purposes should Property Manager reasonably believe that Guests are causing or have caused any damage to Rental Property. 10-Guest agrees to grant Property Manager access to Rental Property for purposes of maintenance and repair should it be needed. 11 - Late check-outs are subject to availability and must be approved in advance. Unauthorized late check-outs after 10:00 AM will incur a fee of $100 per hour, rounded up to the next full hour. Additionally, if the late check-out results in a delayed cleaning that impacts the next guest's stay, any associated refund costs will be charged to the guest (amount determined by the owner). 12 - We are not responsible for theft or loss of personal property. 13 - Lost and found policy: Valuable items (For example money, gold, jewelries, phones) will be kept at the home for 1 months. After 1 months of keeping found items they will be transferred to the nearest police station. Other items such as clothes will be kept for 1 week before disposal. Used items such as food and personal care will be disposed of immediately. To mail items back to guests, an additional charge of $60 applies for small items (subject to change). Property Manager reserves the right to charge more for larger items. Guests are responsible to send a paid shipping label and box/envelope for any items they want to be shipped. Items can be picked up at the house without a charge ONLY while the home is being cleaned after the guest's check-out. Once cleaners leave the home, guests will need to wait until the next scheduled cleaning to wither retrieve items at the house or have us mail them back.  14- You understand that this unit is part of a 'multi-family' property consisting of two separate units with separate entrances and separate AC's, that share a separate (unattached) laundry room and a wall. This unit faces the street and North side of the home. You also understand that while the backyard is not fenced in between the units nor the street, each unit has its own separate seating/grilling area, and that you are only allowed to use the seating area designated for your unit (one shown on pictures of this listing).

This property is part of a multi-family structure with a shared wall. As with any hotel or apartment, some level of normal, everyday noise from the neighboring unit (such as voices or routine activity) may occasionally be heard. This is not considered a defect or issue with the property. By booking, you acknowledge and accept this condition, and that refunds will not be provided for normal, non-excessive noise consistent with this setting.

• Trash service requires moving bins to and from the curb, which involves passing in front of the unit during daytime hours (never during quiet hours). You also understand that because the backyard is not fenced or divided between units, occasional movement by guests or service providers may occur in other portions of the yard, including near the rear or side of the unit, as needed for access to shared elements such as trash bins. The seating area designated for your unit remains for your exclusive use, but other portions of the yard are not private to one unit alone. 15-Guest agrees to grant Property Manager access to Rental Property for purposes of maintenance and repair should it be needed. 16- We have an exterior surveillance camera (in the driveway) and an interior noise monitoring device that monitors decibels (it does not record sound). Tampering with or blocking these devices or the WiFi is prohibited. 16- No street parking (driveway only) 17- Landscaping services service the property every other week for the maintenance of the lawn. These visits may happen during the stay and generate a temporary level of noise. 18- No boat/trailer parking allowed 19- No inflatable pools allowed at the property. 20- Bathrobes provided are not disposable, nor a gift. Missing bathrobes will be charged at $50 each. 21- The use of confetti and/or glitter anywhere in the home is strictly prohibited. The use of tape is not allowed on walls, wood & cabinets. Violations will incur a $600 charge.  22- A mandatory mid-stay cleaning fee of $105 will be charged for each 30 day period (after the first 30 days). For instance, a stay of 45 days will be charged an additional $105. A stay of 65 days will be charged $210 (2 mid stay cleanings) etc. This will be charged after the booking is made. 23- Unauthorized late check outs will incur a $200 penalty 24- The activity of cryptocurrency mining is prohibited at this property. 25- Electric vehicle charging is prohibited at this property 26- Minimum age to book is 25. The reservation holder must be over 25 years of age or the reservation will be cancelled. 27- Any excessive cleaning incurred will be charged at a rate of $40 per hour. 28- Grills left uncleaned and with excessive grease and or food left on griddle will be charged $50 for a Deep cleaning. 29- Grill waiver copy: I have adequate experience regarding Grills. 30- Payment Verification & Fraud Prevention: For fraud-prevention purposes, we reserve the right to require additional verification for any reservation, especially last-minute reservations. This may include requesting a photo of the credit card used for payment showing only the cardholder name and the last four digits. All other numbers, expiration date, and security details must be fully covered. We may also require a brief video call to verify that the booking guest matches the government-issued ID provided. Required verification must be completed within one (1) hour of the request. Failure to complete the verification within that timeframe will result in cancellation of the reservation, subject to the applicable cancellation policy and platform rules.

  I take responsibility for any person on the property, excluding the mgt. co., the property owner, and their agents, to the fullest extent allowable by law.

  Failure to follow safety norms will result in the immediate termination of rights and privileges without warning and without a refund.

  I understand grills are dangerous, even when using caution, and I accept personal responsibility for damages and injuries caused by my actions or the actions of others on the property, excluding the mgt. co., the property owner, and their agents.

     I will turn off the gas in the tank before leaving. 
  

  I will hold Maven Vacation Rentals, the property owner, and their agents harmless for any damages or injury due entirely or in part to the prementioned danger, my lack of care, my negligence, the acts of a
  third party, an act of nature, or any other cause, except for gross negligence on the part of Maven Vacation Rentals, the property owner, or their agents, in which case damages will be limited to actual medical expenses incurred.

  I will indemnify Maven Vacation Rentals, the property owner, and their agents, for damages and legal fees resulting from any legal action taken by a third party or members of my group due to my actions or inaction.
  

  This waiver can be severed and modified to the extent necessary to be legally enforceable.

  Unclear terms herein will be interpreted based on the intent of Maven Vacation Rentals to minimize liability.

     I will ensure: No person who is intoxicated, or who lacks full mental capacity will use any of the items listed in this waiver
