A Rental Agreement must be signed within 24 hrs of creating your booking. A Security Deposit to be held by host on guest credit card prior to arrival and released post-departure pending no damages or extra cleaning fees. All pets must be accounted for at time of booking. Stays exceeding 30 days will incur an additional $37 fee per 30 day stay. This fee may be paid directly to the host upon checkout or can be deducted from the guest's security deposit. As a responsible host, we kindly ask our Airbnb guests to adhere to the following rules during their stay:

The driving speed on the property is no more than 5 miles an hour for everyone's safety including our animals.

The property utilizes a robotic mower that is about the size of a large remote control car and operates at various times throughout the day and all night. The robotic mower is equipped with strobe/flash front lights and a flag. Watch very closely while you are driving on the property. Any damage to the robotic mower will result in an $8000 fee to replace the unit.

No Parties: We maintain a peaceful and serene environment, so please refrain from hosting parties or events on the premises.

We ask that the noise be kept to a minimum in units that are appts, and or in any common areas outside the unit for the safety and comfort of our other guests and animals. Should there be noise complaints from guests and or disturbance and discomfort to our animals your stay will be cancelled without refund and you will be asked to leave. This is for everyones safety and comfort.

Exterior security cameras are in use for safety. Guest may not cover, block, move, unplug, disable, or tamper with cameras or Wi-Fi equipment. Violations incur a $500 fee and may result in eviction.

No Outside Pets: We understand the importance of pet companionship, but we can only accommodate pets that have been approved by us in advance. Please do not bring any outside pets without our explicit permission.

Pets on a Case-by-Case Basis: We welcome pets on a case-by-case basis with prior approval. Please inform us about your furry companion before your arrival. Pet fee of $150/pet is required and is collected directly by the host upon arrival. If the fee is not paid directly to the host, it will be deducted from the security deposit. Please inquire for further guidelines prior to your stay. Should we find out about an undeclared pet you will be immediately removed from the property without refund and your stay will be cancelled.

Service animals will need to show certification. This again is for the safety of all guests and animals on site.

No Smoking: For the comfort and safety of all guests, smoking is strictly prohibited inside the property. This includes all forms of smoking, including marijuana. We also prohibit smoking in any common area and anywhere near our animals. There is absolutely no disposing of cigarettes anywhere on the property doing so will result in immediate removal from the property.

No Drugs: The use or possession of illegal substances is strictly prohibited on our premises. This includes marijuana, even in areas where it may be legal.

No Outside Guests: To ensure the safety and security of everyone on the property, we kindly request that only registered guests stay overnight. Please refrain from inviting additional visitors without prior explicit approval.

Pets on Leash or in Fenced Backyards: All pets must be kept on a leash or confined within the fenced backyard areas. This ensures the safety of your pets and prevents any disturbances to other guests or nearby properties. Please do not approach the private farm dogs. These dogs are all rescues and while friendly are still animals that need to be treated with respect. Our personal farm dogs are all on electronic collars and confined to areas around the private residence. They do not come past the black asphalt road in front of the cottages. We ask that you do not approach the dogs or allow any pets into this area without explicit owner consent. Stables by the sea is not liable for any accidents or injury as a result of not following this rule whether to pets children or property. Violation of this rule will result in immediate cancellation of your stay without refund and removal from the property.
