Before booking this property, guests must acknowledge and accept all house rules. Please be respectful of the property and neighbors — this is a quiet, family neighborhood. Outdoor noise is not permitted between 9:00 PM and 8:00 AM.

No parties or events are allowed under any circumstances. Do not exceed the maximum number of guests listed on your reservation. Unauthorized overnight guests are strictly prohibited.

Smoking

No smoking or vaping of any kind is permitted inside the property. A $200 fee applies if any evidence of smoking or vaping is found.

Locals & Age Requirement (Strictly Enforced)

The minimum age to rent this property is 25 years old. Local residents must contact the host before booking. Guests must truthfully disclose if they are locals or under 25 before confirming a reservation. Failure to disclose this information may result in the host canceling the reservation without penalty or refund obligation. This policy is strictly enforced to ensure compliance with rental and neighborhood regulations. Early check-in is available for a fee of $35 if the check-in time is between 12:00 PM and 3:00 PM. Early check-in is subject to the availability of the property, the cleaning schedule, and whether there is a guest checking out on the same day as your arrival. Early check-in can only be confirmed by the end of the day prior to your scheduled check-in date. The early check-in fee will be requested and processed through the booking platform. We recommend reaching out a day before your check-in date to confirm availability.

Pets

A $70 pet fee will be charged only if you bring pets. This fee covers the additional cleaning required to remove pet hair, odors, and allergens to ensure a clean environment for the next guests. Please note: Cats are not allowed due to allergy sensitivities. Damage caused by pets is not covered by this fee and may result in additional charges if applicable.

Cleanliness & Property Care

Please leave all areas clean and tidy, including washing dishes and keeping the kitchen as you found it. No food or drinks in bedrooms. Do not move any furniture or decorations.

Towels & Essentials

Each guest is provided with one bath towel and one washcloth for the duration of their stay. Additional hand towels are provided in each bathroom. Guests have access to a washer and dryer, and detergent is provided in case you wish to refresh your towels or clothing during your stay. Please do not use towels to remove makeup or clean surfaces that could cause stains — additional cleaning fees may apply. A starter pack of essentials (trash bags, soap, paper towels, toilet paper, hand soap, etc.) is provided. Guests are responsible for restocking if needed during their stay.

Check-In / Check-Out

Early check-in or late check-out without prior approval is not allowed. No refunds for late arrivals or early departures.

Guest Verification & Communication Guests must remain responsive and reachable through the Airbnb platform from booking through checkout.

For awareness, we have a ring doorbell camera out front. It is an exterior camera and is motion detection for security purposes.
