Before booking this property, guests must acknowledge and accept all house rules. Please be respectful of the property and neighbors — this is a quiet, family neighborhood. Outdoor noise is not permitted between 9:00 PM and 8:00 AM.

Noise Disclaimer Please note there may be occasional noise from a train that runs a few blocks away. On some days, it may pass early in the morning before dawn. To ensure a restful stay, each bedroom is equipped with a box fan. These fans can be used for white noise, and most guests find that they completely block out any train sounds. Early Check-In

Preparing the property ahead of schedule requires additional coordination from our team. Early check-in is available between 12:00 PM and 3:00 PM for a $40 fee. Availability depends on cleaning schedules and same-day checkouts. Early check-in can only be confirmed by the end of the day prior to arrival, and fees are processed through the booking platform. Please message us the day before check-in to confirm availability.

Parties, Events, and Guests

No parties or events are allowed under any circumstances. Do not exceed the maximum number of guests listed on your reservation. Unauthorized overnight guests are strictly prohibited.

Smoking

No smoking or vaping of any kind is permitted inside the property. A $200 fee applies if any evidence of smoking or vaping is found.

Locals & Age Requirement (Strictly Enforced)

The minimum age to rent this property is 25 years old. Local residents must contact the host before booking. Guests must truthfully disclose if they are locals or under 25 before confirming a reservation. Failure to disclose this information may result in the host canceling the reservation without penalty or refund obligation. This policy is strictly enforced to ensure compliance with rental and neighborhood regulations.

Pets

A $70 pet fee will be charged only if you bring pets. This fee covers the additional cleaning required to remove pet hair, odors, and allergens to ensure a clean environment for the next guests. Please note: Cats are not allowed due to allergy sensitivities. Damage caused by pets is not covered by this fee and may result in additional charges if applicable.

Cleanliness & Property Care

Please leave all areas clean and tidy, including washing dishes and keeping the kitchen as you found it. No food or drinks in bedrooms. Do not move any furniture or decorations.

Towels & Essentials

Each guest is provided with one bath towel and one washcloth for the duration of their stay. Additional hand towels are provided in each bathroom. Guests have access to a washer and dryer, and detergent is provided in case you wish to refresh your towels or clothing during your stay. Please do not use towels to remove makeup or clean surfaces that could cause stains — additional cleaning fees may apply. A starter pack of essentials (trash bags, soap, paper towels, toilet paper, hand soap, etc.) is provided. Guests are responsible for restocking if needed during their stay.

Check-In / Check-Out

Early check-in or late check-out without prior approval is not allowed. No refunds for late arrivals or early departures.

Guest Verification & Communication Guests must remain responsive and reachable through the Airbnb platform from booking through checkout.
