🏡 Check-In & Arrival • Check-in time: 4:00 PM (local time) • Early Check-in / Late Checkout: May be available upon request. Please confirm in advance. • Online Check-In Required: All guests must complete online check-in prior to arrival. This includes ID verification and guest registration for the security gate entrance. • Rental Agreement: By booking, you agree to our terms. The primary guest must be of legal age to enter into this agreement in the state of Florida.

🚪 Guest Registration & Occupancy • Ensure your guest count is accurate at booking. Changes should be communicated in advance. • Florida fire codes prohibit occupancy by more than the number of guests listed in your reservation. • Subletting, reassigning, or unauthorized sharing of the home is not allowed.

🧹 House Rules & Property Care • Please care for our home as you would your own. • Report any damage or issues immediately so we can address them. • Unauthorized events or parties may result in eviction and forfeiture of the deposit.

🚭 No Smoking Policy • Smoking is strictly prohibited inside the house, on the patio, and in the pool area. • Violations will result in the loss of your security deposit.

🐾 Pets • For the safety and comfort of our guests and due to allergies, pets of any kind, including emotional support and service animals are not permitted on the property. 

🍽️ Breakfast Option • We offer breakfast for guests with advance booking. • Additional fee applies. Ask us for available options!

🌦️ Pool & Spa Info • Pool & Spa Heating: $35/day. Must be requested and paid at least 3 days before check-in. • Pool and hot tub use the same heating system and must be heated together. • Important: Weather conditions can affect water temperature. We do our best, but this is beyond our control.

🏊 Pool Rules • Use the pool and hot tub at your own risk. • No glass, diving, running, or rough play allowed. • Children must be supervised at all times. • Please keep all doors closed to maintain indoor comfort and keep pests out.

🍔 BBQ Grill • Complimentary BBQ available for your use during your stay.

🧺 Cleanliness Guidelines • No food or colored drinks in bedrooms, on rugs, or fabric furniture. • Use plasticware in outdoor or pool areas. • Trash: Please bag all trash and place it in the bin on the driveway. Mid-Stay Cleaning Policy: For stays over 7 nights, a refreshing mid-stay cleaning will be scheduled to keep the home comfortable and well cared for. The $245 service fee is required before check-in.

🚘 Parking Guidelines • Do not park on the grass or block sidewalks, driveways, fire hydrants, or stop signs. • No RVs, slingshots, or commercial vehicles allowed in the resort.

🔐 Safety & Responsibility • Lock all doors whenever you leave the property. • Guests are responsible for loss, breakages, or theft during their stay. • The property owner is not liable for injuries, accidents, or loss of personal items. • We recommend travel insurance to protect your trip.

🦟 Florida Climate Notice • Florida’s warm climate can attract bugs. Please store food properly and avoid leaving it uncovered.

🎉 Special Events & Gatherings • Planning a celebration? Let us know in advance. • Events must be approved. Additional fees and refundable deposit apply based on the event type and size.

Age Limit: Guests must be at least 21 years of age to book this property.

🌟 Security Deposit: A $500 refundable deposit is required. This is fully refundable if there are no missing items or damages.

🛴 Electric Scooters (Adult & Kids) • From $180/day, 2-day minimum • Security deposit required

🧑🦼 Mobility Scooters • From $170/day • Reserve in advance • Security deposit required

🚐 Shuttle Services. (parks, airport, or outlets) • $120 service fee required. Separate from transportation fees. • Reserve in advance. Subject to availability.
