We're committed to creating an exceptional experience for every guest who stays with us. To ensure everyone has a wonderful, peaceful stay, we've established a few simple guidelines.
Before your arrival, we'll ask you to review and acknowledge our house guidelines and complete a quick identity verification. This is standard practice that helps us maintain the quality and safety of our properties while keeping great relationships with our neighbors.
We've designed this process to be quick and straightforward—most guests complete it in just a few minutes. IMPORTANT NOTE: Your personal information is secure, never shared with third parties, and used solely to ensure we're a great match for each other.
Here's what to expect:

- Acknowledgement and acceptance of house guidelines (same as outlined below)
- Link to Guest App provided after booking
- Complete the Reservation Verification via the link provided after booking

- Government ID photo and selfie for verification
- Choice of a security deposit or waiver:

Section One: Getting Started
Your Home Essentials:
- We've stocked your place with starter quantities of essentials (toilet paper, paper towels, dish soap/pods, and laundry detergent)—perfect for a typical 3-day stay. For longer visits, you'll find several convenience stores nearby for restocking.
- To keep your floors cozy and clean for everyone, we have a no-shoes policy inside the house.
- Please help us maintain the home's setup by leaving all furniture, gaming consoles/accessories, decor, and amenities in place.
- Early Check-in/Late Check-out: When available, this option is $50 per hour. Please contact us in advance to check availability, as it depends on our cleaning schedule and cannot always be guaranteed.
Being a Good Neighbor:
- Our peaceful community observes quiet hours from 8 PM to 8 AM.
- We kindly ask that music and gatherings remain at a considerate volume throughout your stay.
- For safety and insurance purposes, we can only accommodate the number of guests listed in your original booking. Additional or undisclosed guests aren't permitted.
- We actively monitor our properties to ensure they're being used responsibly. If you're considering hosting an event, please reach out in advance so we can work together to coordinate it properly.
- Important: Unauthorized parties or events will result in immediate termination of your stay without refund. We appreciate your understanding in helping us maintain positive relationships with our neighbors.
Comfort & Safety Guidelines
Climate Control:
- For optimal comfort and to protect our HVAC system, please keep the thermostat within a comfortable range (not below 70°F in warm weather or above 74°F in cold weather). This helps prevent system issues that could impact your stay.
General Safety:
- This is a smoke-free home. If you smoke outside, please use the provided ashtrays to help us keep our grounds beautiful.
- To keep things safe and legal: no underage drinking, drug use, parties, or other illegal activities are permitted on the property.
We Love Our Furry Friends!
Type of Pets We Welcome:
- Hypoallergenic dogs up to 30 pounds (pet fee: $50 per dog per day)
- Sorry, no cats, reptiles, birds, fish, snakes, or other animals are allowed at the property
- Please ensure your pet(s) are disclosed as a guest on the booking app
Pet Guidelines:
- Please keep pets off furniture and beds
- Bring and use crates if planning to leave pets unattended for any period of time; dogs that are not calm when crated are not allowed
- Keep dogs leashed during neighborhood walks
- Clean up pet waste promptly and dispose in outside bins
- For insurance reasons, we cannot accommodate fighting breeds or dangerous dogs
Service animals are welcome and must follow these ADA guidelines:
- Must remain under handler control at all times
- Cannot be left alone in the property for any period of time (crated or loose)
- Please inform us of the task they are trained to perform and confirm they are needed due to a disability
- Owner is responsible for any damage caused by the service animal
- Must be housebroken
Important Note for All Guests:
- While we aim to be flexible, significant violations of these guidelines (such as unauthorized guests, unapproved events or parties, unregistered pets, or disturbing the peace) may result in early termination of your stay without refund.
- Additional cleaning fees may apply in certain situations to ensure the home stays beautiful for all guests. Please see Section Two below for our complete transparency breakdown of fees related to house rules violations.

Section Two: Transparency About Additional Fees and Penalties for House Rules Violations
We believe in being upfront about any potential charges, so there are no surprises during your stay. While we hope to never need to enforce these, here's a clear breakdown of our fee structure:
Cleaning & Maintenance Fees:
- Additional cleaning when needed: $250 (applies to parties, smoking indoors, unauthorized pets, parties, evidence of pets on furniture, or excessive mess and garbage)
- Emergency HVAC service calls (if thermostat guidelines aren't followed and system malfunctions): $500 per visit
- Missing amenities, decor, etc. will be charged at market value plus 60% markup
Guest Policy Fees:
- Unauthorized additional guests: $250 additional cleaning fee plus $50 per extra person
- Note: Having undisclosed guests may also result in early termination of your stay without refund
Pet-Related Fees:
- Standard pet fee: $50 per dog, per day (must be disclosed on the booking platform)
- Unauthorized pets: $250 cleaning fee plus the standard pet fee (calculated for entire stay)
- Undisclosed non-hypoallergenic or shedding dogs:
- Additional $250 cleaning fee
- Evidence of pets on furniture, decor, or bedding: Additional $250 cleaning fee
- Pet accidents inside or waste not cleaned up in the yard: $250 cleaning fee
Service Animal Guidelines:
We proudly welcome legitimate service animals while following ADA regulations. To maintain the integrity of these accommodations and ensure fairness for all guests, please note:
Important Distinctions:
- Service animals are dogs individually trained to perform specific tasks for people with disabilities
- Emotional Support Animals (ESAs), therapy animals, and comfort animals are not considered service animals under the ADA and are subject to our standard pet fees
- Per Airbnb policy, ADA regulations, and Georgia State Law, ESAs are not provided the same protections as service animals and are not exempt from the regular pet fee ($50 per day, per dog)
Service Animal Requirements:
- The handler must maintain control of the service animal at all times
- The animal cannot be left unattended at the property, crated or not, for any period of time
- Service animals cannot be left alone in the property—unattended service animals will be considered pets and incur the standard pet fee plus penalties
We'll need disclosure of:
- The specific task(s) the animal is trained to perform
- Confirmation that the animal is needed due to a disability
- Service animals must be housebroken
- Disruptive behavior (excessive barking, aggression, destruction of property) may result in the animal being treated as a pet or being asked to leave the property
Please Note:
- Misrepresenting a pet as a service animal is both unethical and illegal in many jurisdictions
- If we discover a pet has been falsely claimed as a service animal, you'll be charged:
- Standard pet fee ($50 per day, per animal) for the entire stay
- Additional $250 cleaning fee
- Your stay may be terminated without refund if other pet policies or house rules were violated
We maintain these policies to protect the rights of guests with legitimate service animals while ensuring our property remains welcoming and comfortable for all visitors.
Early Stay Termination (Without Refund) May Result From:
- Excessive noise or parties
- Undisclosed events such as reunions, birthdays, parties, weddings, etc.
- Unauthorized guests
- Illegal activities such as drug use, underage drinking, fighting, altercations, etc.
- Exceeding maximum guest count for the listing
- Having undisclosed pets or pets over 30 pounds
- Dangerous dog breeds such as Pitbulls (and related breeds), Dobermans, Rottweilers, etc.
- Clear disregard for the property, the neighbors, and the house rules
We share these details in advance in the spirit of clear communication and mutual respect. Our goal is to ensure everyone has a wonderful stay while maintaining our home's quality for all future guests.
