Privately owned boats by our guests will incur NO docking fees.

**PLEASE READ House and Property Rules (applies to anyone visiting Keys Cove properties): Full rules provided before arrival and at arrival. By reserving this home, you have agreed to the following (but not limited to) House Rules:
House Rule enforcement responsibility is the Primary guest listed on the reservation

• No Pets unless expressly permitted by management. We have designated homes only for certain allowable pets plus special allergen cleaning fees. Text or call management for more details and additional fees. Please beware that there will be $500 FINE for bringing unauthorized pets on or inside the property. *Smoking is not allowed on or near the houses or beach and dock. A $500 FINE will be imposed for the violation. You may smoke at the entrance area near the Buggy Lot. There are benches available for seating. Please make sure all cigarettes are fully extinguished and discarded in proper receptacle. *Please note each house has a maximum of 10 people and 4 cars. Additional cars must park in in an area designated by management. No Trailers under the house by city ordinance.
• No open or charcoal fires are permitted by ordinance. Outdoor cooking to be done on the gas grill provided by Keys Cove under house only.
• No outdoor music after 10pm (city ordinance). Please keep noise and music to a comfortable level. *Please always wear footwear when walking on docks to prevent injury. Usage is at your own Risk. *No Glass of any type allowed near pools and beach. Plastics are required. *No children under 16 are permitted alone near the pool or beach or dock area without adult supervision. Swimming is always at your own risk.
• City ordinance prohibits any RVs or trailer parking on-site or under any house. Contact management for additional parking options. *Outside Rental Boats are not permitted without management permission and an additional fee. Contact management. There will be a fine of $500 for any unauthorized rental boats.
• Please notify us as soon as possible if you are bringing a boat because dockage space is provided on a first come/first serve basis. You will be assigned your own slip based on our boat manager’s assessment of boat size, draft and hull requirements. Any damage that your craft causes to Keys Cove Docks or other guests is at your own risk and will most likely be covered by your own personal watercraft insurance.

• IMPORTANT Entry and Maintenance notice: We ask that you Care for our home as you would want your own home cared for. Please Keep in mind that We love and honor our guests and offer best privacy. We will not enter the home for unnecessary reasons unless you request it. However, we do reserve the full right to enter when needed, especially for city, state or county mandated inspections or updates. You will receive pool service twice per week and occasional inspections. Management is always available. You are required to immediately report any breakage or damages for repair or replacement assessment and provide entry access to personnel. If there is any breakage, loud noises, emergency, necessary inspection, repair, or any other maintenance concern, we will require full access to our home. As you would expect, any obvious damages will require you to report and will be assessed a repair/replacement fee. We do fully inspect and document each home before and after your stay. You will also be assessed for replacement and damage fees for any missing equipment or damage that you cause on any Keys Cove property during your stay. *Violating any house rules or regulation can incur additional fees or charges. If your violations are recurrent or endanger any other person, guest or private property, you may be asked to leave and will receive no refund. *Do not program or adjust the pool temperature HVAC as they are set and can overheat or malfunction. *Please under no circumstance unplug the smoke alarms as they are hard wired, *Be aware to not to over-fill the refrigerator because if the door does not close fully- it ices over very quickly and may malfunction or cease cooling completely. Replacement of any large appliance can take up to 2 weeks in the Florida Keys. *Please do not over adjust the Air Conditioner HVAC thermostat as the unit can freeze over quickly. Also, it is Important to keep the doors and windows closed while the AC is On so the unit does not malfunction or discontinue working.
• You are provided with a set of 3-4 Kayak paddles per home. The Kayaks are on the beach. Please always return your kayak to the storage area after usage and return the paddle to your home. Any missing equipment will incur an additional fee of up to $500. Kayak life jackets are complimentary and provided for your own discretionary use. As always, any usage of any Keys Cove equipment is always at your own risk. City of Marathon Noise ordinance after 10pm Daily. No utility vehicles, boat trailers, high tops or other boats or equipment parking under any home per city fire ordinance. No Glass at Beach or Pool-plastics only are allowed. NO Pet rule- $550 house penalty and allergen treatment required for any animals. Any Damages are the sole responsibility of the primary guest and additional fees apply against damage deposit
