Check-In / Check-Out
Check-in: 3PM
Check-out: 10AM
Guests shall vacate Premises at or before designated check-out. If guests leave Premises more than thirty (30) minutes after posted check-out time, a $75 fee will be charged. If possession of Premises is held for more than two additional hours beyond designated check-out, an additional day's stay will be charged at base nightly rate without discounts. This does not award Guests possession of the property for an additional day.
Only the Guest who books the stay is allowed to conduct check-in. Approved Guests who did not book their stay are not allowed to check-in.
All Guests must be approved before check-in. To have Guests approved, simply ensure that the number of claimed Guests on your reservation is accurate. A $40 fee per unlogged Guest shall be charged. Even if Guests are approved for a reservation, Guests may be removed from the reservation if deemed unsuitable for occupancy.

Parking
We (the host) are not responsible for anything that happens to your vehicle.
Two parking spaces are available on the left-hand side of Mendel Avenue's front driveway. If guests have more than one car, they must park them parallel to one another. If additional parking is needed, guests can park their vehicles on the side of Mendel Avenue. Guests shall not park on Heather Street or the duplex’s rear driveway access. Please do not drive or park on the front lawn.

Use of Cleaning Products (IMPORTANT)
Products containing chemicals, including bleach, can inflict harm to the house's private septic and well systems, which are more susceptible to damage than city setups. We ask that you do not flush any foreign objects beyond septic-friendly cleaning products and septic-friendly toilet paper. Septic-friendly cleaning products include water, vinegar, CLR solution, Mrs. Meyers disinfectant, and bleach-free Scrubbing Bubbles.
-
Packages
We do not allow guests to order or mail packages to this location. If Guests attempt to have something delivered to this address, it will be rejected, and we will not hold responsibility for its whereabouts.
-
Maintenance
We ask that guests are patient and understanding for all maintenance requests. If a previous guest has left minor damage and we were unable to conduct repairs before check-in, it will be reported to maintenance staff. However, reparations are dependent on the maintenance team’s schedule.
Examples of minor maintenance requests: blinds, curtains, and lightbulbs. Such “non-emergency” maintenance requests won’t be completed until the maintenance team has addressed any emergency requests first. A $50 fine will be accrued for not allowing maintenance staff to enter during reservation.
Upon reporting a complaint regarding any aspect of the property, Guests authorize maintenance to enter the property to resolve the issues of concern.
-
Smoking
This is a non-smoking property. "Property" includes inside the interior spaces of the home. This rule prohibits vapes, cigarettes, e-cigarettes, and any other forms of smoking, including nicotine, tobacco, ween, herbs, and any other substances. Infringing upon this rule shall result in a $200 fine, in addition to the potential additional cost that is incurred by losing the subsequent guest’s reservation because we cannot eliminate the odor in time for the next booking.
-
Parties
Absolutely no parties will be tolerated. If Guests throw a party, trash and/or damage the unit, disrespect the property, or hold a gathering with additional guests that were not reported in initial booking, a $200 fine will be enforced.
-
Pets
Pets are not allowed on or in the property unless they are approved before booking. Guests’ inability to comply with this house rule shall result in a fine of $200 per unauthorized pet.
If your pets are approved, a one time non refundable fee of $100 (per pet) for 1-30 night stays and $150 (per pet) for 31+ day stays due prior to check in will be enforced.
Upon checkout, if messes resulting from pets, including excessive pet hair, waste, damaged or stained linens or floors are evidenced, a fine of up to $500 will be enforced.
Please be responsible pet owners and clean up after your furry friends. This includes out on the property as well as within the listing.
-
Cleaning
The cleaning fee is based upon courteous Guests. If the housekeeping crew notices an unreasonable mess after checkout, an additional fee will be charged of $100.
Upon check-in, Guests may find that the dishwasher may be running, or full of clean dishes upon check-in.
This home has been cleaned and sanitized after every stay to ensure your positive Guest experience. For your comfort, A/C, heat, and / or ceiling fans control the home’s climate before your check-in. Such factors could potentially alter the home’s state between the timeframe in which the housekeeper has completed their cleaning service and the time Guests arrive. When entering the home, Guests also introduce dust, debris, hairs, lint, and other particles to the environment. Such particles may settle on surfaces within the home, despite prior cleaning service.
By staying at our home, you acknowledge that you may directly or indirectly affect the home’s surfaces and its sanitation due to the natural movement of air throughout the home.
-
Extra Towels / Linens
Please exhibit patience and understanding with our housekeeping crew. Our cleaners must cover extensive cleaning and sanitation within a short period of time. To accommodate their busy schedules, they often must leave CLEAN towels in the dryer as they move on. If enough towels or linens are not available for you upon arrival, please check the dryer to see if additional towels are available.
-
Keys / Key FOB
If the keyless entry system is damaged, a $75 fee will be incurred.
-
Interior Environment Maintenance
Guests are not permitted to use the fireplace. It is not in working order.
Please do not enter the attic space, as it is not suitable for guest occupancy.
To maintain the home's interior environment and keep it free of pests and other undesirable interference, please do not open windows or exterior access doors for extended periods of time unless in the case of emergencies.
-
Phone
Guests must have a valid working phone number.
-
Occupancy
This home has an occupancy limit of eight (8) Guests. No more than eight (8) guests per booking are allowed on the property. If more than eight (8) guests are on the property at one time, they will be removed for trespassing.
-

Guests who live within thirty (30) minutes within the Premises must contact us before booking.
-
Amenities
Please note that although the house is located near beaches and kayaking, it does not have private beach access. In addition, Guests will either need to rent a kayak from a local provider, or bring their own equipment.
The outdoor fire pit is available for use, as long as it is operated responsibly. Guests must bring their own pre-cut and seasoned firewood. Please do not move the firepit from where it is stationed upon your check-in.
The home is connected to a private well water system, which may contain high amounts of iron. This natural well water may leave minor spots of red-orange discoloration on components of the home including shower tiles and towels.
Please only use bottled water, which has been provided with your stay, in the coffee maker. Water with high iron content can lead to coffee maker damage.

Liquidated Damages Clause
Guests agree that if any aspect of the Premises or home is damaged at the fault of Guests, that it is responsible for the total repair costs, including supplies and labor, to restore damages to rent-ready condition. Guests understand that this cost does not include additional fees that may be accrued for breaking house rules. This amount represents liquidated damages and does not constitute a penalty.
Breaking any of the house rules will be grounds for immediate termination of Guests' reservation without refund. Guests will be considered trespassers of the property upon violation of any house rules. Guests can be removed from the property upon breaking any house rules.
By booking, Guests agree to waive Tenant rights.
By booking this unit, you have read, understood, and agreed to all of the house rules.
