Sleeping arrangements include three queen beds, one full bed, and one bunk bed consisting of a twin and a full.

Practical Information and House Rules:

• Age Requirement: Primary guest must be 21+ with an adult over 21 present during the stay.
• Pets: Allowed (no cats). A $100 fee applies per reservation for up to 2 pets. Unannounced pets incur an additional $100 fee.
• Smoking: Prohibited; $200 fine for violations.
• Food & Drink: Not permitted in bedrooms (except closed water bottles).
• Quiet Hours: 10:00 PM to 7:00 AM.
• Additional Policies: Unauthorized parties are forbidden and will result in immediate eviction. Garage access is not permitted. Guests must complete the Joseph Ellen Guest Protection Program, choosing between a damage waiver or a security deposit.
• Fees: Early arrivals or late check-outs (subject to approval) are $100 for 1-2 hours and $200 for 2-3 hours. A 3.9% non-refundable processing fee applies to refunds per Stripe's policy.
