Welcome to Happy Oak Villa, your own private mini-resort and 'Beach House in Orlando' designed for a magical family getaway in Davenport, Florida. This recently renovated home offers a perfect blend of tranquility and excitement, situated on a large pie-shaped lot at the back of a quiet cul-de-sac on the edge of a beautiful conservation area.

This fully air-conditioned villa comfortably sleeps eight guests across four bedrooms, each featuring its own closet. The layout is thoughtfully split for privacy: one side of the home contains three double bedrooms (consisting of one King, a Twin/Double bunk, and two Twins) and the main bathroom with a tub and shower. The other side is dedicated to the master bedroom, which boasts a Queen double pillow-top mattress, a walk-in closet, and an ensuite bathroom featuring a large walk-in shower with direct access to the lanai.

Family fun and luxury are central to the experience here. The home features a full games room equipped with a gorgeous slate pool table, high-end foosball, and a commercial arcade video game. For outdoor relaxation, the South-West facing pool deck has been expanded and includes a relaxing hot tub, all enclosed by a screen to keep out insects. The pool overlooks a large private yard bordered by a solid fence and a tropical forest, ensuring total privacy with no rear neighbors.

Inside, the kitchen is well-equipped with quality appliances, cookware, new quartz countertops, and a hand-made Mexican tile backsplash. The open layout encourages shared family time, while the bedrooms provide a peaceful retreat.

Located in the safe Thousand Oaks community, you are just two miles south of the Walt Disney World Resort Property, with a quick 15-20 minute drive to Magic Kingdom parking. The location is so convenient that you can often hear the Epcot fireworks from your own doorstep.

- Optional items are not included in prices shown. Pool Heat ($22/night) is usually needed during winter months. Other optional items include full size BBQ with fuel, baby items, scooters, and seasonal decorating.
- A $500 Account/Security Deposit will be due shortly before arrival. This will be administered separately from AirBnB, and is taken as a Credit Card Authorization ONLY. No charge is made, and no need to process a refund after your stay.

Christmas Bookings

Due to the Holiday Season being a Peak Demand time in Orlando, bookings are subject to the following requirements:

Bookings are subject to a minimum charge of one week/seven nights. One week bookings may include either Christmas Eve through Boxing Day (the day after Christmas), or New Year’s Eve and New Year’s Day, but not both. In other words, one week (or less) bookings MUST have an arrival or departure date on December 27th through December 29th. This is done to leave a full week available around the unbooked holiday for other guests to book. Bookings which fail to meet this criteria, regardless of length, will be subject to a minimum charge of two weeks/fourteen nights. In other words, a guest could book only six nights, for example December 26th to January 1st, but would be subject to the minimum fourteen nights charge. The minimum periods/charges apply to any additional or extra options added to the rental.
