Thank you for not bringing pets to this home or requesting an exception to this rule. • Must be at least 25 years old to reserve. This person is required to be one of the persons staying in the property for the reserved dates. • No smoking inside the home. No trace of smoking left outside the home. • Do not leave food or trash outside as it could attract animals. • No parties or gatherings above the posted occupancy allowed. Keep outside noise respectable. • 4WD or AWD vehicles are recommended year round. The main roads are plowed in winter, but chains may be necessary to access this home in winter months. The driveway is steep with gravel for traction. • Guest is responsible for any damages caused by intentional (non-accidental) actions. • Host is not responsible for items left in the home. • Must electronically sign an additional Rental Agreement Terms and Conditions sent by Host (property manager) within 60 days of arrival.

The maximum occupancy for The JEM Mine is strictly capped at no more than twelve (12) persons total in your group, inclusive of children of any age. Violators will be fined a $100 per person, per day fine. Thank you for adhering to this limit and helping us keep our home in excellent shape for everyone to enjoy!

Please note that this property absolutely does not permit pets anywhere in or on the premises at any time including outdoor spaces. Bona fide service animals as prescribed by a medical professional may be permitted, and the presence of a service animal must be disclosed prior to check-in. Misrepresenting a pet as a service animal is a crime under North Carolina law. Guests who bring a pet to a no-pet home will be subject to a non-refundable $750 fee to reimburse the owner for wrongful use of their home as well as compensate for removing pet hair and dander and clean carpets and upholstery.

If any pets are discovered during your tenancy including via security camera or observation of neighbors or BRMR staff, your credit card on file will be charged for the above-mentioned fee
