For safety, water quality, and equipment protection, all pool and spa equipment is managed by the owner and service personnel only.

1. Owner-Controlled Settings Pool temperature, heater settings, timers, valves, autofill devices, and chemical systems are owner-set and seasonally managed by authorized service personnel only.
2. Standard Pool Heat When pool heat is offered, the standard heated pool setting is owner-set at approximately 78°F, subject to weather and equipment limitations.
3. No Guest Adjustments Guests may not adjust pool or spa equipment, heater settings, timers, valves, breakers, automation panels, autofill devices, hoses, remotes, tablets, or chemical equipment.
4. Spa / Hot Tub Use Spa or hot tub heat and jets may be operated only through the approved guest spa controller, if provided, and will shut off automatically after the preset cycle.
5. Weather / Temperature Disclaimer Pool and spa heating performance is weather-dependent. Heating and recovery may take 24–48 hours, and specific water temperatures are not guaranteed.
6. Water Level / Water Use Guests may not add water, drain water, attach hoses, remove autofill devices, or otherwise alter pool water levels without management approval.
7. Guest Responsibility / Charges Any guest tampering, unauthorized adjustment, misuse, excessive water loss, unnecessary service call, abnormal utility consumption, equipment damage, or chemical rebalancing caused by guest actions will be charged to the reservation.
8. No Refunds / Credits No refunds or credits will be issued for weather-related heating limitations, normal heat recovery time, or guest failure to follow posted operating instructions and house rules.

PROPERTY USE & SCREENING This property is intended for family vacations, couples, and approved guest stays only. Parties, events, team housing, group gatherings, unauthorized visitors, commercial use, and bookings where the intended use is inconsistent with a private vacation stay are not permitted without prior written approval. PROPERTY SYSTEMS & EQUIPMENT Guests shall not tamper with, disable, disconnect, relocate, damage, or interfere with any property systems or equipment including but not limited to security cameras, WiFi/router/network equipment, thermostats or HVAC controls, pool equipment or automation systems, dock or boat lift equipment, or locked owner closets, storage rooms, or maintenance areas. Tampering with or unauthorized use of any such systems or restricted areas may result in immediate termination of occupancy, forfeiture of deposits, additional repair or service charges, and/or liability for resulting damages. SECURITY CAMERAS Exterior security cameras may be present at entrances, driveways, docks, and other exterior portions of the property for security, safety, insurance, and operational purposes. No cameras are located inside private living areas or bathrooms.
