The sleeping arrangements include 3 king bedrooms (2 primary suites with en suite bathrooms), 1 queen bedroom on the first floor, and 2 themed twin bedrooms featuring Star Wars and Harry Potter themes - complete with a hidden room behind a bookcase! The Harry Potter bedroom includes bunk beds (double and twin), while the Star Wars room also features bunk beds for kids.

IMPORTANT BOOKING TERMS:
1. The max. occupancy of the home is 12 guests plus 1 baby (under 2 years). This limit MUST NOT be exceeded at ANY TIME and is strictly enforced due to the home insurance and fire regulations. Breaking this limit cancels the reservation, all guests must leave immediately, no refund of any remaining nights given.
2. Only Guests included on the reservation are authorized to be in the home. No external visits from friends or family are permitted, even if this is below the maximum occupancy, unless confirmed in advance with us.
3. Strictly no parties, events or gatherings. The Sheriff has powers to evict all guests from the home for breaking this rule, there will be no refund of any remaining nights.
4. The homeowner does not accept young adult/student groups under the average age of 25.
5. No smoking, vaping or cannabis on the property including the pool deck.
6. No EV charging from the home supply.
7. Resort and community facilities associated with the home are owned and operated by the HOA, any limits or closures are beyond our control.
8. This is a quiet residential community. Please always keep noise at a considerate level, the HOA enforces quiet hours from 10pm - 7am.
9. Resort policy is a maximum of three vehicles/drivers can be associated with the reservation. Driver names must be registered with us before your day of check-in. No street parking permitted, the HOA does tow at the vehicle owner's liability.
10. We do not accept reservations that arrive on December 25th.
11. Windsor Hills Slide and Water Park Project is officially scheduled to begin on January 5, 2026, with an estimated completion date of February 13, 2026 or earlier weather permitting. Main community pool remains open, the Sir Windsor Aqua Venture slide area will be closed for the duration of the slide renovation work.
CANCELLATION POLICY: The AirBnB cancellation policy applies to all reservations with no exceptions. We strongly recommend that you take out trip insurance. We do not offer refunds for illness, weather, travel issues, bereavement etc, so please take out your own trip coverage.

SUPPLIES PROVIDED: The home is self-catering. We provide an initial starter pack free of charge to help you on your first night that includes 2 rolls of toilet paper and 1 small soap per bathroom, 1 kitchen paper roll, 3 dishwasher tabs, 1 kitchen sponge, 3 kitchen trash bags and 1 laundry detergent tab. All provisions beyond this are the guest’s responsibility to bring with you/purchase locally. We do not supply additional/unlimited toilet paper, toiletries or cleaning products.

Bag & tie all trash & place in the trash bench in the front porch. The kitchen must be left free of waste food & used dishes. All used dishes should be placed in the dishwasher & the cycle started.
