This property has special local compliance requirements which include a signed rental agreement, ID verification, and a security hold of $2500 (which is not a traditional security deposit, just a pending transaction). As an optional alternative to the security hold, you may opt in to purchase a non-refundable damage waiver provided by a third-party insurance company. The optional damage waiver is $59 for stays up to 10 nights, with an additional $2 per day for stays longer than 10 nights. Damage waiver purchases are optional.
To make this process easy for you, we use a secure and very simple, app-free platform called Happy Guest. It is not an app, and you do not have to sign up for an account - it’s a safe and secure website. It also gives you a guest portal with all the info about the home and all of my favorite local spots.
GENERAL RULES:
• Smoking or use of illegal substances is not allowed on the property or its premises under any circumstances.
• Evidence of smoking or illegal substances on the property or its premises will result in an additional $250 cleaning fee.
DAMAGES, BREAKAGES, & EXCESSIVE CLEANING:
• We know that accidents can occur. But we kindly request that you immediately report any accidental breakages or damages to your Host.
• Guests are held responsible for any missing or broken items and any property damage and must pay the costs incurred to replace/repair damaged items.
• To avoid damages, please don’t rearrange the furniture without our permission.
• Take extra care of your personal valuables as we are not responsible for the loss of any of the guests’ belongings.
• Any personal valuables left that are requested to be returned by mail will be at the expense of the guest.
• DO NOT TOUCH POOL EQUIPMENT UNDER ANY CIRCUMSTANCES. ANYONE FOUND TO HAVE TAMPERED WITH ANY POOL EQUIPMENT WILL BE CHARGED A MINIMUM $200 FEE FOR RESETTING POOL EQUIPMENT AND ANY ADDITIONAL SERVICING.
• Should the unit be determined to be left excessively dirty beyond the point of a standard cleaning by our professional cleaning company, an excessive cleaning fee will be assessed at a minimum $250.
CHECK-IN/CHECK-OUT STANDARDS:
• Our property’s check-in time is at 4:00 PM (local time), and Guests must check out by 10:00 AM (local time).
• Please ensure you check out by this time, as our cleaning team will arrive soon after to prepare the house for the next stay. Late check-out is only possible with our prior arrangement and an may incur additional fee of $100 per hour.
• Any delay in leaving the property at the specified check-out time without approval will charge a full day’s rental to Guests.
LOCAL PROHIBITIONS:
• Please minimize noise levels between 10:00 PM and 7:00 AM to avoid any
disturbance for other residents in the neighborhood.
• Please follow the instructions regarding cleaning, garbage disposal, parking, and using shared areas in our house manual to respect our neighbors and prevent any complaints from the surrounding houses.
• In case of any confrontations or neighbor complaints, please notify us as soon as possible.
CHILDREN'S RULES:
• Guests are responsible for the safety and security of their children. Parents are in charge of supervising their children at all times, especially when using outside facilities like the swimming pool or terrace.
PET RESTRICTIONS:
• No pets are allowed at this property under any circumstances. This also includes Emotional Support Animals.
• Any guests with unauthorized pets will be charged a $250 fee.
• An additional fee of $250 will be charged if the property requires excessive cleaning due to pet, service or emotional support animal.
• Guests are held responsible for any missing or broken items and any property damage caused by a pet, service or emotional support animal. Guests must pay the costs incurred to replace/repair damaged items.
UTILITY USAGE LIMITATIONS:
• Please use water, electricity, and other utilities responsibly. We don’t accept liability for any shortages in the supply of water or electricity during your stay.
• Please make sure you switch off the lights, air-conditioning and heating, fans, or other electrical appliances when you go out.
• Avoid using power (e.g.washer/dryer) at peak hours between 3:00 PM and 6:00 PM.
• The thermostat’s ideal temperature is 72 degrees.

NO PARTIES, NO EVENTS:
• Any kind of parties and events are strictly forbidden at our property. We have a ZERO TOLERANCE Party & Event Policy. The City of Tempe & Scottsdale take noise disturbances very seriously and can result in fines & the removal of this listing from the various platforms. Guests responsible for all fines or fees incurred during their stay.
• Small gatherings are prohibited without prior approval and complete compliance with the noise and neighborhood rules.
NUMBER OF GUESTS STAYING
• In no circumstances should overnight accommodation be provided for guests other than those registered. Any overnight visitors or guests not reported and approved will be considered a breach of contract.
• Additional overnight guests must be approved in advance and may be subject to an additional fee up to a full day's rental per guest.
• It is the responsibility of Guests to ensure that their visitors also respect our house rules.
• Hosting parties or groups larger than 12 is forbidden. Violations of this policy will result in a fee of up to $500 + damages.
