We reserve the right to place a $500 security deposit hold to be processed by the host on the guest’s credit card. Per Airbnb Terms and Conditions Hosts who manage their listings with API-connected software can set a security deposit or security deposit hold using our offline fees feature

We do not permit any Airbnb services or experiences on this property, including third-party bookings made through the Airbnb Experiences platform. Any guest who attempts to host or bring an Airbnb-related Service or Experience onto the premises without our prior written approval will have their reservation cancelled immediately, with no refund issued.

All guests must sign and agree to all terms in the rental agreement OCCUPANCY MAX 10. If you bring more humans than agreed upon by your reservation you will be asked to leave without a refund In no event shall the Rental Property be occupied by more persons than the capacity of the property as stated on the website or the confirmation letter, without prior approval by Owner. No fraternities, school, civic, or other non-family groups are allowed unless the Owner grants prior approval. In no event shall Guests assign or sublet the Rental Property in whole or in part. Violations of these rules are grounds for expedited eviction with no refund of any kind. Guests hereby acknowledge and grant specific permission to Owner to enter premises at any time for inspection purposes should Owner reasonably believe that Guests are causing or have caused any damage to Rental Property. Guest further agrees to grant Owner access to Rental Property for purposes of maintenance and repair. If listed "For Sale", Guests agree to grant access by scheduled appointment upon notification.

PARKING: Maximum of 4 cars.

BOAT DOCK: The boat lift is not for guest use. You can pull up to our side of the dock to load and unload. Do not leave your boat or personal watercraft tied to the side of the dock. We are on the main channel and not in a cove. The waves will cause damage to your boat or watercraft and the dock if it is left tied up for long periods of time. Trust me we learned this the hard way ONCE.

In accordance with Lakewood Estates HOA guests Must be 25+ to book and must be a member of the group staying at the property. All guests must be 25+, except children accompanied by their parents. Booking guests must be verified with a Government Issued ID. The person making the booking will be required to submit ID prior to arrival. We do not allow third-party bookings. The person booking the property must be staying at the property

HOUSEKEEPING: Place all trash in the trash containers at the end of the driveway.

SMOKE: Absolutely NO SMOKING or drug use on the premises

PETS ARE ALLOWED. Guests must disclose pets upon reservation or prior to arrival. If any pet(s) are found in or about the Rental Property and the owner was not made aware it will be grounds for expedited eviction and forfeiture of all monies paid.

No refunds will be provided due to inoperable appliances, AV, fireplaces, etc. The Owner will make every reasonable effort to assure that such appliances will be and remain in good working order. No refunds will be given due to power blackouts, water shortage, flooding, snow, construction at adjacent properties, or mandatory evacuations of the area by county officials due to hurricanes or other potentially dangerous situations arising from acts of god or nature. AV and Gaming Equipment. At no time should guests disconnect or reconfigure AV and Gaming equipment. Guest is responsible for all shipping costs for any Lost and Found items that Owner is requested to return to Guest. Items found and not claimed within 30 days will be disposed of at the discretion of the Owner. Linens and towels are supplied. Guest is responsible for lost or damaged items at the current market value replacement cost for such damaged or lost linens or towels. SECURITY CAMERAS are in use at the property. Cameras are placed at the entrance of the property and pointing toward the parking area. No security cameras or recording devices are inside the home. Tampering with security cameras is grounds for expedited eviction and forfeiture of all monies paid. The Rental Property may offer access to recreational and water activities, including but not limited to canoes, bicycles, and swimming. Guest fully understands and acknowledges that outdoor recreational and water activities have inherent risks, dangers and hazards. Participation in such activities and/or use of equipment may result in injury or illness including, but not limited to bodily injury, disease, strains, fractures, partial and/or total paralysis, death or other ailments that could cause serious disability. Guest agrees to fully indemnify and hold harmless the Owner and any and all agents, employees, or contractors for any injury or damage caused by these activities, whether caused by the negligence of the Owners, the negligence of the participants, the negligence of others, accidents, breaches of contract, the forces of nature or other causes foreseeable or unforeseeable. Guest hereby assumes all risks and dangers and all responsibility for any losses and/or damages, whether caused in whole or in part by the negligence or other conduct of the Owners or by any other person. Guest hereby voluntarily agree to release, waive, discharge, hold harmless, defend and indemnify Owner and any and all agents, employees, or contractors from any and all claims, actions or losses for bodily injury, property damage, wrongful death, loss of services or otherwise which may arise out of my use of Rental Property facilities, equipment, or activities. Guest further assumes full responsibility for the actions of any and all persons whom he may allow to enter the property during the rental period and indemnifies Owner from any and all claims arising from such other persons.

-We share a dock with our neighbors. The slips and cradles are made specifically for our boats and unfortunately, we cannot allow access to them. You can relax on the dock, swim, paddle board, fish or kayak. PARKING MAX 4 Cars are allowed to park in the driveway. No parking on the street is allowed.
