Smoking of any kind—including tobacco, cannabis, vaping, or e-cigarettes—is strictly prohibited inside the home on the property. If you smoke inside the home, the fine is $2,500. Smoking outside must be done responsibly, with all smoking waste (e.g., cigarette butts, vape cartridges) properly disposed of. If smoking waste is not disposed of properly, a $1,000 fine will be imposed. Parties or events of any kind are not allowed at the property. The home is reserved for quiet enjoyment by the registered guests only. $2,500 fine minimum if you throw events or parties in the property.
 Pets are not allowed in the home or on the property. Fine $2,500 if you bring a pet in to the property. The maximum occupancy for this home is 4 people, including both overnight guests and visitors. At no time should the total number of individuals in the home exceed 4. Notify the host of all family members and friends who will be staying or visiting the property during the reservation. All guests, both staying overnight and visiting, must be listed on the pre-arrival form. To help maintain a clean and comfortable environment, no shoes are to be worn inside the home. Please bring your shoes inside but kindly remove them at the door. This helps keep the space tidy for all guests.
 Bicycles and any outdoor equipment are not permitted inside the home. Please store all bicycles and equipment outside to maintain a clean and safe environment for all guests.
 Guests are expected to keep the home in a neat and tidy condition during their stay. Please return all furniture to its original location upon checkout. Check-in is between 4:00 PM and 8:00 PM. The host will not be available to assist with any issues accessing the home past 8:00 PM. If you anticipate a late check-in, please notify the host in advance. Check-in instructions, including the keycode to enter the home, will be sent at 4:00 PM. Early check-ins may be arranged only if no guests are checking out the same day and will incur an additional fee. Please contact the host in advance if you wish to inquire about an early check-in. THERMOSTAT / TEMPERATURE RULE

The thermostat may be adjusted within the following range: no lower than 68°F for cooling and no higher than 78°F for heating. These limits protect the HVAC equipment and help us keep the property well maintained for all guests. Our thermostats are monitored and settings are recorded.

If the thermostat is operated outside this range and an HVAC service call or repair becomes necessary as a result, the guest who booked the reservation is responsible for those costs. Charges will be requested through the Airbnb Resolution Center with the technician's invoice attached.

EXTERIOR MAINTENANCE DISCLOSURE - Routine exterior maintenance, including lawn care, landscaping, and any contracted work on the grounds or exterior of the property, may be performed during your stay without advance notice. This work is limited to the outside of the property and does not affect your private interior space in any way. By booking, guests acknowledge and accept that periodic exterior maintenance is a normal part of property upkeep.
