🏡 HOUSE RULES & IMPORTANT INFORMATION

Please read carefully before booking.

🚫 NO PARTIES OR EVENTS

To help maintain a peaceful environment for our guests and neighbors, parties and events are not permitted anywhere on the property.

Friends and family are welcome to visit during the day; however, only the guests listed on the reservation may stay overnight. Please keep noise levels respectful at all times, especially after 10:00 PM in accordance with local quiet hours.

Any unauthorized gatherings, excessive visitors, or disruptive behavior may result in the immediate cancellation of the reservation without a refund. Thank you for helping us preserve a quiet, comfortable stay for everyone.

🚽 SEPTIC SYSTEM

This home is on a septic system. Please flush toilet paper only — nothing else (no wipes, paper towels, feminine products, etc.).

If the septic system becomes clogged due to improper use during your stay, the cost of plumbing service and repairs will be charged to the guest.

🐾 PET POLICY

We are pet-friendly, but a pet fee is required. Please make sure the correct number of pets is added to your reservation so the fee is applied automatically.

• Dogs only — no cats • All pets must be house-trained • Pets must be treated with flea & tick prevention at least 3 days prior to arrival • Pets must be crated if left alone in the home (crate provided) • No pets on beds (white linens). Pets may use the couch only with the provided pet blankets • All pet waste must be cleaned from the yard before checkout (bags provided) • Any pet-related damage or excessive cleaning will be the guest’s responsibility

If fleas are found after your stay, the full cost of treatment will be charged to the guest.

🚭 NO SMOKING

No smoking of any kind inside the home. Violation will result in a $150 smoking fee.

⏰ CHECK-IN / CHECK-OUT

• Check-in: Anytime after 4:00 PM • Check-out: By 10:00 AM • Self check-in with smart lock / lockbox

Late checkout without approval will result in a $75 fee.

🔑 OCCUPANCY & VISITORS

• Only registered guests may stay overnight • Friends and family may visit during the day, but no unregistered overnight guests • No excessive or unregistered guests • No mailing packages to the home

Additional guests beyond the reservation will be charged $50 per guest.

🗑️ TRASH & CLEANING

Please place all trash in a bag and then place it in the outdoor bear-proof trash can. Please do not throw loose trash directly into the cans — our cleaners must remove it by hand.

If loose trash is found, a $25 fee will be charged as outlined in our house rules.

Before checkout, please: • Wash your dishes • Take out the trash

This helps us keep cleaning fees low — thank you!

Excessive cleaning required due to trash or mess left behind will result in a $150 excessive cleaning fee.

🔥 FIRE PIT & GRILL SAFETY

• Never leave a fire unattended • Fully extinguish the fire before leaving or going to bed (use the hose) • Please scrape the grill after using it so it’s clean for the next guest

And most importantly — have fun, make some s’mores, and great memories!

🛋️ SLEEPER SOFA

If you use the sleeper sofa, please leave it open at checkout so our cleaner knows it was used and can properly clean and sanitize it.

🪜 STAIRS

Access to the loft and upstairs bedrooms requires climbing stairs. The primary bedroom and bathroom are located on the first floor.

📷 SECURITY CAMERAS

For safety and property protection, we have: • A front door Ring doorbell camera • A front driveway floodlight camera

These are not monitored continuously and are only reviewed if needed for guest assistance, damage, or security. There are no cameras inside the home or in any private areas.

🚫 ILLEGAL ACTIVITY

No illegal substances or illegal activity are permitted anywhere on the property.

🧺 FEES & PENALTIES (CHARGED VIA AIRBNB)

The following may be charged against the security deposit and submitted through Airbnb:

• Stolen towels: $10 per towel • Smoking inside: $150 • Lost keys / rekeying: $50 • Late checkout (after 10 AM without approval): $75 • Excess guests: $50 per guest • Excessive cleaning: $150
