Important: We are committed to protecting our properties and staying compliant with short-term rental regulations. As part of our protection plan, included in your booking price, you will be required to complete an independent third-party verification through Truvi. Before your booking begins, you will be contacted via email and/or text to confirm your details and complete the verification process.

To ensure a smooth check-in experience, you'll also be asked to review and sign the House Rules, Emerald Stay Terms & Conditions, provide a copy of your ID and credit card details for incidentals and reason for visit via the Guest App Link sent in your reservation confirmation. Please make sure to complete both steps at least 24 hours before your arrival to receive your arrival instructions.

Please note that payments over $1,000 require a quick verification step. Guesty Pay Protect will contact you via email before your payment is processed to complete this verification. If the verification isn’t completed within 15 minutes, the reservation will unfortunately be canceled due to non-payment.

House Rules:

• Up to 6 guests are allowed.
• There are 2 king beds and 1 queen pullout for your use.
• The primary guest must be at least 21 years old and present for the entire reservation.
• Quiet hours are from 10 PM - 7 AM
• If any furniture is moved, please place it back in the original space where it was found.
• Please be respectful to your neighbors and other guests in the complex.
• In the event that you need to use the hard key, please place it back in the lockbox before departing. Failure to return any keys used to the lockbox will result in a $50 replacement fee per key.
• Please note that we do not have access to the locked mailboxes at this property. We kindly ask that you do not have any mail or packages delivered to the home during your stay, as we cannot retrieve them on your behalf.

Pet Policly:

• Pets are not allowed at this vacation rental.

Fire and Safety Precautions:

• No smoking inside or outside. Fees may apply.
• Fireworks are not allowed.

Communal Amenities (First-come, First-serve basis): Sauna and Cold Plunge - Access is limited to 2 people at a time. Please reach out to us for the access code. Gym - Access is limited to 2-4 people at a time. Please reach out to us for the access code. Gym is closed every Monday. Barbecue Grills - Please turn off the propane tanks after each use. Grilling tools are available to clean the grills once you’re finished. Fire Pit - We kindly ask you to bring your own supplies and extinguish any flames/coals after each use. The fire pit must remain in its designated area and should not be moved. Please adhere to any county burn ban in effect. You can check for burn bans on the Texas A&M Forest Service website. Pickleball Court - There are 4 Pickleball Paddles and balls in the unit. Please ensure to return them after use.

Trash Rules:

• Please place all trash in the designated trash bins/cans. No plastic bags in recycling. Trash is collected Sunday – Thursday at 8 PM. Please ensure all trash is placed in the black bin and set outside your door before collection time.

HVAC Rules: Please do not set the home's thermostat above 76 (heating) or below 68 (cooling). To avoid overloading the system, please adjust the thermostat by no more than 2 degrees per hour and keep the doors and windows closed as much as possible. If you encounter any issues, don’t hesitate to contact us.

As you may know, Texas is home to plenty of bugs, especially during cricket season. You may notice a few more of them around September and they’re completely harmless, though we understand they can be a bit pesky. Rest assured, we take proactive measures to manage them, and it shouldn’t pose a problem during your stay. To help keep them outside, please keep all windows and doors closed, especially in the evenings. If you happen to notice any inside, feel free to use the bug spray provided under the sink.
