The Hemingway was exquisitely designed for the discerning traveler seeking a truly luxurious experience with access to resort amenities. That being said, to maintain the quality and experience for all guests, we have some rules we expect our guests to follow including: *** A digital rental agreement must be signed and completed prior to arrival. This includes providing a photocopy of a legal ID and a verification selfie. If you have any questions or concerns, let us know in advance. *** No smoking. At all and of any kind (tobacco, vapes, marijuana, etc.). There is a lot of costly material in the home that would absorb the scent and be permanently damaged. If you need to smoke, please go to one of the resorts designated smoking areas (does not include the balcony). If there is any smoke damage determined at our discretion, we reserve the right to charge a $250 penalty. *** No parties. The max occupancy is 4 guests overnight and 2 additional guests during the day. We have pre-set quiet hours of 10PM to 8AM. This way we can respect our neighbors and avoid any unintentional damage to the rental. The resort is very strict and will end reservations early if there is a party. If this happens, we will not refund the remainder of the stay. ✔Minimum Age: The booking guest must be at least 18 years of age to check-in. Anyone under 18 will be refused entry and your reservation will be cancelled without a refund. Security will request an ID upon arrival. ✔ CHECKOUT/CHECK-IN PROCESS. Unless otherwise stated in the listing, all check-in times are 4PM EST and checkout times are 11AM EST. Unauthorized late checkouts or early check-ins will result in a charge of $35 for every 30 minutes (rounded up). Ex. if you have not left by 11:45AM you will be charged $70. Depending on availability and subject to the team's approval, you can request for an early check in or late checkout. For early check-in and late checkout requests, the fee is $20/hour when approved in advance and paid before check-in/checkout. Fees: - Cleaning fee (maintenance and housekeeping) - Service fee helps cover the cost of secure transactions, product development, and 24/7 customer service. - Resort fee usually covers the cost of providing certain amenities to guests, such as the pool or fitness center, Wi-Fi, toiletries, and other property maintenance costs. -Taxes such as VAT, city and sales tax.

• Please note that fees may not be included in the total when booking through third-party platforms. We reserve the right to collect these fees separately "IF" they are not reflected in the initial booking total. ✔ PAYMENT PROCESSING FEE. ALL TRANSACTIONS, including refunds, will incur a 3.7% processing fee applied by our payment processor; this fee is not refundable.

• PETS: We love pets, but the HOA does not. So not pets except for service animals. There is a security gate at the entrance and they won't let you enter if they observe a pet. Sailport permits Emotional Support and Service Animals with prior notice, written approval from the Manager, and supporting documentation provided to security upon arrival. A $100 pet fee applies. Pets are not allowed on beds or couches. Unauthorized pets incur a $250 penalty per pet and possible reservation cancellation without refund. Guests must clean up after pets; failure to do so results in a $50 penalty. Regular household pets are not allowed. Manager reserves the right to remove any pet for inappropriate behavior. ✔ ITEMS LEFT BEHIND. If a guest leaves personal items behind and requests their return, they are responsible for a $15 service fee plus packaging and shipping costs. We are not responsible for any loss or damage to left items once the guest has departed. ✔ WEAPONS. Unless requested and approved in advance in writing, we do NOT ALLOW any lethal weapons on our properties. A violation of this rule will result in immediate removal from the property along with no refund and a penalty of $250. If granted permission, the weapon must be licensed and safely secured at all times. ✔ LOCKOUTS. In the case of a lockout (except in the case of a lock dying due to batteries) we reserve the right to charge a $125 fee for helping gain re-entry. If the lockout is outside regular business hours (Mon – Fri, 8 AM - 8 PM) the fee will be $200. ✔ We reserve the right to approve date changes requested outside the full refund window. If approved, a "date change fee" of 10% of the total reservation (including fees and taxes) or $100—whichever is less—will apply, with a minimum fee of $35. This applies only to stays of 5 nights or less. Longer stays may have different fees and restrictions. Lastly, the home was decorated with expensive finished and decor. This was so our guests felt truly emersed in the experience and transported to another time. So please (please) be mindful when staying! Definitely sit at the typewriter and snap some shots, but don't rapidly click it (mostly because nothing is going to happen, there's no ink)! Thanks! ✔ NOISE POLICY: Please note that weekday daytime noise (Monday to Friday, 8 AM - 6 PM) is possible due to neighbors’ projects or renovations and other activities, which are unpredictable and beyond our control. While we do our best to inform guests of potential noise in advance, we cannot guarantee a noise-free environment and do not issue refunds for such disturbances. Thank you for your understanding. ✔ TV Subscriptions & Apps Guests are required to log in and out of their own accounts when accessing streaming services or smart TV apps. Please refrain from launching or purchasing any new subscriptions on the TV. Any unauthorized subscriptions or charges will be billed back to the guest at the cost of the subscription plus a $25 service ✔ A/C Instructions: Please keep the thermostat set to “AUTO” mode and do not set the temperature lower than 71°F to prevent system issues. ✔ The resort fee is a damage waiver that covers up to $500 in damages during your stay (excluding linens, towels, and small decorative items). This is instead of having to pay a damage deposit of $500 and have a credit card on file. Guest may still be liable for damages beyond $500 or those not covered by the waiver. ✔ ITEMS LEFT BEHIND.
